Why this project is worth a look
A finished asset
Completion in February 2017 removes the construction-timing question and replaces it with a condition question. A buyer can inspect the roof, pool equipment, electrics, plumbing, finishes and plot boundaries before committing rather than relying on what a future handover may deliver.
Rawai lifestyle access
Phuket.Net places Rawai Beach at about 450 metres, Nai Harn at roughly 1.9 km and Ya Nui at around 2 km. That works well for buyers who specifically want southern Phuket and value access to several beaches, restaurants and local services more than an integrated resort compound.
Resale variety exists
The public market currently shows at least a 120 sqm two-bedroom villa on a 300 sqm plot from THB 9.8M and a 161 sqm three-bedroom villa on a 377 sqm plot at THB 16M. The spread is a useful reminder that plot, condition, title, outlook and fit-out matter more than a single project-wide headline price.
Documents matter more
No verified developer or complete project inventory was found. That makes this a document-led resale decision rather than a brand-led new-build decision: ownership history, title, seller authority, access and property condition need to carry the case for the purchase.
About the project
NZO Villas Rawai is a completed villa project in Rawai, at the southern end of Phuket. The major property databases agree on the essentials: the project is in Rawai and was completed in February 2017. That immediately changes the buying proposition. This is not an off-plan purchase where a buyer is underwriting construction risk and a brochure promise. The product is an existing house that can be inspected, measured, checked for defects and compared with other resale villas in the same part of the island.
The project is mapped on Soi Ban Na Tai, close to the Rawai–Nai Harn corridor. LivePhuket’s project map resolves to 7.7770237, 98.3192213. Phuket.Net places Rawai Beach at roughly 450 metres, Nai Harn Beach at about 1.9 km and Ya Nui Beach at about 2.0 km. The setting is practical for people who want the south of Phuket rather than a self-contained resort: restaurants, local shops, beaches and everyday services are spread around Rawai and Nai Harn, while most owners will still rely on a car or scooter for regular errands.

Public resale data currently shows at least two quite different villas associated with the project. The lowest-priced listing found is a two-bedroom, two-bathroom villa with 120 sqm of internal area on a 300 sqm plot, offered at THB 9.8M. A separate FazWaz listing shows a three-bedroom, three-bathroom villa with 161 sqm of internal area on a 377 sqm plot at THB 16M. That second home is single-storey and includes an 8 × 4 metre private pool, covered parking and a pool terrace. These are useful real-world examples of stock that reaches the market, but they should not be mistaken for a verified developer unit schedule.
The main due-diligence limitation is project transparency. We did not find a reliable official project website, a confirmed developer brand or a legal project company that can be independently tied to NZO Villas Rawai. FazWaz explicitly shows the developer as unavailable, and the other major portals reviewed do not supply a verifiable developer either. For a completed resale property, that does not automatically undermine the house itself, but it shifts the buyer’s attention away from brand history and toward the title chain, the seller’s authority, registered encumbrances, access rights and the physical condition of the specific villa.
A broader search for the NZO Villas name also surfaced older references to what appears to be the same Rawai/Nai Harn development. A Phuket home-automation contractor described NZO Villas as 16 pool villas delivered across two phases. A separate Hipflat record for NZO VILLAS on Wiset Road describes 25 villas across three phases and mentions a further eight single-storey pool villas, while Realiste repeats that version and names NZO Villas Co., Ltd. as the developer. The material is directionally useful, but the phase counts do not reconcile and the company name could not be independently confirmed, so neither the unit count nor the developer is promoted to a verified project field.
The total number of villas is also not reliably documented in the public sources. Hipflat has displayed one or two units on different versions of the same project page, while FazWaz-family pages show one active unit. Those numbers appear to reflect listings or database inventory rather than a confirmed project-wide count, so we do not use them as a factual development size. A buyer who cares about density, shared-road obligations, neighbour count or estate rules should obtain those details from the title and sale package rather than from portal project counters.
For an international buyer, the legal issue is land rather than condominium quota. Thailand’s Department of Lands publishes specific procedures and restrictions for foreign acquisition of land, and the Thai government’s public guidance makes clear that direct foreign land ownership is restricted and subject to narrow statutory exceptions. The current three-bedroom resale listing identifies the land as Thai ownership and the title as Chanote. That is meaningful evidence for that particular property, not a project-wide ownership promise and not a ready-made ownership route for a foreign purchaser.
The practical way to read NZO Villas Rawai is therefore as a small resale address in an established Rawai location, not as a uniform new-build product with one price list, one payment plan and one developer warranty. There can be genuine value in buying a finished pool villa where the buyer can see exactly what exists. At the same time, the spread between the current two-bedroom and three-bedroom examples shows why each house needs to be assessed on its own plot, condition, title, road access, furnishing level and maintenance history rather than priced only by the project name.
Pricing also needs to be read as resale pricing, not as two rungs on an official project price list. THB 9.8M and THB 16M are separate homes marketed by different sellers through different portals. The higher-priced property has more internal area and land, a stated Chanote title and much richer pool information; the lower-priced home has a thinner public data set. A sensible comparison therefore starts with what is actually included in each sale and which documents support the land, house, access and encumbrance position, rather than with a portal-derived price-per-square-metre shortcut.

Ownership format
These are villas sold with land plots. A standard foreign purchase should not assume direct foreign ownership of the land in Thailand. One current resale listing marks the land as Thai ownership with a Chanote title; the ownership structure for an international buyer must be established from the documents of the specific villa.
Home types & sizes
A resale villa on a 300 sqm plot. As of 9 September 2026 this is the lowest public price anchor we found within the project. The listing confirms the size, two bedrooms and two bathrooms, but it does not provide a reliable project-wide title structure, shared-facility schedule or mandatory fee profile, so those items should not be borrowed from another villa.

- Project size and phasing conflict. Phuket Technology describes 16 pool villas across two phases, while Hipflat/Realiste refer to 25 villas across three phases and also mention eight single-storey villas. Without a primary source, we do not reconcile these figures into one total.
- No project-wide land ownership structure was found. Only one current three-bedroom FazWaz listing identifies Thai land ownership with a Chanote title, which cannot be automatically applied to other villas.
