That is a genuine family-house programme rather than a compact suburban layout with a few enlarged rooms. Resale listings also include extended and heavily upgraded homes, giving buyers a choice between something closer to the original specification and properties that have evolved over time.
Clear project identity
The key research advantage is knowing exactly which project is being discussed. This Perfect Masterpiece Rama 9 is the Prawet estate beside the motorway and Stamford International University. Perfect Masterpiece Rama 9–Krungthep Kreetha is a separate, newer development farther east. Keeping them apart prevents the most common error here: mixing prices, plans, coordinates and completion data from two similarly branded estates.
Road-first connectivity
The motorway corridor is immediately accessible and PropertyHub places Airport Rail Link Ban Thap Chang at roughly 3.3 km. That works well for households driving around eastern Bangkok, Pattanakarn, Rama 9 or toward Suvarnabhumi. The trade-off is equally clear: rail is useful but not walk-out-the-gate convenient, so a car, taxi or other first-mile connection remains part of everyday transport.
A lived-in estate
This is a completed, occupied community with active sale and rental stock, not a promise on a masterplan. Buyers can inspect the streets, landscaping, clubhouse area and neighbouring houses as they exist today. The mature status also means that renovation quality, systems, roofs, pools and extensions can vary significantly from house to house, making technical inspection more important than the project brochure.
Real resale comparisons
Current listings span a wide range of prices and specifications, from the THB 25 million lower anchor used here to much larger and more expensive homes. That range should not be read as a return forecast. Its value is practical: buyers can compare several live properties and separate the value of land, usable area, renovation, private amenities and legal documentation instead of relying on one headline project price.
About the project
Perfect Masterpiece Rama 9 is an established gated estate of detached two-storey houses in Prawet, eastern Bangkok. Identity matters here because there is another Property Perfect scheme with a closely related name: Perfect Masterpiece Rama 9–Krungthep Kreetha in the Lat Krabang/Khlong Song Ton Nun area. The project covered in this dossier is the older Prawet community beside the Highway No. 7 parallel road and Stamford International University. DDproperty, PropertyHub and ThinkOfLiving all identify the Prawet project as a Property Perfect development with 165 homes. When checking a listing or title packet, the name alone is therefore not enough; the Prawet address and project identity should be matched together so that information from the newer Krungthep Kreetha project is not imported by mistake.
This is now a resale market rather than a new launch with one developer price list. On 3 September 2026, PropertyHub displayed four homes for sale and several dozen rental listings, while DDproperty showed three sale listings and sixteen rentals on its project page. Those counts change and differ by portal, so they should not be treated as a demand or liquidity statistic. What they do show is that there is an active pool of privately offered homes. That matters because two houses in the same estate may have very different renovation standards, furniture, private pools, extensions, plot positions and maintenance histories even when they started from the same original plan.

The original product mix is substantial by Bangkok suburban standards. DDproperty records four named house designs. Embassy is listed at 255 sqm on 110 sq wah of land with four bedrooms, four bathrooms and two parking spaces. Empress is 305 sqm on 125 sq wah with four bedrooms, five bathrooms and three parking spaces. Emperor is 393 sqm on 150 sq wah with five bedrooms, six bathrooms and four parking spaces, while Empire is 475 sqm on 173 sq wah with five bedrooms, six bathrooms and four parking spaces. Staff accommodation is also included in the plan descriptions. Current resale stock does not always match that catalogue neatly: active listings include three-bedroom houses and homes with floor areas well above 475 sqm. Treat the catalogue as the original design reference, not a guarantee of the specification of a resale property.
The location works primarily for car-based daily life. The estate sits beside the Bangkok–Chonburi motorway corridor, and the historical Homenayoo route places the entrance next to Stamford International University. PropertyHub's current location data also puts Stamford at roughly 370 metres, the motorway immediately nearby, Airport Rail Link Ban Thap Chang at about 3.3 km and Samitivej Srinakarin Hospital at about 3.9 km. That combination suits households that regularly move through eastern Bangkok, Pattanakarn, Rama 9 or the airport corridor. It is less convincing for someone who wants to walk to rail transit every day: the rail connection is useful, but it is still a short drive rather than a doorstep station.
Shared facilities are consistently reported at a broad level, even though portal checklists contain generic items that should not be accepted blindly. The sources repeatedly support a clubhouse, swimming pool, fitness facilities, sauna, landscaped areas and controlled security. Homenayoo's older project profile describes SECOM security, key-card access and in-house magnetic and motion sensors, while DDproperty describes a clubhouse setting around a lake and family-oriented green space. For a resale decision, the present condition of those facilities is more important than the original brochure. A buyer should check which amenities remain operational, how they are maintained, who controls access and what current common charges apply to the specific plot.
Pricing has to be read house by house. The lower anchor used in this record is THB 25 million from a PropertyHub listing checked on 3 September 2026: a three-bedroom, four-bathroom, two-storey house on 100 sq wah with a stated 241 sqm of usable area. The same portal also showed homes at THB 33.9 million, THB 98 million and THB 105 million, while DDproperty's project page showed a current sale range of THB 35–65 million. That spread is not unusual for a mature estate with large plots and extensively modified homes, but it means there is no meaningful single 'project price'. Comparison should focus on land size, actual internal area, renovation quality, private-pool additions, furniture, engineering condition, plot position and legal documentation.
The completion timeline is not perfectly clean. DDproperty, PropertyHub and ThinkOfLiving currently label the project as completed in 2019, and that is the working completion year stored in the registry record. However, Homenayoo published a profile of the same Prawet project in August 2013 and referred to a 2014 schedule. The identity indicators align — the name, Property Perfect, Prawet, Stamford access and shared-facility story — so this does not appear to be a different estate. The sources are more likely using different definitions of launch, phase delivery or final completion. For today's buyer the practical status is clear: this is a completed, occupied community, but the construction year of the selected house should be verified from that property's documents and technical history.
Ownership deserves a separate legal check, especially for a foreign purchaser. Marketplace listings label the houses as freehold, which describes the tenure being offered by sellers who can legally hold the land. It does not override Thailand's general restrictions on foreign land ownership. A foreign buyer normally cannot put Thai land directly into their own name, subject to narrow statutory exceptions. Before paying a deposit, the buyer should obtain the title documents for the exact land parcel and building, confirm the registered seller, review encumbrances and establish a legally available ownership or lease structure. We did not find evidence of one standard foreign-buyer lease arrangement that applies across the entire Perfect Masterpiece Rama 9 estate, so the transaction structure must be determined property by property.
