FazWaz contains a conflicting one-building description, which is why this dossier does not invent a tower-by-tower split or unit count. The scale matters in practical terms: this is a substantial urban condominium with a visible resale and rental market, but a large resident base also makes current management quality, sinking-fund discipline and upkeep of shared facilities more important than the original sales positioning.

Individual DDproperty listings often present the location as 23 Inthamara 2 Alley, and Hipflat uses 470 Soi Sutthisan Vinichai 2. The evidence points to different addressing conventions around the same complex rather than separate developments. The registry therefore uses the 132/30 address supported by Home.co.th, PropertyHub and BaanFinder. The coordinates come from a Kasikornbank repossessed unit recorded inside the condominium, so the map should be treated as a project-area location rather than a promise of an exact entrance pin.
Saphan Khwai is the relevant rail station, with the major project portals placing the condominium roughly 800–900 metres away. That is close enough to make the Sukhumvit Line genuinely useful, but it is not a station-front building. A buyer planning to commute should walk the actual route at the times that matter, particularly because heat, crossings, pavement quality and the chosen building entrance affect the experience more than a straight distance figure. The surrounding Phaya Thai–Saphan Khwai area is already mature, with everyday retail, hospitals and the wider Chatuchak district nearby; the location is about established city convenience rather than a future infrastructure thesis.
The development is sold out from the original developer and now trades as a resale asset. That distinction is important for price interpretation. Home.co.th still displays a legacy starting figure, but the meaningful reference in 2026 is current asking stock. DDproperty showed an entry listing at THB 2.27 million published on 20 August 2026, while PropertyHub continued to carry active sales through late September. Asking prices vary widely because units differ in size, renovation, furnishing, floor, outlook and ownership status. The lower figure is therefore a market anchor, not a project-wide price promise.
The secondary market also gives a clearer picture of usable unit sizes than the old summary pages. Current 2026 listings show compact studios around 30–32.6 sqm, one-bedroom units from roughly 30 sqm into the mid-40s, and two-bedroom units commonly around 60–69 sqm. Historic portal specifications do not align perfectly: DDproperty quotes 30–52 sqm for one-bedroom layouts and 61–63 sqm for two bedrooms; FazWaz gives 37.5–45 sqm and 67–69 sqm; PropertyHub separately lists a 30 sqm studio and a 68 sqm two-bedroom type. Rather than merge those figures into a fictional official schedule, the unit cards below reflect sizes actually observed in the current market and flag the original-layout discrepancy.
The common facilities are conventional but useful: swimming pool, fitness room, landscaped or recreation space, children’s area, parking, lifts, access control, CCTV and 24-hour security are supported across PropertyHub, DDproperty and FazWaz. DDproperty also refers to lobby and shared service rooms. In a 2005 condominium, however, the checklist is only the starting point. Buyers should look at the present condition of the pool deck, gym equipment, lift interiors, corridors, car park, waterproofing and visible repair work, then compare that impression with juristic-person accounts and planned capital expenditure. PropertyHub carried numerous fresh rental listings in late September and early October 2026: studios and one-bedroom apartments around 30–46 sqm were commonly advertised in the low-to-mid teens in thousands of baht per month, while two-bedroom units around 60–69 sqm ranged broadly from the high teens into the 20s, with some asks reaching THB 30,000. Those figures should not be turned into a headline yield without examining furnishing, vacancy, agent fees, common charges and the actual achieved rent. Their value is that a prospective investor can benchmark a specific apartment against competing units in the same buildings instead of relying on a generic neighbourhood forecast.
This is therefore a project where selection discipline matters more than branding. The same condominium can contain an inexpensive compact unit needing work, a well-kept one-bedroom suitable for long-term occupancy, or a larger renovated two-bedroom priced at a substantial premium. Noise exposure, view, internal systems, renovation quality, outstanding common fees, foreign-quota eligibility and the seller’s documentation can all change the economics. Buyers who are comfortable underwriting a mature building may appreciate the visible market depth and established location. Buyers who want developer warranties, a uniform new-build finish or a fixed payment plan should look elsewhere.
