The building, common areas and individual apartments can be inspected as they exist today. That shifts due diligence away from launch promises and delivery risk toward the matters that actually determine a resale purchase — title, foreign quota, seller documents, apartment condition, building management, recurring costs and what is genuinely included in the sale.
The development history needs a careful reading because the names attached to the project are not consistent across public records. The EIA project record identifies Montegrappa Co., Ltd. as the project owner, while major property portals variously refer to EVG Development, Harmony Group or Harmony Housing. There is not enough primary corporate documentation in the public material reviewed to collapse those names into one confirmed developer identity. That is worth stating rather than smoothing over. With a completed condominium, however, the buyer's transaction no longer depends on a developer finishing the building. The practical focus is the registered unit, the seller's authority to transfer it, the condominium juristic person's records, outstanding common charges and the current management rules. The registry therefore uses Montegrappa Co., Ltd. as the legally identified project company and keeps the market-brand attribution as an unresolved point.

In physical scale, Calypso Garden Residences sits between a tiny boutique block and the very large resort-style condominium schemes found elsewhere in Phuket. One building and 86 units create a relatively contained ownership community, yet the project still offers a substantial amenity package. Repeated project records show a ground-level pool as well as a rooftop infinity pool, fitness facilities, lobby and reception areas, a rooftop lounge zone, a cafe or pool bar, parking, two passenger lifts, 24-hour security, CCTV and key-card access. A children's area is also listed in current project directories. These features are useful, but in a resale decision their current condition matters more than the original brochure. Pool waterproofing, lift maintenance, gym equipment, roof surfaces, common-area finishes and the quality of day-to-day management are all inspectable parts of the asset now.
The unit mix is straightforward enough to compare across listings. The core one-bedroom layout is around 45 sqm. Original project profiles place the standard two-bedroom format at about 76 sqm, while current resale stock commonly appears around 77–78 sqm. The published penthouse range adds a one-bedroom configuration at roughly 69.18–69.24 sqm and two-bedroom penthouses from about 90.75 to 116.4 sqm. The resale market no longer maps perfectly onto that initial matrix: studio offers around 38 sqm appear on rental portals, and recorded two-bedroom transactions include an 83 sqm unit. Rather than treating every portal label as a separate official type, a buyer should reconcile the advertised floor area with the condominium title and registered plan for the specific apartment.
Live asking prices on 7 September 2026 provide a useful snapshot of the current secondary market. PropertyHub showed a 45 sqm one-bedroom at THB 5.25M, with comparable 45 sqm units around THB 5.27M, THB 5.55M and THB 5.7M. A 78 sqm two-bedroom was listed at THB 7.5M, while another 77.6 sqm two-bedroom was asking THB 10M. That spread is large enough to make a single project-wide price-per-square-metre number misleading. Floor, outlook, furniture, renovation standard, ownership form and seller motivation can all change an asking price. A more useful approach is to compare like with like — several one-bedrooms or several two-bedrooms available at the same time — and then investigate what justifies the premium on a particular unit.
Ownership must also be assessed at unit level. Thai condominium law allows qualifying foreign buyers to own condominium units freehold within the statutory foreign quota, capped at 49% of the total unit area in the registered condominium. Calypso's resale records include apartments identified as Foreign Quota and others recorded as leasehold, which is a good reminder that a project-level 'freehold' label does not answer the buyer's question. The relevant issue is whether the selected apartment can be transferred into foreign freehold at the time of the transaction. Before committing funds, a foreign buyer should see the unit title deed, seller identification and authority, confirmation from the condominium juristic person on the foreign quota, and the debt-free documentation required for transfer.
Rawai gives the project a distinct lifestyle profile. The building is on Soi Taweesaman close to the Rawai waterfront, an established southern-Phuket area with restaurants, boat activity and everyday services rather than a self-contained resort enclave. Nai Harn and Ya Nui are the nearby beach choices many residents use for a more conventional swimming day, while Rawai itself works as a waterfront, dining and boating base. This can suit long stays and owner-occupation because the neighbourhood has a lived-in feel and a wide mix of practical services. The trade-off is that Rawai is geographically spread out. A buyer who expects to walk everywhere should test the actual daily route from the building to groceries, restaurants, training facilities or the preferred beach rather than relying on the broad label 'Rawai'.
Operating costs deserve the same unit-level discipline. Major project databases publish a common-area fee of THB 70 per sqm per month and an original sinking-fund contribution of THB 600 per sqm. Those numbers are useful reference points, but a completed condominium is governed by current juristic-person accounts and resolutions, not an old sales sheet. A sensible resale file should include the current common-fee rate, proof that the chosen unit is not in arrears, the status of the sinking fund, house rules affecting renovation and letting, and any known major capital works. The building is not old by Phuket resale standards, but pools, rooftop surfaces, lifts, facade systems and mechanical equipment already require ongoing maintenance. Good management can therefore matter as much as the apartment's interior finish.
Calypso Garden Residences makes the most sense as a finished Rawai resale option with practical apartment sizes, a compact building scale and a strong roof-level amenity proposition. Its appeal is measurable rather than speculative: buyers can inspect the actual unit, compare several live listings, walk the common areas and review a building that has been operating for years. The limitations are equally concrete. Public developer attribution is inconsistent, foreign freehold depends on the selected unit and available quota, and asking prices vary materially even between apartments of similar size. The best buying process is therefore deliberately unglamorous: shortlist comparable units, verify title and condominium records, inspect condition and management, and only then negotiate price and transfer terms. That sequence protects the buyer from paying for a marketing story when what ultimately matters is the specific apartment and the legal and physical condition being transferred.
