The resale inventory is unusually varied in size. September 2026 listings include compact one-bedroom units around 33–34 sqm, a much larger 76 sqm one-bedroom, and two-bedroom homes advertised at 67, 82, 90 and 96 sqm. Bedroom count alone therefore tells a buyer very little about the actual product. Layout efficiency, renovation history and the condition of each individual unit matter at least as much as the headline number of bedrooms.

The location is practical for buyers who want the Srinakarin side of Bangkok rather than the central Sukhumvit corridor. Listings place the condominium inside Soi Srinakarin 45 and roughly 700–900 metres from the Srinagarindra 38 station on the Yellow Line. Seacon Square, the Suan Luang Rama IX area, schools, hospitals and everyday retail are all part of the surrounding catchment. The project is nevertheless set back inside the soi rather than directly on Srinakarin Road, so buyers relying on rail transport should walk the route before deciding that the station is comfortably close for their daily routine.

Because the buildings date from 1996, the project should be assessed differently from a recently completed condominium. The critical questions are the current condition of lifts, water systems, common areas, parking, waterproofing, fire-safety equipment and the financial position of the condominium juristic person. None of those can be established reliably from a sales portal. A serious buyer should review the selected unit's maintenance-fee position, recent owners' meeting records where available, planned capital works and any significant repairs already carried out.

The result is a project where headline affordability can be real, but value is highly unit-specific. A cheaper apartment may still be the worse purchase if it needs extensive renovation, carries unpaid common fees or sits in a weaker part of the development. St. Charm makes most sense when the buyer is willing to compare individual units carefully rather than treat every listing in the project as interchangeable.
