Why this project is worth a look

Only five homes

The development is a compact five-villa collection rather than a large residential estate. That makes the individual plot position and neighbouring buildings especially important when judging privacy.

A pool of your own

Each home is marketed with its own pool and sun deck. Personal access is appealing, although cleaning, treatment and equipment upkeep remain ongoing ownership costs.

A usable two-bed layout

Two bedrooms, two bathrooms, a kitchen and furnished living space make the product easy to understand. A resale inspection must still establish what has been retained and its condition.

Reported July handover

Royal Bali Group says the homes were delivered in July 2026. A buyer may therefore inspect a real building, while the individual transfer documents and occupancy permissions require separate confirmation.

Management is an option

The developer promotes short-stay management, but the value lies in the actual services and contract. No published projection should be mistaken for the net income of a specific villa.

About the project

Olympus One is a five-villa development in the Canggu area of Bali, associated with Royal Bali Group. The developer describes all five properties as sold and handed over, rather than still available off-plan. That makes the buying question unusually specific. As of 21 October 2026, the public materials do not establish an available unit at a verified resale price. Someone interested in Olympus One would therefore need a named villa and an identified seller before discussing a purchase. A finished building offers more to inspect than an architect's rendering, but it does not tell you what legal interest, if any, a later purchaser can acquire. The project's sales status and the owner's transferable rights are separate questions, and both matter.

The name sometimes appears as Olympus 1 or Olympus I. Those variants refer to the same five-home scheme in the material reviewed. Olympus Two is a separate project, even though the developer markets both under the Olympus name and their descriptions share architectural features. It would be a mistake to carry a floor plan, rooftop amenity, financial projection or sales term from Olympus Two into a decision about Olympus One. Royal Bali Group's completed-project portfolio lists five individual two-bedroom villas, all described as sold. The numbered presentation helps establish the scale of Olympus One, but it is not a title register. Any future resale offer must identify the precise house and the land rights or contracts attached to it.

Price information needs particular care here. The primary Olympus One page displays US$0 while also stating that the project is sold out; zero is a website placeholder, not a transaction price. Harper Wellington has a marketing page showing US$300,000 for Olympus One, but the page groups it with off-plan opportunities and does not establish an available resale unit on the review date. This is historical or undated promotional evidence, not a reliable current asking price. If a completed unit enters the market, value will depend on the rights that remain, the physical condition, operating costs, permitted use, tenancy obligations and whether the seller can complete the assignment. Comparing asking prices without aligning those terms can produce a false sense of a bargain.

Location is the largest practical information gap. The developer places Olympus One in Canggu, and a separate sales page describes it as North Canggu. Neither gives a verified road name, parcel address or project pin. The pages suggest proximity to beach clubs and cafés, but do not substantiate a route or travel time to a particular venue. For a home buyer, access can matter more than a broad neighbourhood label: lane width, drainage, traffic and surrounding construction all affect daily use. For a short-term rental, clear directions and a reliable way for guests and drivers to reach the property matter just as much. The precise site should be established before assigning value to any neighbourhood comparison.

Each villa is marketed with two bedrooms, two bathrooms, an open living space, a kitchen and extensive glazing. Outside, the advertised arrangement includes a private swimming pool, a sun deck and a landscaped garden. It is a coherent layout for people who want their own pool without taking on a much larger house, and the division into two bedroom suites could suit occasional visits by friends or family. Privacy still depends on the actual plot. A pool enclosed by walls can feel different from one overlooked by neighbouring upper floors, while landscaping may conceal or expose sightlines as it matures. The materials do not establish the pool's dimensions, garden area or each villa's position relative to its neighbours.

The public project card gives a build size of 180 square metres. That is a useful initial description, not a substitute for measured internal space or an as-built plan for each property. The same card labels 1,938 square feet as land size. No survey or title plan accompanies that claim, so the land measurement cannot be treated as independently established. A buyer should be able to distinguish building area, usable rooms, and the boundaries of the land or contractual premises. This distinction affects not just price comparisons but future maintenance, permitted alterations and what is included when a villa changes hands.

The developer's inclusion list mentions furniture, kitchen appliances, smart-home controls, air-conditioning, fibre internet, water filtration and a parking space. These features are relevant because they shape how much work is needed before personal use or guest accommodation. Yet a specification written before handover does not necessarily describe a resale property months or years later. Equipment may be replaced, modified or taken out of service; a buyer's inspection should establish what will remain and how it works. Royal Bali Group also advertises a ten-year warranty. The public page does not provide terms showing the covered components, exclusions, responsible entity or transferability to a subsequent owner. A warranty is only useful when those details can be enforced.

Royal Bali Group is not simply an unattributed name on a listing. Udayana University reported on 7 October 2026 that PT Dillenger and Conquest Partners, identified as Royal Bali Group, had entered into a cooperation agreement with the university. That independently supports the group's corporate identity. It does not establish that the same company holds the land under Olympus One, built every villa as the contracting developer or has authority to sell a particular completed unit. A development group can include different entities for construction, landholding, operations and sales. Those roles matter when funds are transferred, warranties invoked or a later buyer needs consent to assign a right. The identity of the contracting and receiving parties must come from transaction documents, not branding alone.

Property rights in Indonesia are especially important for foreign buyers. Hak Milik is a form of land ownership that should not be presented as freely registrable in the name of a foreign individual. Depending on the legal conditions, residential arrangements may involve Hak Pakai, a right to use land, or a title such as Hak Guna Bangunan held by an eligible entity. A private contractual lease is different again. Nothing reviewed establishes which of these structures applies to the five Olympus One villas or what an incoming buyer would receive. A resale of a lease-backed villa, for example, is not automatically a fresh lease for the same original duration. The remaining term, transfer restrictions, consent requirements and enforceable renewal language would determine whether the advertised deal works for the buyer.

The developer reports a July 2026 handover and presents Olympus One as part of its delivered portfolio. It also says the villas are operating as short-stay accommodation. A separate property-marketing website, Orvena, still carries an end-2025 completion date, apparently an earlier scheduled milestone rather than evidence of an actual 2025 handover. The current developer account deserves more weight for the reported delivery month, although the conflicting dates should remain visible. Neither a portfolio statement nor a sales photograph substitutes for an individual handover record, confirmation of lawful use or a survey of the building you may buy. For a completed property, the test is whether that specific villa can be inspected, occupied and transferred on clear terms.

Completion also has a regulatory meaning beyond the developer's construction timetable. Indonesia's building framework uses PBG for building approval and SLF for certification of fitness for use; older buildings may involve earlier forms of approval. Neither a project-specific PBG nor an SLF was available in the reviewed public sources. This is not evidence that the certificates do not exist. It means the public dossier cannot confirm them against an identified parcel or building. An intended holiday-rental business raises a further question: whether the permitted land use and the operator's licensing actually cover the proposed activity. A statement that a property is rental-ready describes a commercial proposition, not a finding that every necessary permission has been granted.

The advertised rental-management option is worth examining separately from ownership. Royal Bali Group says its hospitality operation manages guest services and maintenance, and it presents Olympus One as a delivered short-stay project. That may be attractive to an overseas owner, but the project's public material does not establish a complete operating agreement, a current fee schedule or a verified income history for any numbered villa. Would cleaning, pool treatment, utilities, linen replacement, repairs, local taxes and emergency call-outs come out of revenue or be charged separately? Could the owner block peak-season dates for personal use? These questions change the actual experience and economics of ownership. The percentages and payback estimates on developer pages are marketing scenarios, not audited results and not a reasonable basis for predicting an individual property's return.

The useful conclusion is not that Olympus One is either a safe purchase or an unattractive one. It is a small, reportedly delivered collection whose basic design and developer identity can be described, but where the decisive sale-specific information is still private. A genuine next-stage opportunity would come with a specific villa identifier, a current offer, evidence of the seller's authority, the underlying land and occupancy documents, the operating contract if applicable, and records of real costs and rental receipts. Physical inspection should then test the finishes, services, access and pool condition against those records. Until that package is available, Olympus One is best understood as an existing scheme to follow for possible resales, not a new launch offering units at a published entry price.

Best for: Buyers seeking a self-contained two-bedroom villa with a private pool rather than an apartment or a large estate. The published layout is specific enough to shortlist the concept, but the individual home still needs inspection.; People who prefer evaluating built property. With a July 2026 handover reported by the developer, any genuine resale can be compared with physical condition and a villa-specific documentation package.; Owners interested in some personal use alongside short stays. Management is advertised, but rental permissions, operating charges and reserved owner dates must be established in the actual agreements.; Purchasers willing to investigate the secondary market, remaining title or lease duration, operating records and seller authority. The developer does not advertise remaining primary-sale inventory.; may not suit: Anyone expecting to select an available new-build villa at a verified public price: the developer labels all five sold, and no current unit-specific resale offer was established.; Buyers who need a confirmed foreign-purchaser ownership structure and known remaining term before making a shortlist: the underlying Olympus One documents have not been published.; Investors relying on advertised rental yield as proof of cash flow: unit-level revenue, costs, management terms and permissions are not publicly verified..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • No verified street address, parcel boundaries or project coordinates were found. The published 180 sqm build size is not an as-built measurement; the website's 1,938 sq ft land figure lacks a supporting survey or title plan.
  • The land title, transferable interest and remaining term, contracting seller entity, project-specific PBG and SLF, and permissions for holiday-rental use were not available. Royal Bali Group's corporate connection to PT Dillenger and Conquest Partners does not establish the owner of Olympus One land.
  • The developer reports delivery in July 2026 while Orvena retains an end-2025 completion entry; an independent handover record was not reviewed. All five homes are marked sold, the official US$0 figure is a placeholder, and a separate US$300,000 advert is not evidence of a current resale price.
