Why this project is worth a look
Only seven homes
A seven-home estate has a different feel from a large Phuket villa compound. There is less internal traffic and no need to pay for a long resort-style amenity list, but the owners also have less scale over which to spread shared costs. WamDom is essentially a collection of private pool homes with security, CCTV and a small administrator function. That can suit buyers who expect to use Rawai itself for restaurants, services and daily life. It is less suitable for someone who wants a self-contained resort experience behind the gates.
Two real choices
The three-bedroom townhouse and two-bedroom detached villa are genuinely different products. The townhouse gives an extra bedroom within about 237.7 sqm but sits on a smaller plot; the detached villa has two bedrooms, about 258.45 sqm of building area and a larger plot range on the master plan. Both have private pools. The more useful comparison is not simply bedrooms per baht: it is privacy, outdoor usability, guest patterns, work-from-home needs and how each home sits next to its neighbours.
Finished homes exist
WamDom is no longer a purely off-plan purchase. The developer's 2026 progress updates and late-August listings show completed, move-in-ready homes alongside units still being finished or built. That gives a buyer the chance to test what matters in real life: water pressure, drainage, pool equipment, road access, noise, cabinetry, air-conditioning positions and the quality of the spaces between houses. The remaining construction still matters, so a handover review should also cover temporary access, site traffic and the developer's obligation to repair common areas after the last works are complete.
Specific engineering
The project publishes more engineering detail than many boutique schemes: underground power cabling, foundation-level pest-treatment pipes, shared and individual water storage, a deep well and separate pool-service access. Those features are useful because they are inspectable rather than purely promotional. The buyer should still ask how each system is maintained, what is common property, who controls the pump and water infrastructure, what warranties remain, and how repair costs are allocated once all seven homes are occupied.
Current price first
The live market evidence is materially higher than some older 2026 pages. Current public asks cluster around THB 20M for a three-bedroom townhouse and THB 22M for a two-bedroom villa, while a July broker page still shows a much lower range. That is a signal to verify inventory, not to average the figures. The sensible negotiation starts with a dated availability sheet identifying the exact home, completion status, furniture, land plot, ownership route and payment terms.
About the project
WamDom Villas Rawai is a very small residential development in southern Phuket, and its scale is one of the most important facts to understand before looking at the marketing. The master plan contains seven homes on roughly 1,600 sqm: four three-bedroom pool townhouses and three detached two-bedroom pool villas. This is not a resort estate with a long amenity list or dozens of homes sharing a large clubhouse. Most of the value sits inside the individual property: two storeys, a private pool, outdoor space and parking. For a buyer who wants a house in an established Rawai neighbourhood, that can be appealing; for someone expecting a managed resort environment, the product is materially different.
The project sits in Rawai, in the southern part of Phuket. Multiple project profiles use the address 85/17 Ban Lang Wat Sawang A Rom–Ban Khok Makham, while newer listings describe the immediate area as Na Tai. FazWaz places Rawai Beach about 0.7 km away. That distance needs context. Rawai's waterfront is a useful local hub for restaurants, boats and everyday coastal life, but buyers usually choose Nai Harn or Ya Nui when they want a conventional swimming beach. The practical location question is therefore not simply 'how close is the sea?' but which beach, shop, school or road connection matters to the household and how that route works at the times they will actually use it.

The development's completion status is more nuanced than the headline labels on the portals. Several aggregators mark WamDom as completed in May 2025 or simply as a 2026 completed project. The developer's own construction log is newer and shows that the whole site was not finished at once. In August 2026, pool townhouse 3 was ready to move in, townhouse 2 was in furniture installation, villa 2 was ready to move in, and villa 1 was still at second-floor construction. Townhouse 4 had already been described as ready in December 2025. That makes 'under construction' the more defensible project-level status on 7 September 2026, while acknowledging that individual homes can already be completed and occupiable.
There are two clearly documented home formats. The detached two-bedroom villa is shown at about 258.45 sqm of indoor or usable area, with three bathrooms over two storeys. The official master plan gives villa land plots of roughly 215 to 227.5 sqm, although unit listings do not always reproduce the same land figure. The three-bedroom townhouse is approximately 237.70 sqm with four bathrooms over two storeys, with plots in the official 150 to 188 sqm range. Both formats have private pools, and current listings show two parking spaces. The generous building areas can look impressive on a comparison table, but the land component is much tighter, especially for the townhouse, so buyers should compare the actual plan, outdoor circulation and privacy rather than treating the headline square metres as interchangeable.
The project's engineering information is unusually specific for a seven-home scheme. WamDom describes underground electrical cabling, built-in foundation pipes for periodic pest treatment, a deep well, a shared backup water tank plus individual tanks at each house, and a separate pool-service entrance intended to reduce intrusion into the living area. The shared facilities are modest: security, CCTV and an administrator's office. These are useful details because they create a concrete handover checklist. A buyer can inspect the tanks, pumps, drainage, pest-control access and pool-service route, and can ask who pays for shared maintenance, who operates the water system and what happens if a shared component fails after the developer's construction work is finished.
Pricing has moved enough that the date matters. The live project site currently advertises resale townhouses at THB 20M with a furniture package. A 25 August 2026 listing also asks THB 20M for a three-bedroom townhouse, while a 26 August listing asks THB 22M for a two-bedroom villa. A broker page updated on 2 July 2026 still shows THB 13.5M to THB 17.5M. Those figures should not be averaged into a fictional 'market price'. The sensible current public anchor is THB 20M, with the lower July figures treated as a lead to investigate: they may have referred to different stock, earlier terms or listings that are no longer available. The selected home's current asking price and inclusions need direct confirmation.
The developer identity is reasonably clear. Project portals consistently name WamDom Development, and Thai corporate-data services that reference Department of Business Development records identify WAMDOM DEVELOPMENT (THAILAND) CO., LTD., registration number 0835565025161, registered on 29 November 2022 with THB 5M capital and an active status. Public project profiles describe WamDom Villas Rawai as the brand's first development, and FazWaz currently shows one project and seven units under the developer. That means there is less public delivery history to study than with a large multi-project Phuket developer. The project did receive the Dot Property Thailand Awards 2024 title for Best New Launch Housing Development Phuket, which is independently listed by the award organiser, but an award is not evidence of title quality, construction warranties or contract enforceability.
The ownership structure deserves more attention than a portal's one-word tenure label. A foreign individual generally cannot own the underlying Thai land in their own name. Some project listings describe Thai or company ownership for the land or building, while the portals' general guidance explains that a foreign buyer may own a building separately and use a registered long-term lease for the land. The public sources reviewed do not include the current unit-specific title, lease or transfer package. Before paying a reservation, the buyer therefore needs to identify the landowner, inspect the title, read the proposed registered lease, understand renewal and succession wording, establish how the building is transferred or evidenced, and confirm what can be assigned to a later buyer. A generic 'freehold' label is not enough for a foreign villa purchaser.
Running costs also matter because these are large houses in a small estate with shared security and infrastructure. FazWaz currently displays a common-area fee of THB 60 per sqm and a sinking-fund contribution of THB 250 per sqm. The same site is inconsistent about whether the sinking-fund base is indoor area or plot area, so the rate is useful but the final amount needs the project's own billing document. The portal also shows the older construction-linked payment plan, while the official website now promotes instalments of up to five years and move-in after 50% payment for suitable ready stock. That difference is a good example of why the contract for the actual home matters more than a generic project page: ready resale stock, newly completed developer stock and a house still being built can have different payment and handover mechanics.

Ownership format
A foreign individual generally cannot own the underlying land in Thailand. For a house in a project like this, the usual route is a registered long-term land lease, potentially combined with separate ownership of the building where the documents support it. WamDom's public materials do not provide enough unit-specific title and contract documentation to confirm the structure for every available home, so the land title, lease, building ownership and identity of the landowner must be checked for the selected property. Nominee-company arrangements should not be treated as a substitute for that review.
