Why this project is worth a look
Deep resale pool
With 1,152 units, the project regularly shows many sale and rental listings across major portals. That gives buyers useful internal comparables for size, renovation, building, floor and view. A large listing count is not the same as proven liquidity, though; duplicated or slow-moving stock can inflate what a portal appears to show.
Two rail options
Hua Mak Airport Rail Link is listed at roughly 0.6 km and Si Kritha on the MRT Yellow Line at roughly 0.7 km. That is a practical advantage for this east-Bangkok location, especially for trips toward the city or airport. The walking route from the selected building should still be tested in person.
Size beats labels
One-bedroom units on the resale market range from compact low-30 sqm layouts into the mid-40s. Two listings can therefore carry the same bedroom label but work very differently for storage, working from home and long-term occupation. The actual plan and condition matter more than the portal category.
Age needs diligence
This is a late-2000s project, and resident comments mention visible ageing in parts of the common areas. That is not a reason to reject the development, but it makes juristic-person finances, reserve planning, lifts, waterproofing, parking and the condition of the selected building central to the buying decision.

The IRIS Rama 9 - Srinakarin is a large low-rise condominium on Srinagarindra Road in Suan Luang. The Thailand master row uses the shorter name The Iris, but the full project name matters because Bangkok has several Iris-branded developments. Rama 9 - Srinakarin is the identifier that ties this record to the 415 Srinagarindra Road complex. The main project databases broadly agree on the core scale: eight buildings, eight storeys per building and 1,152 units. At that size, a buyer should avoid treating one listing or one building as representative of the entire estate. Building, floor, orientation, unit condition and the state of the nearest common areas can materially change the living experience.
The developer attribution is well supported. FazWaz, DDproperty and Dot Property connect The IRIS Rama 9 - Srinakarin to Iris Group Co., Ltd. Iris Group remains an active Thai property developer; its corporate website confirms the legal company name and business, while an official Iris project website still lists The IRIS Rama 9 - Srinakarin among the group's condominium developments. We did not find a complete legacy sales page for this older project on the current corporate site. That is not unusual for a development completed many years ago, but it changes the due-diligence focus. A resale buyer now needs the selected unit's title and debt status, foreign-quota confirmation, condominium-juristic-person documents and evidence of building maintenance rather than an old developer sales pack.

Completion timing is not perfectly consistent across public records. LivingInsider gives 2007, FazWaz and KaiBaanThai state December 2008, and PropertyHub and DDproperty use 2009. Rather than choose the most convenient date, the registry keeps 2008–2009 as the working range and preserves the 2007 claim as an unresolved discrepancy. The practical conclusion is still clear: this is a mature completed project from the late 2000s, not a new launch. For a buyer, the present condition of the buildings, lifts, waterproofing, mechanical systems, common areas and reserve planning is more decision-relevant than the original completion month.
The unit mix is easier to understand. PropertyHub records studios at about 26.76 sqm and two-bedroom units at about 56.95 sqm. Current resale stock includes a 26.67 sqm studio, one-bedroom units ranging from roughly 32.5 sqm into the mid-40s, and two-bedroom listings. That spread matters. A 32–33 sqm one-bedroom and a 45–46 sqm one-bedroom serve very different living patterns even though portals place both in the same category. As of the research date, the lowest clearly current asking-price anchor we found was about THB 1.4 million for a specific studio on FazWaz. PropertyHub showed one-bedroom stock from around THB 1.5 million, with larger units priced higher. These are asking prices, not evidence of completed transactions.
The location is practical, but the branding can be misleading if read too literally. The complex is on Srinagarindra Road rather than in the central Rama 9 business district. FazWaz places Hua Mak Airport Rail Link at roughly 0.6 km, which is consistent with accommodation and listing references for the same complex. BaanFinder places Si Kritha on the MRT Yellow Line at roughly 0.7 km. That gives residents two useful rail options in the wider area, plus road access toward Srinagarindra, Pattanakarn and the motorway. Samitivej Srinakarin Hospital, universities and major east-Bangkok retail destinations are also nearby. Actual commuting time should still be tested at the hours that matter to the buyer because this part of Bangkok remains traffic-sensitive.
Facility lists vary substantially between portals, so the dossier only treats the repeatedly supported core as established: swimming pool, fitness room, landscaped areas, parking, lifts, 24-hour security, CCTV and key-card access. FazWaz also reports a parking ratio of about 51% of the number of units. With 1,152 apartments, parking is therefore something to inspect rather than assume. A PropertyHub resident review complains that parking can feel insufficient. That is anecdotal evidence, not a verified project-wide defect, but it is a useful inspection prompt: visit in the evening, ask how spaces are allocated, and check whether a household with more than one car would realistically fit the project's rules.
Age is the other major trade-off. Resident and former-resident comments on FazWaz and PropertyHub describe relatively generous rooms while also noting that parts of the project show their age. Reviews cannot replace a technical survey, and they should not be repeated as if they prove defects in a particular building. They do, however, point the buyer toward the right questions. A proper viewing should include the route from entrance to building, lobby, lifts, pool, gym, parking levels and visible signs of water ingress or deferred maintenance. The condominium juristic person should also be asked for current financial statements, reserve-fund information, planned major works and the level of owner arrears where those documents are available.
Common-area fees are another example of why old project data cannot simply be copied forward. PropertyHub's project profile shows THB 25 per sqm, while 2026 listings and a current FazWaz unit record use THB 45 per sqm. The most plausible explanation is a later fee increase, but the dossier does not treat that inference as confirmed. The fee is therefore kept out of the registry's main numerical fields. Before purchase, the buyer should obtain the current official rate from the condominium juristic person, check whether it is billed monthly or annually, and ask about any one-off or upcoming special assessments.
For a foreign buyer, The IRIS is a condominium transaction rather than a land purchase. DDproperty describes the project tenure as freehold, but project-level freehold does not by itself confirm that a particular unit can be registered to a foreigner. Under Thailand's condominium rules, foreign ownership is capped at 49% of the aggregate unit area in the registered condominium. The condominium juristic person must confirm the current foreign proportion for a transfer. In practical terms, a foreign buyer can own a qualifying unit in personal freehold if foreign quota is available and the transfer documentation, including the funds trail, meets the applicable requirements. Quota availability is dynamic and has to be checked for the chosen unit at the time of the transaction.
The project has a visibly active secondary market. Major portals show numerous sale and rental listings at the same time, though the counts differ because each platform has its own inventory, duplicates and update cycle. That should not be translated into a promise of liquidity or yield. The useful part is comparability: a buyer can often compare several units in the same project and isolate how much value is being assigned to building, floor, renovation, view, furnishings, tenancy and ownership status. In a mature 1,152-unit development, that internal comparison is more informative than a generic statement that the project is 'good for investment'.
Ownership format
Project records describe condominium tenure as freehold. A foreign buyer can register a unit in personal freehold only when foreign ownership remains within the statutory 49% limit of the aggregate unit area in the condominium. Quota availability for the selected unit must be confirmed through the condominium juristic person before transfer.
Unit types & sizes
PropertyHub records a typical 26.76 sqm studio and a current FazWaz resale measures 26.67 sqm. This is a compact single-occupant or rental format where renovation quality and exact building position matter because there is little spare space.
This is the project's most varied category. Units in the low-30 sqm range behave like compact city apartments, while 45–46 sqm layouts provide materially more room for storage, a desk and long-term living. They should not be compared as if every one-bedroom were the same product.
PropertyHub records a 56.95 sqm two-bedroom type. Two-bedroom resales are visible in the market, but layout and condition need unit-by-unit verification because a complete original floor-plan set was not found in the open sources.
Areas come from the project profile and current resale listings.
