The official mix includes standard one- and two-bedroom apartments, duplex formats and a large three-bedroom. Buyers can choose for lifestyle rather than simply buying the next size up, provided the resale listing is checked against the actual title area and plan.

Amenities with real scale

The sports arena, pools, fitness, yoga, jogging and landscaped areas are meaningful parts of the scheme. Tower and floor selection therefore affects daily experience: easy amenity access may be attractive to one buyer and too busy for another.

Pet-friendly by design

The developer still treats M Jatujak as a pet-friendly residence and held a pet-focused resident event in 2026. The practical test is the current juristic-person rulebook, which should be reviewed for animal limits and use of common areas before purchase.

Major property portals each show substantial sale inventory, although portal counts include duplicates and should not be treated as a census of unique units. For a buyer, that depth of supply is useful: you can compare several apartments of the same nominal type instead of accepting the first unit presented by an agent.

The address is 888 Soi Phahonyothin 18 in Chom Phon, Chatuchak. The project sits between several rail stations rather than being attached to one: public project profiles place Kamphaeng Phet MRT, Chatuchak Park MRT, Mo Chit BTS and Saphan Khwai BTS roughly within a 300–600 metre range depending on the station and route used. That distinction matters. This is not a direct-station residence, but it offers more than one realistic transport option, which can be more useful for daily life than a single-line address.

The development is large: 864 units in two high-rise towers. Tower A has 32 storeys and 459 units; Tower B has 34 storeys and 405. They are two buildings within the same project, not separate phases. The scale brings both choice and trade-offs. A large resident base can support extensive common facilities, but it also means a buyer should pay attention to lift traffic, the position of the unit relative to amenity floors, common-area activity and the practical differences between the two towers. Project name alone is not enough to compare resale units here.

The current project fact sheet shows a broader unit mix than a typical compact Bangkok condominium. One-bedroom formats run from about 28.16 to 35.98 sqm, while one-bedroom duplexes are approximately 46.57–57.17 sqm. Conventional two-bedroom units are listed at roughly 49.83–65.70 sqm, two-bedroom duplexes at 80.52–80.64 sqm, and the current specification lists a 119.55 sqm three-bedroom. This variety is one of the project's practical strengths, but resale buyers should match the advertised area and configuration to the title and actual unit plan rather than relying on an old brochure label.

Amenities are unusually prominent in the original design. The project includes a sports arena, swimming pools, fitness areas, yoga facilities, a multi-terrain jogging route, reading or library space, sauna and steam rooms, landscaped areas and pet facilities. Major pool and fitness functions are split between the upper level of Tower A and the eighth floor of Tower B. That makes tower selection more than a view question: proximity to active common areas can be a benefit for one resident and a source of foot traffic or noise for another.

The pet-friendly positioning is real enough to matter. Major Development continues to describe M Jatujak as pet-friendly and held a resident-and-pet event at the project in 2026. Still, a buyer with a dog or cat should ask for the current condominium juristic-person rules before committing. Pet policies can include size, number, registration, lift or common-area restrictions, cleaning rules and other conditions that are not explained by a marketing label. A building can be genuinely pet-friendly while still having rules that make a particular household a poor fit.

Foreign ownership needs unit-level verification. Thailand's condominium rules allow foreign freehold ownership only within the statutory 49% foreign quota of the total condominium area. A 2018 report on M Jatujak's original sales said the foreign allocation had been fully taken at that time. That does not establish the quota position in 2026 because resales can change the ownership mix. A foreign buyer therefore needs the condominium juristic person's current quota confirmation for the specific unit before transfer, together with the normal title, debt-clearance and funds documentation required for registration.

The project has been operating for years, so due diligence shifts away from construction risk and toward building and unit condition. A resale buyer should look at the juristic person's financial position, major maintenance history, sinking-fund use, common-area condition, seller arrears, air-conditioning and plumbing inside the apartment, and any renovations that may have altered the original plan. Public project profiles continue to show a common-area fee of around THB 50 per sqm, while the 2017 DDproperty review described that figure as monthly. It is useful as a historical and public reference, not a substitute for the current statement from building management.

Asking prices in October 2026 start at about THB 3.1M on major resale portals for compact one-bedroom units around 28–28.5 sqm, while other project catalogues show a higher floor around THB 3.45M. These are asking prices, not achieved transaction prices. A low listing can reflect a motivated seller, a tenancy, weaker view, dated interiors, floor position or title/quota circumstances. M Jatujak has enough resale supply that a buyer can build a proper comparable set and investigate the reason for a discount instead of treating the cheapest listing as the market.

One data point should not be presented with false precision: the exact completion or registration year. Credible public records variously show 2017, November 2017 and 2018, while some current portal metadata also contains a 2015 date that conflicts with the documented construction timeline. A 2018 delivery report said customer move-ins and transfers were being rolled out from August of that year. The sensible conclusion is that the project is long completed and operational, but the exact documentary date should come from condominium records if it matters to financing, valuation or a contract.

For an owner-occupier, M Jatujak can work well when transport choice, substantial shared facilities, pet acceptance and a broad range of layouts outweigh a preference for low density. For an investor, the large and visible resale/rental market is useful for price discovery, but listing volume is not proof of fast liquidity or a particular yield. For either buyer, the decision should be made at unit level. The project has already proven what it is; the remaining work is to identify which apartment, ownership status and physical condition justify the asking price.

Ownership format

Condominium freehold is possible, but a foreign buyer can register freehold only within the statutory 49% foreign-ownership quota by condominium area. If quota is unavailable for the selected unit, foreign freehold cannot be registered; a registered lease of up to 30 years may be an alternative where the seller and documents support it, with any extensions depending on the contract.
