Why this project is worth a look
A house with a plot
Three-bedroom townhouses offer a private entrance, two levels and parking at home, rather than a condominium lift and shared corridors. The trade-off is narrower plots, adjoining walls and responsibility for your own building. Compare the actual lot as carefully as the floor plan.
Transport with a last mile
Min Buri on the Pink Line is operating, but Pruksa places it around 3.3 km away. The closer reference to the Orange Line depends on a service scheduled for 2028. Daily life here is easier to judge from current road and transport options, not the name of the development.
More than one floor plan
The published options range from compact 110-sq-m townhouses to larger multi-bedroom homes and three-storey shophouses. A courtyard, wider frontage or extra parking space can matter more than a modest change in indoor area. Older sources disagree on some model names, making the signed plan essential.
Amenities inside the estate
The developer describes a clubhouse, saltwater pool, fitness spaces and places for children to play or adults to exercise. These could be useful facilities for residents who spend much of their week locally. Their present condition, rules and ongoing cost cannot be assumed from a launch brochure.
Title changes the decision
A townhouse plot is not covered by the foreign ownership quota used for condominiums. Most foreign individuals cannot directly own Thai land, and no project-specific leasehold package was verified. The legal interest, remaining term and land documents determine whether an otherwise attractive house is a workable purchase.
About the project
The Connect Minburi Station – Nimitmai is a low-rise housing development in eastern Bangkok, not a condominium attached to a railway station. Its principal product is the two-storey townhouse, with semi-detached homes also mentioned in the developer's current description. Three-storey commercial units occupy the street-facing part of the scheme. Foreign buyers, in particular, need to establish what legal interest they can hold before comparing layouts.
The name leads with “Station”, but residents do not step out of their front door onto a train platform. Pruksa gives approximately 3.3 km to Min Buri station on the operating Pink Line and 2.5 km to Yaek Rom Klao on the Orange Line. The Pink Line has carried passengers since the end of 2023. The eastern Orange Line, meanwhile, is scheduled by Thailand's rail authority for January 2028; that is a future service, not one available for today's commute. Anyone planning a car-free life here needs a realistic last-mile journey now, rather than a route based on a rail map of the future.

The development fronts Nimit Mai Road in Min Buri subdistrict and district, Bangkok 10510. The 2024 brochure gives that road-level address without a single street number for the whole estate. Its directions use the area around Nimit Mai Soi 3 as a useful reference, while a separate property review provides a mapped point for the scheme. This is worth distinguishing from the many other developments with Min Buri in their marketing name.
Pruksa Real Estate is the developer, with the project appearing in its parent company's official June 2024 launch records. Those records give 355 units across the development. The brochure specifies a landholding of 33 rai, 3 ngan and 24 square wah, while the current sales page rounds it to 33 rai. Scottish, Welsh, Irish, English and similarly named layouts are different home designs offered under one development identity, rather than independently evidenced housing phases.
Location makes most sense when considered against a household's recurring journeys. Nimit Mai Road feeds into routes towards Suwinthawong, Ram Inthra and the wider eastern road system, giving drivers more than one direction of travel. But a connection on a map does not reveal traffic queues, right-turn restrictions or where a driver must make a U-turn. A buyer whose office is on the opposite side of Bangkok may experience the address quite differently from a family whose schools and workplaces are already in Min Buri. There is no reliable single commuting time for both.
The developer's local directory lists Lotus Min Buri at roughly 3.1 km, Nawamin 9 Hospital at 4.2 km and Interkids Nimitmai School at 1.6 km. These are practical references, not a claim that shops, healthcare and classrooms are all within an easy walk. For parents, the exact location of a school gate and the morning drop-off congestion may matter more than the brochure's distance.
There is an understandable appeal to a townhouse here: separate bedrooms, a private entrance and space to park without moving into a detached villa. Yet floor area and land area can be confused in property listings. The smallest documented design has about 110 sq m of usable accommodation on a plot starting at 17 square wah. They are two different measures. A home can provide two levels of interior space while leaving little outdoor area beyond parking and a narrow rear yard.
The entry-level Scottish layout is identified in Pruksa's original brochure as a two-storey, three-bedroom, three-bathroom townhouse. Its 5.2-metre frontage and two-car parking arrangement fit a more compact family home, rather than an individually detached house. On paper, the third bedroom offers useful flexibility for a child, visiting relative or home office. In practice, it is worth checking the ground-floor circulation: where shoes, household supplies and laundry equipment will live when the lounge, dining area and kitchen are all occupied on an ordinary weekday.
Scottish Plus changes the balance. The official brochure associates it with a 5.4-metre frontage, a plot starting at 19 square wah and roughly 125 sq m of usable space, along with an open kitchen and an additional courtyard element. That extra outside space may be valuable for utility tasks or a place to sit away from the parked vehicles. It is not enough to assume that every three-bedroom unit with a similar advertisement has the same courtyard.
The project's older launch review described Welsh and Irish versions at approximately 125 sq m, and Scottish-S at 138 sq m with three parking spaces. The developer's brochure instead labels a 125-sq-m plan Scottish Plus and associates the larger 138-sq-m drawing with Irish. Those descriptions cannot be combined into one authoritative schedule simply because the names appear familiar. For a specific home, the signed plan and the measured building matter more than whichever design label an agent uses.
Another design from the 2024 launch material, English, is a broader two-storey townhouse with four bedrooms, a frontage of approximately 8 metres and 146 sq m of usable space. Four genuinely separate bedrooms can make a real difference for a larger household or two people working from home. Yet frontage alone tells little about sunlight, privacy or the size of the rear setback. An end plot beside a common road might offer more windows while also receiving more passing noise.
Street-front commercial units belong to a different comparison altogether. Pruksa's brochure describes three floors, a frontage of 5 metres and 169 sq m of accommodation; the marketing idea is to combine business space and possibly living accommodation. The attraction depends on the business: visibility to passing traffic may suit one operator and be useless to another. Loading access, signage rights, the possibility of customer parking and permitted use need to be established for the actual lot.
The architecture borrows gabled roofs and larger windows from an English-country vocabulary. It gives the estate a coherent appearance, though the everyday performance of each house is a more serious matter. An exposed upper-floor bedroom may collect more daytime heat than one sheltered by neighbouring buildings. A large window may be a pleasure in the morning and require substantial shading later. Roof joints, rainwater drainage, ventilation and the installation of air-conditioning units deserve inspection in Bangkok's climate.
Communal facilities are a meaningful part of the proposition. The official material includes a clubhouse, a saltwater swimming pool with separate provision for children, fitness facilities, a shared work area, green spaces and playgrounds. It also describes outdoor exercise, a basketball and futsal area, paths for jogging and cycling, and controlled security. For families, the ability to exercise or let children play within the estate could influence the choice of address. The facilities nevertheless have operating hours, maintenance requirements and rules.
An estate with 355 properties also generates a pattern of movement of its own. Residents leave for school and work, visitors arrive, and the commercial frontage may attract customers who do not live here. Pruksa advertises some shared visitor parking near the front, but that is not an extra reserved bay for every townhouse. Buyers comparing two plots should consider how close each sits to the entrance, communal buildings and delivery routes.
The recurring cost of ownership is less transparent in the sources. Neither the current Pruksa page nor the brochure establishes a verified 2026 maintenance rate or a clear allocation of common-area fees among residential and commercial units. Short-lived sales incentives that waive charges do not show what owners pay when the incentive expires. Apart from common-area costs, an owner is responsible for maintaining a building: water ingress, roof repairs, exterior finishes and household equipment do not disappear merely because the project has a clubhouse.
Completion is another area where the phrasing requires care. The developer markets selected homes as ready to move into, and PropertyHub identifies 2025 as the completion year. The original 2024 brochure described an expected partial completion in that year, while another directory gives a later completion date. The sensible conclusion is that completed homes have been marketed and listed; it is not proof that every unit and all remaining works reached final handover on a single date. For the individual property, actual delivery, utilities and registration documents matter more than a project-wide year in a directory.
The early developer brochure also recorded the subdivision permit as being in progress at the time of publication. That is a historical statement about the document's status in 2024, not evidence that a permit was still missing in October 2026. An up-to-date permit number and the title for the particular plot were not established from the publicly accessible material. A purchaser should be able to identify the land plot and the building being transferred, together with any registered burden or restriction affecting them.
Land ownership is the decisive dividing line for many international buyers. Thailand generally restricts foreign individuals from owning land directly. A narrowly framed statutory exception exists for qualifying investors with substantial investment and specific government approval, but it is not an ordinary route for purchasing a townhouse at the advertised entry price. The familiar 49% foreign-freehold quota applies to registered condominium units, not to land plots in a townhouse estate. Treating this project like a foreign-quota condo would create a serious misunderstanding before negotiations even begin.
An appropriately documented lease of land, often for up to 30 years, may be relevant in some transactions. A foreigner may also be able to own a building separately from the land where the proper legal arrangements exist. Neither possibility means that Pruksa offers such a package at this development. Renewals must not be described as guaranteed extensions, and an agent's assurance does not replace a registered right or enforceable agreement. Nor is a Thai company with nominee shareholders an acceptable shortcut around the foreign land restrictions. The precise legal route must be identified for the chosen lot.
Price information has several dates and purposes. The developer's accessible October 2026 promotion carries a starting figure of THB 2.59 million, subject to the conditions and availability of that offer. Home.co.th displayed THB 2.89 million in a page last updated in March 2025; the 2024 launch brochure positioned the range at THB 3–5 million. A resale advertisement for a 110-sq-m townhouse, refreshed in July 2026, asked THB 3.299 million. These figures cannot be averaged into a project valuation. They refer to different units, dates or selling channels, without evidence of completed transactions.
Buyers should distinguish the reservation amount from the actual deposit, the transfer price from taxes and fees, and the advertised floor plan from the fixtures included at handover. Where a home is being resold, the seller may have installed kitchens, enclosures or extensions that need separate examination. Where the seller is the developer, current contractual milestones should be used instead of the promotional notes in a brochure from 2024. A payment should not precede clarity on title and the contracting party.
Rental listings show that there is some activity around these homes. PropertyHub displayed asking rents of THB 16,500 and THB 28,000 per month for different townhouses; another advertised home at THB 22,000 was marked unavailable. These are asking figures and availability snapshots, not verified rent receipts or evidence of an annual investment return. Furnishing, lease length, plot size, parking and who pays the maintenance charge all change the comparison. An investor also has to consider the narrower resale audience for a landed house held through a foreign lease structure.
The route from the main road, the position of the actual plot, water drainage, the condition of shared facilities and the sound of traffic tell more about ordinary life than a model-room photograph. The floor plan should match the building that exists, and the contract should reflect a legal right the buyer is permitted to hold. This estate can make sense for households whose work and family routines are anchored in eastern Bangkok. It is a much less straightforward proposition for a foreign purchaser seeking uncomplicated freehold land ownership.
Ownership format
These are landed homes, not condominium units; the 49% foreign quota is inapplicable. Foreign individuals generally cannot acquire land freehold, and any registered land lease (commonly up to 30 years) or separate building ownership must be legally examined for the specific property. No project-specific foreign-buyer package was verified.
Home types & sizes
Three bedrooms, a 5.2 m frontage, a plot starting at 17 square wah and two parking spaces according to the developer brochure. The family layout is comparatively compact; assess the actual rear setback and ground-floor storage.
Three bedrooms, a 5.4 m frontage, land starting at 19 square wah, two parking spaces and a separate courtyard element shown in the official plan. Do not assume it is interchangeable with the Scottish-S name used in older listings.
The launch review records a 5.4 m frontage, a plot from 19 square wah, three bedrooms and two parking spaces. Current stock is unverified, and this should not be merged with Scottish Plus without the lot-specific drawing.
A three-bedroom plan with two-car parking is described in launch material, but the cited usable area differs: 125 sq m in the review and 138 sq m in the brochure. No single area is assigned without checking the exact lot plan.
The launch review describes a 6.5 m frontage, land from 27 square wah, three bedrooms and three parking spaces. The model name differs from the current brochure naming; availability requires confirmation.
The 2024 review lists an 8 m frontage, a plot from 25 square wah and two parking spaces. Four bedrooms distinguish it from the smaller family plans; there is no confirmed live inventory for this model.
A 5 m frontage and 169 sq m are specified for street-facing commercial premises. Business suitability depends on authorised use, frontage, client access and parking; do not price them as ordinary residential townhouses.
These are published launch and developer designs, not confirmed inventory as of 10 October 2026. Irish is shown at 125 and 138 sq m in different sources, while Scottish Plus and Scottish-S should not be assumed to be the same product. Plot sizes are quoted in square wah and usable building floor areas in square metres. Internal room-by-room net areas were not established.

Best for: Households whose work, schools and family routines are already centred on eastern Bangkok, and who prefer a ground-level entrance and private parking to apartment living.; Thai buyers or other legally eligible purchasers who can obtain a proper title to the specific residential plot and building, and who have compared the real lot size with the brochure plan.; Families who will genuinely use the pool, play spaces and sports facilities, provided the operating rules and recurring maintenance costs make sense.; Households looking for three bedrooms plus a flexible work or guest room, or a rarer four-bedroom plan if one can be sourced and its layout checked.; Business operators evaluating a road-facing shophouse on the basis of lawful use, exposure, deliveries and customer parking, rather than just its extra storey.; may not suit: Foreign purchasers seeking straightforward condominium-style freehold under the 49% quota: this is a landed-housing scheme, not a registered condominium.; Residents who need a station within a comfortable daily walk and have no reliable last-mile transport.; Buyers who require a firm all-in ownership budget before receiving the current common-area charges, lot title and transaction structure.; Investors expecting rental guarantees or automatic appreciation from the future Orange Line: neither is supported by the available evidence..
