Why this project is worth a look
Finished, inspectable homes
The project is consistently shown as completed in January 2009, so a buyer can inspect the actual building, pool, plot and surroundings. With an older resale villa, the condition of the roof, electrical system, water supply, air-conditioning and outdoor structures often matters more than a polished project brochure.
Meaningful choice of size
Current listings include both three- and four-bedroom homes with very different internal and land areas. That creates genuine choice, but it also means there is no single representative Rawai Grand House villa: each property should be compared on its own condition, plot, layout and legal package.
Southern Phuket setting
The Soi Wasana address sits in Rawai with practical access toward the seafront and Nai Harn. It is a location for buyers who intentionally want southern Phuket rather than people who expect convenient daily access to every part of the island.
Due diligence matters
Public project data is inconsistent: the official Rawai Grand House presence is hotel-focused, while property portals classify it as a villa project, and even the reported unit count varies. A specific resale can still be viable, but value should be assessed only after the land title, plot boundaries, ownership chain, facility rights and recurring obligations are documented.
About the project
Rawai Grand House is an established property in Rawai on southern Phuket. Major property portals classify it as a house-and-villa project completed in January 2009, and the current resale market includes three- and four-bedroom villas. The homes are not a uniform developer inventory: one three-bedroom listing shows about 191 sqm of usable area, another is 429 sqm, while a four-bedroom villa is listed at 230 sqm. A buyer is therefore choosing an individual existing property with its own plot, fit-out, maintenance history and legal structure rather than selecting a standard new-build unit.
There is an important identity issue behind the project name. The official Rawai Grand House website at 86/22–25 Moo 2, Soi Wasana presents the property primarily as a 24-room hotel with a pool, restaurant, gym and other guest facilities. At the same time, FazWaz, Dot Property, Thailand-Property and Hipflat all maintain Rawai Grand House as a residential house-and-villa project and attach genuine resale listings to it. We did not find a primary residential document explaining the legal relationship between the hotel operation, the villas offered for sale and the shared facilities. For a buyer, that means amenities shown on portal project pages should not be treated as contractual ownership rights until the relevant title, management and access documents have been checked.

The location itself is reasonably well established. Rawai Grand House publishes an address on Soi Wasana off Viset–Nai Harn Road in Rawai, Mueang Phuket. Mapping and hotel sources place it close to Rawai Park and the Rawai seafront, while property portals put Rawai Beach at roughly 1.3 km. This is a practical southern-Phuket setting with restaurants, local shops and access toward Nai Harn, but travel times to international schools, central Phuket and the airport can vary materially with traffic.
Pricing should be read as resale evidence, not as a developer price list. As checked on 9 September 2026, the lowest live FazWaz offer we found was THB 9.9M for a four-bedroom villa with a stated 230 sqm indoor area. Other active examples were substantially higher, including about THB 13.1M for a 191.25 sqm three-bedroom villa and THB 28M for a 429 sqm three-bedroom property. These homes differ in plot size, storeys, condition, equipment and potentially ownership history, so a simple price-per-square-metre comparison would miss much of what drives value.
The strongest case for Rawai Grand House is that buyers can inspect a finished home, an established neighbourhood and the actual condition of the property rather than relying on future construction promises. The trade-off is that due diligence moves from construction risk to existing-asset risk: building condition, pool and mechanical systems, plot boundaries, land title, registered ownership, liabilities and any ongoing management obligations all matter. The relationship between the villa and the hotel-style facilities is another item that should be evidenced in documents before it is priced into the purchase decision.
Ownership format
A foreign buyer cannot directly own the land under a villa in Thailand. Current Rawai Grand House listings refer to Thai-company ownership for some properties, but that should not be treated as a universal or automatically safe structure. The land title, the registered owners of the land and building, and a lawful ownership structure for the specific buyer need to be checked for each villa; nominee arrangements should not be used.
Home types & sizes
A current resale listing shows a three-bedroom, three-bathroom villa with a private pool. The stated land area is 477.73 sqm; these figures describe the individual property, not a standard project-wide configuration.
Another listing describes a two-storey 429 sqm villa on a 700 sqm plot. That listing also states a Chanote land title, but this evidence applies to that specific property and does not establish the title position for every home marketed under Rawai Grand House.
The lowest-priced live listing we found is a single-storey four-bedroom villa with a private pool and a 640 sqm plot. The listing refers to Thai-company ownership; that structure should neither be assumed for other villas nor accepted without separate legal review.
This is not an official developer unit schedule. These are examples of villas actively marketed on the resale market as of 9 September 2026. Inventory changes, so internal area, land plot, furniture, pool and legal structure must be verified for the individual property. Location
- Soi Wasana in Rawai places the property in southern Phuket between the Rawai seafront and the route toward Nai Harn.
- Rawai Park is roughly 200–300 metres away according to mapping and hotel sources.
- Property portals place Rawai Beach at about 1.3 km; actual travel time depends on the route and traffic.

A Thai corporate-data source lists RAWAI GRAND HOUSE ESTATE COMPANY LIMITED at the same address, but the company was registered on 15 May 2009 while property portals date project completion to January 2009, and FazWaz explicitly shows Developer: N/A. We therefore do not identify that company as the developer without primary documentation.
- The residential unit count conflicts across major portals. FazWaz shows 4 units, the English Hipflat page shows 5, while other Hipflat versions and aggregators report different figures or no count at all. We did not find a primary project register or master plan that resolves the discrepancy.
- The official Rawai Grand House website presents a 24-room hotel, while property portals market villas under the same project name and display hotel-style amenities as project facilities. A specific villa owner's legal right to use the pool, gym, restaurant or other shared areas needs to be evidenced in management or title-related documents.
