Space without pretending
The original range starts at roughly 390 sqm and reaches about 534 sqm, so there is enough floor area to separate formal living, family, work and service functions rather than forcing everything into one oversized room. Resale buyers should still verify what remains of the original plan because several current listings describe altered bedroom counts and renovated interiors.
Only 73 homes
The estate is easier to understand as a private residential community than a development with several hundred plots. At the same time, the shared offer goes beyond a gate and guard post: clubhouse, pool, fitness space, landscaped garden and controlled access were part of the original scheme. Today the key question is how well those assets are maintained.
Rail beside the estate
Srinagarindra 38 station on the Yellow Line is effectively at the project entrance. A house with three-car parking is still built around road travel, but rail gives family members an independent option and reduces the all-or-nothing dependence on driving that normally comes with large gated estates.
A visible resale market
There are both sale and rental listings in 2026, so a buyer can compare several real properties rather than negotiate against a single developer price. The lowest verified sale anchor is THB 29M, while larger or differently finished homes ask more. That makes condition, plot position, renovation and documentation central to any price comparison.
Documented project history
SC Asset's own annual and regulatory filings record the project from launch through late-stage construction, including the developer, 73-home count, original size range and expected 2020 completion. That is more useful for a resale buyer than promises about future infrastructure. It also helps keep this estate distinct from similarly named Grand Bangkok Boulevard projects elsewhere in Bangkok and Samut Prakan.
About the project
Grand Bangkok Boulevard Srinakarin is a completed gated estate of large detached homes by SC Asset directly on Srinagarindra Road in Nong Bon, Prawet. By 2026 it is firmly a resale project rather than a developer launch: the original sales programme is closed and a buyer is choosing an individual completed house from an existing owner. That distinction matters. Renovation history, furniture, mechanical condition, bedroom count and even the floor area quoted by agents can differ from the original brochure, so the project profile is the framework for due diligence, not a substitute for inspecting the exact property.
The estate is relatively small at 73 homes. SC Asset's 2017 annual report already identified Grand Bangkok Boulevard Srinakarin on Srinakarin Road as a 73-unit detached-house development, with launch pricing between THB 25M and THB 60M. In its 2019 Form 56-1 filing, the developer again listed 73 units, approximately 390–534 sqm of usable area and plots from 82 to 241 sq wah, with overall completion expected in 2020; construction progress was reported at 83% and sales progress at 79% at that reporting point. Current profiles on FazWaz, DDproperty, PropertyHub and Home.co.th consistently treat the development as completed and associate it with 2020.

The original product range centred on three two-storey house designs. Meknes was the entry layout at roughly 390 sqm, generally described with four bedrooms, five bathrooms and three-car parking. Kenitra increased the usable area to about 485 sqm while keeping a four-bedroom, five-bathroom base. Marrakech was the largest standard design at about 534 sqm, with five bedrooms, six bathrooms and three-car parking; detailed launch-era reviews also describe two staff rooms and several separate family or living spaces. For a resale buyer, the plan name is less important than confirming how closely the selected house still matches the original configuration.
Moroccan-inspired design was part of the project identity from launch, and it extended beyond the house façades. Contemporary project material used the same visual theme for the clubhouse, indoor pool and landscaped communal areas. The shared amenity set includes a clubhouse, swimming pool, fitness room and landscaped garden. A detailed project review described a 25-metre indoor pool with a children's section and Jacuzzi, a communal garden of roughly two rai, controlled vehicle access, CCTV and 24-hour security. Because this is now an established estate, those items should be assessed as operating assets: current maintenance condition, rules, staffing and common charges matter more than how they looked in a launch brochure.
The transport position is unusually practical for a large-house community. The entrance is on Srinagarindra Road and Srinagarindra 38 station on the Yellow Line, YL14, sits immediately by the development; current property platforms place it roughly 70–100 metres away depending on the map pin used. For a detached-house estate in eastern Bangkok, that creates a useful combination: private-house scale and three-car layouts without giving up rail access. The Yellow Line has been operating since 2023, so the station is no longer a future-infrastructure promise from the 2017 launch period.
This is still primarily a car-oriented residential product. Homes of roughly 390–534 sqm, substantial plots, staff rooms and multiple family zones are designed around households that actually want the space and are prepared to run a large property. Srinagarindra Road connects this part of the city toward Pattanakarn, On Nut and Bang Na, while the wider area includes Seacon Square, Paradise Park, Suan Luang Rama IX, schools and hospitals. The rail line adds a second transport option, but it does not turn the estate into a low-maintenance, car-free condominium lifestyle.
Pricing needs to be read as a resale market, not as a continuation of the developer's old price list. SC Asset quoted THB 25M–60M during the early project years, while later marketing material showed higher bands. Those historical figures are context only. When checked on 1 September 2026, DDproperty showed an active resale asking price of THB 29M for a four-bedroom house on an 82 sq wah plot, with 350 sqm stated by the agent. Other live or recent listings sit around THB 35M–38.5M, including houses quoted at 390 sqm and 534 sqm. The spread reflects plot size, position, renovation, furnishing, altered layouts and seller circumstances, so THB 29M should be treated as a lower market anchor rather than a project-wide price.
There is also an observable rental market after the developer's sell-out. During 2026, large portals show asking rents roughly from THB 150,000–160,000 up to THB 200,000 per month for houses in the estate. That is useful evidence that the project remains active in the secondary market, but it is not a promised return. We do not infer yield from one asking rent or assume that every house can achieve the same figure. Furnishing, renovation level, bedroom configuration, lease length and landlord costs can materially change the economics of a large detached home.
Foreign buyers need to treat legal structure as a first-order issue. This is not a condominium, so the familiar 49% foreign-quota mechanism does not apply. Resale portals label individual properties as freehold, but Thai law separately restricts direct land ownership by foreign individuals. Government guidance and Department of Lands material provide limited statutory exceptions rather than an ordinary unrestricted route to buying residential land. Before any deposit, the buyer should see the land title, establish who owns the land and the building, and obtain independent advice on the lawful structure available to that specific purchaser. Anyone whose priority is simple foreign freehold registration will find a condominium materially easier.

Ownership format
Local resale platforms describe the houses as freehold property, but that does not automatically mean a foreign individual can register the underlying land in their own name. Direct foreign land ownership in Thailand is legally restricted in ordinary purchases, so the selected house requires a separate check of the land title, ownership of the land and structure, and the legally available transaction structure. We found no specific to the project foreign-buyer ownership scheme in the public material.
Home types & sizes
The smallest original standard type, although it is already a very large city house. Launch-era specifications describe four bedrooms, five bathrooms and three-car parking. Resale homes appear on plots from 82 sq wah, but current listings sometimes show altered layouts or different floor-area measurements, so the type name should never replace verification of the actual property.
The middle original type adds a substantial amount of usable space while keeping a four-bedroom, five-bathroom base. Its value is less about adding another bedroom and more about larger shared and service zones. During a viewing, the current plan should be checked against the original, particularly where an owner has renovated after completion.
The largest core design: five bedrooms, six bathrooms and three-car parking in the most consistent detailed sources. Launch-era reviews also describe two staff rooms, multiple living areas, a separate Thai kitchen and an upper family zone. Resale examples are often individually finished, so the value of a specific house depends as much on the quality of those changes as on the headline floor area.

Listings show remodelled layouts, changed bedroom counts and varying stated floor areas. The selected house should be checked against its documents and actual measurements before purchase.
