Why this project is worth a look

The strongest 2026 advantage is that the building can be inspected as it exists. Construction is complete, owners are taking possession, and rental listings already show the project in use. Buyers can test corridor noise, daylight, view, lift waiting time, finishes and the walk from a unit to the car park or station shuttle rather than guessing from a brochure. For a foreign buyer, the finished status also makes it easier to pair the physical inspection with a unit-level ownership and foreign-quota check instead of waiting years for delivery.
Retail plus rail
Supalai Sense sits inside the Srinakarin residential area but close to two strong daily anchors. Supalai quotes Seacon Square Srinagarindra at about 600 metres and Suan Luang Rama IX Yellow Line station at about 700 metres. Dusit Thani College, the Srinakarin night market, a hospital and Suan Luang Rama IX park are also nearby. This is not a downtown address for someone who wants to walk to Silom. It is much more persuasive for residents whose work, family life or routine is already centred on eastern Bangkok.
Choice within the project
The three towers are not interchangeable. Tower A is seven storeys and has been described in detailed reviews as the lower-density, more private building, including a small set of special pool-access units. Towers B and C rise to eight storeys and contain much of the compact-unit inventory. That internal variety is useful, but it also means a simple price-per-bedroom comparison can mislead. Two one-bedroom apartments may differ in room width, floorplate density, corridor privacy, outlook and proximity to shared facilities.
Practical unit sizes
The 25–53 sqm range covers common urban needs without pushing into either ultra-micro studios or large family apartments. The smallest units suit a single resident or a light-living couple; the 38.5–41 sqm one-bedroom-plus layouts add a separate flexible room; the 50–53 sqm plans provide two proper bedrooms. That lets buyers move up in space without changing project or neighbourhood. The caveat is that each category contains different layouts, so gross size should be read together with the plan, window positions, storage and furniture.
Headline price versus stock
The developer’s THB 1.52M headline is attractive, but open-market listings currently begin higher. Those numbers describe different things. A campaign price may apply only to selected developer stock, while resale and agent listings are asking prices for identifiable units. The useful next step is not to average the two figures; it is to obtain a live unit list showing tower, floor, area, view, furnishing, seller and ownership form, then compare like with like. This is especially important for a foreign buyer because an inexpensive unit is not automatically available under foreign freehold quota.
About the project
Supalai Sense Srinakarin is now a completed-building decision rather than an off-plan bet. Supalai’s project page shows construction progress at 100% with an update dated 1 March 2026, and later 2026 market coverage records inspections, handovers and revenue recognition from the project. That matters because a buyer can judge the actual building instead of relying on renders: corridor width, common-area condition, pool exposure, lift traffic, the view from a particular floor and the lived feel of each block can all be checked in person. The scheme has three low-rise buildings. Tower A rises to seven storeys, while Towers B and C rise to eight. There are 477 residential units in total. It is a meaningful community, but it is not a thousand-unit high-rise. The more useful question is which building, orientation and floor plan fits the buyer rather than whether the development is simply “large” or “small.”
The address is inside Soi Srinakarin 42 in Nong Bon, Prawet, opposite the broader Seacon Square Srinagarindra area. It is not directly attached to a rail station. Supalai states a distance of about 700 metres to Suan Luang Rama IX station on the Yellow Line and says the project provides a shuttle connection. Seacon Square is quoted at roughly 600 metres. That positioning works best for residents who want a self-contained everyday district rather than a downtown tourist location: shopping, supermarkets, restaurants, education, a major park and rail access are all in the same part of the city. The final stretch through the soi still matters in daily life, though. Someone expecting a lift-to-platform commute should look elsewhere; someone comfortable with a short walk, shuttle or motorbike connection may find the distance entirely practical.

The unit programme is straightforward and urban: one-bedroom apartments, one-bedroom-plus layouts with an additional room, and two-bedroom units. Supalai gives an overall usable-area range of 25–53 sqm. Current and specialist project profiles break that down further at around 25–35 sqm for standard one-bedrooms, 38.5–41 sqm for one-bedroom-plus plans, and 50–53 sqm for two-bedrooms. The difference between the smallest and larger one-bedroom layouts is material, not cosmetic. A 25 sqm apartment is a compact home for one resident or a couple who live lightly; moving into the low-30s creates more realistic room for storage, a dining point or a work setup. The two-bedroom range is the point at which the project starts to make sense for a small family, two adults sharing, or an owner who needs a genuinely separate office rather than a desk in the living room.
Tower A deserves to be treated as a separate choice within the same project. Detailed launch reviews described it as the more private block: seven floors, fewer homes per level, a single-loaded corridor without opposing front doors, larger starting sizes and a small group of second-floor homes with direct pool access. When LivingPop revisited the finished development in March 2026, it reported that the pool-access homes had sold out, meaning buyers interested in that feature would likely need to watch the resale market. This is why bedroom count alone is not enough here. A one-bedroom in Tower A can feel different from a one-bedroom in B or C because of building density, floorplate, room width and proximity to the shared facilities. Shortlisting should start with building and layout, then move to price.
The common facilities are more extensive than the minimum pool-and-gym package. Supalai lists a swimming pool, jacuzzi, fitness room, co-working space, jogging trail, rooftop garden, double-height lobby, EV charging, licence-plate recognition, parcel and delivery areas, CCTV and 24-hour security. LivingPop’s completed-project review also describes a central infinity-edge pool of around 36 metres and landscaped areas distributed around the scheme. The practical value depends on how a resident lives. A remote worker can leave the apartment for the co-working room without leaving the project. Someone who exercises casually has several on-site options. Car users get controlled access and charging infrastructure. The trade-off is that the same facilities serve 477 homes, so a viewing should include the real peak-hour experience rather than judging the project from empty daytime photographs.
Parking is advertised at about 40% of the residential count, while Scancondo specifies 191 spaces. That does not translate into one guaranteed bay per apartment. A buyer who drives daily should ask how spaces are allocated, whether rights attach to a unit, what happens with a second vehicle, and how full the car park becomes in the evening. Buyers who expect to use the Yellow Line can treat the station as a genuine alternative rather than a marketing name on a map. Road access is also broad, with connections toward Srinakarin, On Nut, Udom Suk and Sukhumvit. The geographical trade-off is clear: this is eastern Bangkok. It is well placed for Srinakarin, Bang Na and nearby employment and retail zones, but a daily trip to Silom, the river or the older central districts will be longer than from a core-city condominium.
Pricing needs to be read in layers. Supalai’s live project page still advertises an entry point of THB 1.52 million as of 30 August 2026. FazWaz, meanwhile, shows current sale listings from roughly THB 2.01 million. Those numbers should not be averaged into an artificial “fair price.” A developer headline can apply to a specific remaining unit, campaign or configuration, while open-market listings reflect the prices sellers and agents are actually asking for particular homes. A sensible working interpretation is that THB 1.52 million is the current advertised floor and around THB 2 million is where visible market inventory begins. The deal price then depends on building, size, floor, furnishing, ownership quota, condition and whether the seller is the developer or an existing owner.
For a foreign purchaser, the ownership check is more important than the brand name. Thailand’s condominium rules allow foreign freehold ownership only while foreign-owned space remains within the statutory 49% ceiling for the registered condominium. DDproperty describes the project tenure as freehold, but public project pages do not show how much foreign quota remains today or whether a particular advertised unit can be transferred into a foreign buyer’s name. That has to be verified at unit level. A buyer should also confirm the remittance and bank-document requirements before transferring funds. If foreign quota is unavailable, a leasehold structure may be offered, but it is not equivalent to registered freehold title and its rights depend on the contract. In a completed project, this ownership check belongs near the start of due diligence, not at the end.
Overall, Supalai Sense Srinakarin makes the most sense as a ready-to-move low-rise option for people who want eastern Bangkok, strong daily retail around Seacon Square and workable Yellow Line access without paying for a central-business-district address. The project’s appeal comes from the combination of finished construction, a clear compact-unit range and facilities that are useful for everyday life rather than purely decorative. Its limitations are equally visible: it is not station-front, parking is not one-for-one, the three buildings are not interchangeable, and the lowest advertised price may not correspond to the exact unit or ownership form a buyer wants. This is a project where inspecting the specific apartment is more valuable than reading one generic project description. The address can produce very different buying propositions, from a 25 sqm entry unit to a 50-plus-sqm two-bedroom or a rarer resale in Tower A.

The most family-oriented option in the development. At 50–53 sqm it is still compact for a two-bedroom home, so the internal allocation of bedrooms, bathrooms, kitchen and storage matters. Project profiles show both one- and two-bathroom variants, which means two-bedroom units should not be treated as a single identical product. For a small family or two adults sharing, this is the most flexible category, but the second bedroom width and usable storage deserve a close look.
Supalai confirms the three core unit categories and an overall 25–53 sqm range. The more detailed type-by-type ranges above come from the current Scancondo project profile, while specialist reviews also show that Tower A differs from B and C and includes larger one-bedroom formats. Treat these as practical shopping ranges, not as a guarantee that every size is currently available. The exact plan, tower, floor, bathroom count, furnishing and foreign-quota status need to be confirmed for the individual unit.
