With only a handful of comparable homes, value depends heavily on the condition, plot, renovation quality and exact legal package of the individual property.

The project sits in an established part of Nong Bon with existing retail, the Yellow Line and the Suan Luang Rama IX green district nearby. The practical benefit is that a buyer can inspect real routes and travel times today rather than relying on promised future infrastructure. For an end user, that usually matters more than a long amenity list.

There are identifiable houses on the market, including current three-bedroom examples with land and two storeys. That gives the buyer something concrete to diligence: title, boundaries, structural condition, alterations, fees and the seller's documents. In an older estate, inspecting the actual property is far more informative than treating the original project concept as if every home were still standardised.

The developer cannot be verified from the public record we found, and online sources do not agree on the completion timeline. That does not make the estate unbuyable, but it changes the diligence process. The decision should rest more on the selected house, registered rights, estate rules and physical condition than on a developer brand or archived marketing material.

As of 16 September 2026, the clearest active resale reference is a three-bedroom, two-storey house listed at THB 12.78 million. The listing gives 172.07 sqm of indoor area, a 255.60 sqm plot and a Chanote land title. A separate current Thai listing in the same project offers another three-bedroom house at THB 12.9 million, with 220 sqm of usable area on 69.7 square wah of land. These are useful market examples, but they should not be treated as a developer-defined unit mix. In an older low-density estate, extensions, renovations and internal layouts can be materially different even when the bedroom count is the same.

The location is more important to the case for The Green Garden than the project amenities. Soi Srinakarin 49 sits close to the established Srinakarin retail corridor, the Yellow Line and the large green spaces around Suan Luang Rama IX. Local property databases put Srinagarindra 38 station at roughly 0.6–0.7 km from the project, while current listings describe Seacon Square Srinakarin as walkable. For a Bangkok detached house, that is a practical advantage: a car is still useful, but daily shopping and some rail-based trips do not necessarily begin with a long drive through suburban traffic.

The estate itself appears deliberately simple. Multiple project profiles confirm 24-hour security, while the current house listing also mentions an electric village gate and a modest common-area contribution. We did not find reliable project-level evidence for a clubhouse, communal swimming pool or gym at The Green Garden. There is a separately indexed property called Green Garden Village in Nong Bon with a pool and gym and a different completion date; because its metadata does not align with The Green Garden, it has been treated as a different or at least unverified identity rather than merged into this page.

Project history is less transparent than it would be for a modern development by a listed builder. Major portals tag The Green Garden as completed in December 2009, yet the live resale house is described as completed in January 2004. No official developer website, launch brochure or named development company could be tied confidently to the estate, and several databases simply show the developer as unavailable. For a buyer, that means the aggregator completion date should be treated as secondary information. The transaction should be driven by the title documents, ownership history, building condition and any estate rules that actually apply to the selected house.

Foreign-buyer structuring needs particular care because this is landed housing. The active listing identifies the plot title as Chanote, but that does not mean a foreign national can simply take the land transfer in the same way as a Thai buyer. Thai rules generally restrict direct foreign ownership of land, subject to narrow statutory exceptions. Before paying a deposit, the buyer needs to separate the legal position of the land from ownership of the building, confirm the registered owner and review the proposed transaction structure with the actual title in hand. The key question is not whether foreigners can 'buy a villa' in general, but exactly what rights the contract and registration will give over this specific house and plot.

Running costs also need to be checked at house level rather than inferred from a generic project page. The THB 12.78 million listing shows a small common-area charge and refers to the village gate, but we did not find a current estate-wide fee schedule, management rules or arrears information for individual properties. Before purchase, the useful documents are the seller's recent receipts and whatever estate records govern security, access and shared expenses. A low advertised fee is helpful, but only if the buyer understands what it actually covers, whether special assessments occur and whether any unpaid balance follows the property.

Physical due diligence matters as much as legal due diligence in an older low-rise community. Public sources do not establish one reliable completion year for the whole estate, and the live house is recorded as completed in 2004. Age alone says little about quality: a well-maintained or properly renovated older home can be a better purchase than a neglected newer one. The inspection should focus on the actual roof, water ingress, electrical installation, plumbing, drainage, extensions, boundary walls and whether the built form matches the approved documents. If the property has been enlarged or substantially remodelled, the buyer should understand what was permitted and what can be evidenced.

From an investment perspective, The Green Garden has too little visible internal turnover to support a confident project-wide pricing model. Only a very small number of houses are openly marketed, and the two current examples sit near each other in asking price while differing substantially in usable area and bathroom count. The more defensible approach is to value the selected property as a house-and-land asset in Nong Bon, benchmark it against comparable landed homes nearby and adjust for plot, condition, renovation and title quality. For an owner-occupier, the question is simpler: whether this particular house and location work. For an investor, exit liquidity for that exact product matters more than a portal's project average.

Location should be tested as a real route, not reduced to a single station-distance figure. Sources place Srinagarindra 38 at roughly 0.6–0.7 km, but the useful questions for a landed home are where the estate exit sits, whether the walking route has usable pavements and crossings, and how it feels after dark or during heavy rain. The same applies to Seacon Square and Suan Luang Rama IX Park: they are geographically close, yet everyday convenience depends on the actual path from the selected gate. A buyer planning school runs or regular Yellow Line use should test the journey at normal weekday and peak-hour conditions.

Before paying a deposit, the diligence pack can stay concise but should be specific: a copy of the selected plot's title deed, identification of the registered owner, evidence of encumbrances, building documents, recent utility and estate-fee records, and paperwork for any major extensions if the house has been altered. The seller, title holder and recipient of funds should line up clearly. Because The Green Garden has little publicly verifiable developer history, these documents replace the comfort that a strong developer brand might provide in a new project. The purchase case has to stand on enforceable rights and the actual condition of the individual house.

One final practical point: the asking price alone says little about move-in readiness in an older estate. Furniture, appliances, renovation quality and completed maintenance should be recorded in the sale inventory. Two houses with similar headline prices can require very different post-completion budgets.
