Why this project is worth a look

Title area versus usable space

The defining feature is the gap between registered condominium area and the amount of space a high-ceiling layout can provide in practice. A 24–30.5 sqm title area can be marketed with substantially more usable floor space once an internal upper level is included. That can be attractive for day-to-day living, but buyers need to know exactly what is legally registered, what was approved in the original design and how the listing agent has measured the advertised area.

Several products under one name

Standard residences, the Cassia-branded section, pet-oriented floors, co-living layouts and elderly-oriented rooms create a wider choice than a conventional condominium. The same variety makes due diligence more important. Two units of similar size can sit under different access rules, management structures or service charges. The residential zone and legal registration should be identified before price comparisons are made.

The Pink Line is operational

When Landmark @Grand Station launched, the Pink Line was still future infrastructure. It is now in service, reducing the location's dependence on road travel alone. That improves the practical case for the area, but it does not turn eastern Bangkok into a central-business-district location. The useful test is the buyer's actual door-to-door journey to work, school and regular destinations rather than simply having a station nearby.

A genuine mixed-use programme

Retail, dining, office space, convention facilities and residential amenities were designed into one complex. For some residents that can reduce the need to travel for everyday services or meetings. It also creates a more complicated operating structure than a single-purpose residential tower. A purchaser should establish which facilities belong to the selected zone, what access rights come with the unit and which services carry separate charges.

Completion is unit-specific

Building B's structure was officially reported at 100% by May 2026, but architectural and MEP works were still incomplete in the developer's latest published progress update. For a buyer, the relevant questions are therefore whether the exact unit can legally transfer, whether its title is ready, what remains unfinished around it and which shared areas are operational. A broad portal label such as 'completed 2026' is less useful than that unit-level evidence.

About the project

Landmark @Grand Station is a 23-storey mixed-use development by Siamese Asset on Ram Inthra in Khan Na Yao, eastern Bangkok. It is not a Bang Sue or Tao Poon project. Thailand’s official EIA database places Landmark @ Grand Station B on Ram Inthra Road in Khan Na Yao subdistrict and district, Bangkok 10230, while the detailed launch review locates the site at Soi Ram Inthra 64. Fashion Island, The Promenade and the operating Pink Line are the relevant local anchors. That geography changes the buyer proposition completely: this is an eastern Bangkok retail-and-transit location, not part of the central-northern rail hub around Bang Sue.

The development was conceived as more than a conventional condominium tower. Siamese Asset’s current project website still presents several residential concepts: standard residential units, pet-oriented homes, co-living layouts, elderly-oriented rooms and branded residences under Cassia by Banyan Tree Group. The mixed-use programme also includes a business centre, convention hall, restaurant and shopping areas. Think of Living’s detailed project review described two clearly separated residential zones within the same high-rise complex, Siamese Residence and Cassia Residence, with distinct common areas. A buyer therefore needs to identify the exact zone, not merely the project name, because service model, access rights and recurring charges may differ.

The consumer-facing project specification is 988 residential units. That figure appeared in the detailed launch review, is still used by DDproperty, and was broken down in Siamese marketing material as 456 Siamese Residence units and 532 branded-residence units. The regulatory structure is more complicated. Thailand’s EIA database lists Landmark @ Grand Station B and Blossom Condo @ Grand Station A as separate approved reports under Siamese Asset, and older corporate filings used a different project-unit scope for Landmark At Grand Station B. For the public Landmark @Grand Station product, 988 is therefore the best-supported working figure, but legal due diligence should identify the exact registered condominium and building section of the unit being purchased.

Construction status is the biggest current caveat. A simple 'completed in 2024' label is not supported by the latest primary evidence. Siamese Asset’s project website, in its most recent published construction update dated 1 May 2026, showed Building B at 93.92% overall completion: structure 100%, architectural work 86.70%, MEP 88.95% and automated parking 99.59%. The government EIA record also continued to describe Landmark @ Grand Station B as permitted and under construction. At the same time, current property portals advertise units for sale and rent and use 2026 as the completion year. The registry therefore uses topped-out rather than completed: the structure is finished, while the last official progress report still showed material works outstanding.

The unit concept is unusual because headline usable space can be materially larger than the registered title area. The original residential range used three base layouts. Flexi was marketed at 24 sqm of title area with about 38.5 sqm of usable space; ECO at 24.5 sqm and about 39.5 sqm usable; Grand at 30.5 sqm and about 49.5 sqm usable. Standard units were designed around a ceiling height of approximately 4.15 metres, while the co-living format was presented at 4.9 metres. That makes the legal area particularly important. A resale advertisement may describe a mezzanine-based Grand unit as a larger one- or two-bedroom home, but the condominium title does not automatically expand with the fitted upper level. Buyers should compare the title deed, approved plan and actual internal construction.

The amenity programme goes well beyond a small residential pool deck. The original floor plan put separate lobbies, retail and all-day dining on the first floor, office units, a members' club and convention space on the second, automated parking on an intermediate level, and the main residential facilities on the third. Pet-oriented residences were allocated dedicated floors and lift handling, co-living units another set of floors, while the roof was planned with a sky garden and a restaurant on the branded-residence side. The current official website continues to advertise the business centre, convention hall, restaurant and shopping component. The benefit is convenience; the practical question is how access, management and service charges are divided between the different zones once a specific unit is selected.

The location has also changed materially since the project was launched. The 2021 review discussed the Pink Line as future infrastructure and put the station near Fashion Island at roughly 450 metres from the project. MRTA records the Khae Rai–Min Buri Pink Line service launch on 31 December 2023, and the line runs along Ram Inthra Road. Fashion Island and The Promenade remain major retail anchors, while the outer ring road gives the area strong road connectivity. This is not central Bangkok, and a commute to Sukhumvit, Silom or Sathorn can still be substantial. The more relevant appeal is eastern-Bangkok connectivity: large-scale retail, rail access and major roads within the same district.

As of 7 October 2026, DDproperty shows active sales roughly from THB 2.44M to THB 10.5M and asking rents from THB 16,000 to THB 38,000 per month. Such a wide spread is unsurprising in a project containing different zones, sizes, floors and service concepts. The cheapest listing should not be treated as comparable with a larger high-floor unit or a branded residence. Buyers should also distinguish a full sale price from advertisements that merely quote the cash needed to take over a booking or contract. A useful comparison set here is narrow: same residential zone, similar registered area, comparable floor and view, and the same ownership and handover status.

Ownership format

For a residential unit legally registered within a condominium, a foreign buyer can hold freehold title within the statutory foreign-ownership quota. Before purchase, the condominium juristic person should confirm which registered condominium section the selected unit belongs to and whether foreign quota remains available for that unit. In a mixed-use scheme combining standard and branded residences, the same ownership assumption should not automatically be applied to every component.

The smallest original format. The high-volume interior creates substantially more usable space than the registered title area. Price-per-square-metre comparisons only make sense if the same area basis is used throughout; registered title area and expanded usable area should never be mixed without explanation.

ECO — 1 bedroom
24.5 sqm title area / about 39.5 sqm usable space

A slightly larger version of the same spatial concept. The registered-area difference from Flexi is modest, so the practical decision depends on the actual plan, stair position, upper-level headroom, window arrangement and storage. Resale agents may omit the original type name, making the floor plan more reliable than the listing label.

Grand — 1 bedroom
30.5 sqm title area / about 49.5 sqm usable space

The largest of the three original base plans and the one used for the elderly-oriented concept in the launch design. Some current listings describe roughly 49.5 sqm of usable space as a two-bedroom product, so bedroom count should be checked against the exact layout and registered area against the title deed.

Original project material distinguishes registered title area from expanded usable space created by the high-ceiling configuration. Listing portals do not always explain the distinction, and Grand units can be marketed with different bedroom counts. The title deed and approved plan of the specific unit should take priority in a transaction.
