Rawayana South Condo is a low-rise condominium under construction in Rawai, on Phuket's southern coast. The identity is clear: Phuket9 currently lists Rawayana South separately from Rawayana North, Rawayana East Villas and the completed villa products around the same destination. The current developer project page describes South as four buildings with 108 units and marks the stage as Under Construction. Major live project databases still point to December 2026 as the expected condominium completion date. A wider Rawayana Beachfront Village timeline extends into 2027, so the two dates should not be treated as interchangeable. For a buyer today, South remains a pre-completion purchase rather than a finished home that can be inspected in final condition before signing.

Scale is one of the easier parts of the project to understand. There are four floors in each of four buildings and 108 units in total. Phuket9 now states a 5,885 sqm land area and a minimum unit size of 36.6 sqm. Several property platforms display 4,500 sqm as the project area. Those figures are not averaged here: they appear to describe different measurement bases, and neither source defines them well enough to turn them into a single number. What matters in practical terms is that South is a low-rise cluster rather than a high-density tower. That should make building position, pool frontage, vehicle movement and the relationship with the surrounding village infrastructure more relevant than a simple 'high floor versus low floor' choice.

The apartment mix is broader than the project size might suggest. Current sales databases and Phuket9 materials show studios plus one-, two- and three-bedroom homes. Type E is the compact studio family, with an active 36.6 sqm example and other project material around the high-30-sqm range. Type F is a notably large one-bedroom layout at about 72.6 sqm. Type D is a roughly 62.4–62.6 sqm two-bedroom, while Type A sits around 71 sqm with certain ground-floor versions marketed with pool access or a private water feature. Types C and B are the larger three-bedroom layouts, at 97.2 sqm and 119.2 sqm in the more recent plan set. This is a project where bedroom count alone is a poor guide to space: the one-bedroom Type F can be larger than some two-bedroom units.

Pricing is also better read as a live market snapshot than as a single project headline. As of 26 August 2026, the lowest active or recently active public offer found in the research was THB 5,385,600 for a studio around 36.6–37 sqm. At the same time, FazWaz's current project inventory starts closer to THB 5.96 million. That gap is not reconciled by averaging: different portals show different stock, and individual units move between available, reserved and sold status. The THB 5,385,600 figure is therefore used only as the lower market anchor observed on the research date. A buyer still needs a fresh unit-specific quotation confirming the exact unit number, ownership form, furnishing, payment milestones, transfer costs and whether the quoted inventory is genuinely available.

South is not a stand-alone residential building dropped into an ordinary street. It is being developed as part of the much broader Rawayana Beachfront Village. The developer's current South page highlights a pool, covered parking, furnished residences and rooftop space. Large property databases additionally list a gym, lobby, children's pool, garden, security and CCTV. The wider destination includes or plans family and commercial facilities such as MixxMall Rawayana, restaurants and cafés, Rawai Kids Park and Rawai Park Language School. That ecosystem can be genuinely useful for owners who want daily services nearby and for guests who value a resort-like cluster. It also creates a due-diligence question: amenities belonging to the wider village are not automatically the condominium's common property, and access, charges and operating hours may follow separate rules.

The Rawai setting deserves more explanation than the phrase 'near the beach'. This part of the coast is a working waterfront as much as a leisure strip: long-tail boats, island transfers, seafood and restaurants are central to its character. Phuket9's current South page says 100 metres to the beach, while an older official sales kit and many syndicated listings still repeat 10 metres. The current developer number is used in the main record, with the discrepancy preserved rather than hidden. More importantly, Rawai Beach should not be assumed to offer the same day-to-day swimming experience as a classic sandy resort beach. Buyers whose priority is an easy swim every morning should compare the actual journey to Nai Harn and Ya Nui rather than buying on the word 'beachfront' alone.

Foreign ownership needs specific to the project verification here. Thai condominium law permits qualifying foreign buyers to hold units freehold only while aggregate foreign ownership remains within the statutory 49% limit of total unit area. Public Rawayana South sources are not fully aligned: an active FazWaz unit card displays Foreign Quota among the ownership options, while a unit page updated in July 2026 by another agency describes leasehold for non-Thai buyers. Phuket9's current South page does not publish the legal form for available inventory. The dossier therefore does not assign one universal ownership form to the project. Before reservation, the selected unit needs written confirmation of its legal structure and, if foreign freehold is offered, current quota availability.

Published operating costs are reasonably visible for a project that is still under construction. Major databases show a common-area fee of THB 60 per sqm per month and a one-off sinking fund of THB 500 per sqm. These rates are recorded as published inputs, not multiplied into a unit total here. The wider management concept introduces a second layer of questions: which services are covered by the standard condominium fee, which relate to optional hotel or rental management, and which village facilities are simply commercial services paid when used? The answer should come from the current juristic-person or management documents and the sale contract, not from projected-yield marketing. No developer return forecast is treated as a fact in this dossier.

The payment schedule is less settled in public sources than the physical project data. Older syndicated pages show a reservation payment followed by several percentage instalments. Other sales material refers to a 35% initial payment, while a 2026 unit listing describes four instalments linked to construction progress and transfer at completion. Because these versions cannot all be the universal current schedule, no down-payment percentage has been entered as a fixed project fact. This is exactly the sort of field that must be taken from the current reservation and sale agreement for the selected unit. The same caution applies to completion: the developer still says Under Construction, so physical progress, handover timing and any contractual remedies for delay should be checked again immediately before money is committed.

Taken as a whole, Rawayana South is a specific Rawai proposition rather than a generic Phuket condo. Its defining combination is four low-rise buildings, a wide apartment mix, a furnished resort-oriented product and direct integration with the developing Rawayana Beachfront Village. It suits buyers who deliberately want the southern Phuket lifestyle and who see value in the surrounding family, retail and hospitality infrastructure. It is less convincing for someone seeking an already completed residence, a conventional swimming beach literally outside the lobby, or a quiet stand-alone residential compound with minimal visitor traffic. The decision should ultimately turn on the selected unit and documents: current foreign-quota availability, the live payment schedule, exact common and management charges, building position, and a construction-status check are more important than any advertised yield percentage.
