About the project
ONYX Villa at Saiyuan Estate Rawai is an established private-pool villa community in the Saiyuan/Rawai part of southern Phuket. It is a resale market rather than a new-launch story: the project is generally recorded as completed in December 2009, with Erawana identified as the developer. That changes the way a buyer should assess it. There is no construction-handover timeline to underwrite, but the individual villa matters far more than the brochure-level project description. Renovation history, pool systems, roof and waterproofing, title structure, management charges and the exact rights attached to the land can create a much wider quality gap between two homes than the difference in bedroom count alone. As of 15 September 2026, several villas are visibly offered for sale, which gives buyers a useful set of live resale comparables inside the same community.
The project identity needs one explicit caveat. FazWaz, LivePhuket, Lazudi, Dot Property and Phuket.Net describe Saiyuan Estate as a 46-villa development. Hipflat, however, lists Onyx Style Villas at 136/114 Moo 4 as a much smaller 8–9-unit scheme. Current listings cross-label the same resale homes as both ONYX Villa at Saiyuan Estate Rawai and Onyx Style Villas, suggesting that Onyx is being used as a sub-brand or cluster within the wider estate rather than a completely unrelated project. For this dossier, 46 units is retained as the main project-scale figure because it is the dominant project-level record, but a buyer should still ask for the estate plan, management documents and the land-office records for the selected house. Those documents are the only reliable way to confirm whether a particular villa belongs to the full Saiyuan Estate management perimeter or to a more limited Onyx section.

The physical product is low-rise and privacy-led. Project descriptions show single-storey tropical villas with private swimming pools, open-plan living areas, kitchens, garden or terrace space and parking. Legacy project material tends to mention three- and four-bedroom homes, while today's resale inventory clearly includes two-bedroom villas as well. Active listings currently span roughly 120 to 179 sqm of indoor area and about 195 to 320 sqm of land for the homes visible in the market. That variety is important. In a 2009 estate, a nominal 'two-bedroom villa' is not a standardised commodity: one owner may have renovated the kitchen and pool plant, another may have added a guest room or outdoor sala, and another may still have largely original building systems. Buyers should compare plans, condition and registered structures, not only headline size.
The current asking market starts around THB 9.8M for a two-bedroom home of about 120 sqm on a plot of roughly 195 sqm. Other visible listings include two-bedroom villas around 140–179 sqm and three-bedroom villas around 120–160 sqm, with asking prices extending into the low-to-mid THB 10 millions and up to around THB 14M in the live sample. These are asking prices, not completed transactions, and they should be treated as market anchors rather than valuation evidence. Plot privacy, renovation standard, pool condition, furniture, legal structure and maintenance history can easily explain why two similarly sized villas carry different price tags. A technical survey can therefore change the real acquisition cost more than a small discount negotiated off the listing price.
Saiyuan is a practical residential location rather than a beachfront one. The estate is reached from the Saiyuan/Soi Saturday road network between Rawai, Nai Harn and Chalong. Project sources place Rawai Beach several kilometres away, while local retail, restaurants, fitness and day-to-day services are much closer. This works well for residents who drive or use a motorbike and want access to both Rawai and Nai Harn without paying for direct seafront positioning. It is less suitable for a buyer whose definition of Phuket living is walking out of the gate onto a swimmable beach. The address also deserves a small note: project-level sources use 136/112 Moo 4 for Saiyuan Estate, while Onyx-specific listings often use 136/114. The map point in this dossier is therefore estate-level, with a deliberately wider accuracy radius.
Project portals list 24-hour security, CCTV, a communal gym, parking, reception and hotel-style management; older descriptions also mention a communal garden and management office. Those amenities are relevant, but they should be verified as current services rather than assumed to operate exactly as they did when the estate launched. Mature villa communities can change operators, service scope and fee structures over time. One active listing reports a monthly common-area fee of THB 3,900, while other listings show different figures. The practical due-diligence request is straightforward: obtain the latest management invoice for the chosen villa, the current service schedule, any rules on rentals or pets, and written confirmation of outstanding fees before transfer.
Ownership is the part of the transaction where a foreign buyer should slow down. Thailand's government guidance states the general rule that foreigners normally cannot own Thai land directly, while a registered long-term lease is generally capped at 30 years. A current ONYX resale advert references a Chanote title for that specific plot, but this should not be projected across every villa in the estate. The same advert markets a Thai-company ownership route, while another resale description refers to house ownership combined with leased land. These are not interchangeable structures. A share acquisition in a company is not the same thing as acquiring land title personally, and it should never be treated as a shortcut around foreign-ownership restrictions. The selected villa needs a title search, ownership-chain review and independent legal analysis of the land, building and any registered lease.
The project's age is not inherently a negative. It means the surrounding neighbourhood is established, access roads can be inspected, rental demand can be observed and buyers can compare several actual homes. The limitation is that portal data has become inconsistent over time: while the project completion is widely recorded as 2009, individual listings show construction years such as 2013, 2015 and later. That may reflect renovations, rebuilt components or simple listing-data errors. For a buyer, the correct response is not to guess which year is 'right' but to inspect the specific villa. Roof condition, moisture, drainage, electrical capacity, air-conditioning, pool equipment, plumbing and any unregistered additions deserve more weight than a year-of-build field copied between portals.
Ownership format
For a foreign buyer, the house and the land need to be analysed separately. Foreign nationals generally cannot own Thai land directly; a specific resale may instead use a registered land lease of up to 30 years with separate rights to the building. Three-bedroom resales currently range from compact homes around 120 sqm to larger villas around 160 sqm. Some listings include a separate guest room, terraces or expanded outdoor areas, so the usable layout needs to be judged villa by villa.
Legacy project pages also mention four-bedroom villas, while Phuket.Net describes the overall estate as 2–4 bedrooms.
