Why this project is worth a look
A building you can inspect
Completion in 2020 means buyers can judge the lobby, communal areas, lifts and the precise apartment being sold. The principal uncertainty is the resale property and its documentation, rather than whether the tower will be built.
Shared space beyond the apartment
The pool is on level 37 and the gym, meeting areas and lounges occupy level 38. These spaces can make compact homes more liveable for people who genuinely use the building outside their front door.
Neighbourhood life on your doorstep
Ekkamai and nearby Thong Lo offer food, errands and places to meet without leaving the district. The exchange is busier streets and a meaningful trip to the BTS, not a station immediately below the building.
Several ways to use limited space
Original plans range from small one-bedroom homes to 38 sqm one-beds and compact two-bedroom layouts. Their usefulness varies with furniture, storage and how many people need privacy at once.
An honest entry-price reference
A THB 3.79 million asking price is visible in October 2026, but the unit is marked Thai quota. That distinction helps foreign buyers avoid confusing an attractive listing with established freehold eligibility.
About the project
Buying at XT Ekkamai in 2026 is a resale decision, not a bet on an unfinished tower. The building was completed in 2020, and its basic configuration is clear: one 38-storey residential tower with 537 homes, a separate automated-parking structure, and a substantial collection of shared spaces. Sansiri is the developer brand associated with the scheme. What is less uniform is the apartment you can actually buy. Ownership status, tenant occupancy, furnishing quality and the seller’s asking price can vary substantially inside the same completed development.
Start with the title, because the lowest advertised price may not be the lowest price available to you. On 10 October 2026, FazWaz showed a 30.08 sqm, one-bedroom resale on the fourteenth floor at THB 3.79 million. The listing was explicitly marked Thai quota. That does not establish eligibility for a foreign buyer seeking freehold title. The project also has advertised foreign-quota apartments, including a one-bedroom example at around THB 4.5 million. Those are individual offers, not a promise that any unit can be converted to foreign ownership or that either price will remain available.

The legal distinction is fundamental in Thailand. Foreigners may own condominium units as freehold within the statutory ceiling of 49% of the total condominium unit floor area held by foreigners. A Thai-quota unit is not simply an identical property with a different label: the building’s current foreign-ownership capacity and the unit’s title position matter at registration. A leasehold contract, if a seller is willing and legally able to offer one, gives a different set of rights and should not be described as outright ownership. The condominium juristic office and the Land Department documentation are essential parts of the answer.
There is also a funding trail to get right. Government guidance for foreign condominium purchases sets out requirements for incoming foreign-currency transfers and bank evidence used when registering ownership, with specific exceptions depending on a buyer’s status. The remittance purpose and the person receiving the money should agree with the intended purchase. It is sensible to establish the legal seller, bank details and transfer-document process before paying a substantial amount. The fact that an agent can arrange a viewing does not establish that the same person should receive the purchase funds.
Ekkamai’s appeal is easy to understand once you spend time on the street. Restaurants, cafés, supermarkets and places to meet are distributed along the road and into adjoining Thong Lo. DONKI Mall and Big C are familiar local reference points, while hospitals and schools are also part of the wider neighbourhood. This is an established urban address rather than a resort-style retreat. The atmosphere can be convenient and lively, but a unit exposed to road activity may feel quite different from an inward-facing one several floors higher up.
Do not mistake the Ekkamai name for a location immediately beside the BTS. XT Ekkamai sits on Sukhumvit 63, also called Ekkamai Road, around the stretch by Soi Ekkamai 11 in Khlong Tan Nuea, Watthana. Both Ekkamai and Thong Lo stations require a meaningful approach from the building. Published distances differ by route and starting point, commonly around one-and-a-half kilometres or more. Bangkok heat, heavy rain and congestion change the practical cost of that distance. A household taking the train every day should consider the actual door-to-platform journey, not just the station name on a brochure.
For residents who spend substantial time in the building, the amenities are unusually central to the proposition. The ground floor combines the entrance, workspace-style lobby, laundry and other practical areas. A garden breaks up the residential floors at level 25. The pool sits on level 37, with exercise, meeting and lounge spaces concentrated on level 38. Instead of treating this as a list of fashionable facilities, consider how you would use them: a separate table for remote work, somewhere to meet a friend, or an opportunity to exercise without travelling across Bangkok.
A shared workspace does not necessarily replace a proper desk at home, particularly if calls require privacy. The meeting facilities can help when there is availability, but their value depends on booking rules, opening hours and actual demand. The same applies to the pool and gym. Their existence is documented, while the way people share them in 2026 is something a viewing can reveal far better than architectural imagery. The 2020 completed-building review is useful for understanding how the spaces were originally delivered, not a guarantee that every operational arrangement remains unchanged.
The pool level and top-floor social areas are among the distinguishing elements of the tower, but the quieter pleasures may be closer to home. There is landscaped space on the ground floor, a garden on the twenty-fifth, and another outdoor area over the parking building. These provide changes of scene without a separate journey. Bangkok’s climate still matters: an attractive open-air terrace at sunset may not be an enjoyable work spot in the middle of a hot afternoon. Maintenance, shade and the condition of seating deserve as much attention as the design.
Unit choice begins with an unusually compact range. Sansiri’s original plans show one-bedroom layouts of 29.75–31.50 sqm, another one-bedroom format of 38 sqm, and two-bedroom homes of roughly 45–57 sqm. That is enough variety to serve people who live alone, couples and some small households, but the sizes impose clear limits. Furniture placement and storage are critical in the smaller type. A room advertised as a studio on a resale portal should not automatically be treated as an additional original developer layout; the original official plan categories are the more reliable starting point.
The larger one-bedroom configuration may be particularly interesting to someone who does not actually need a second bedroom. A modest increase in floor area can make an appreciable difference when two adults share the apartment or one person works from home. Conversely, a two-bedroom label on a 45 sqm plan is not a promise of two equally usable bedrooms. Look for the actual width of the second room, bathroom arrangements, circulation space and the location of storage. The fact that a plan provides two bathrooms can be valuable, but only if the rooms themselves function for the intended household.
Interior flexibility was part of the original design story. The launch materials showed alternative ways to arrange some living areas, yet a resale buyer acquires an existing unit, not the original menu of fit-out choices. A previous owner may have retained the developer furniture, changed the layout, replaced appliances or made small modifications. Nothing in the shared project specifications tells you which of those changes have occurred. A well-documented inventory and a close look at the real layout are more useful than assuming all one-bedroom homes at XT Ekkamai are interchangeable.
The building’s vertical organisation also shapes everyday life. Independent project profiles describe four passenger lifts and one service lift, serving a tower of 537 residences. That does not establish either a problem or a lack of one: waiting times depend on traffic through the building, lift performance and maintenance. The position of an individual front door relative to the lift lobby can matter for noise and convenience. A higher-floor outlook may be appealing, but a low-floor apartment with better proportions and less exposure could prove more comfortable for a particular buyer.
Car owners face another distinctive decision. A separate multi-level parking building uses a mechanical system for most spaces. A detailed review of the completed project reported approximately 266 parking spaces overall, or about 49% relative to the number of apartments, with most positions in the automated system. Mechanical parking involves a retrieval process rather than simply driving to an empty bay. Confirm vehicle size limitations, access arrangements and the rights attached to a particular apartment. The existence of parking infrastructure is not evidence that an individual unit comes with an unconditional allocated space.
Running costs deserve their own place in the purchase budget. Project platforms quote THB 69 per square metre per month for common-area maintenance. A THB 600 per square metre sinking-fund contribution is also listed, but that is an original capital-reserve charge, not something that can automatically be treated as a fresh levy on every resale transfer. Ask for the condominium management’s current statement, outstanding payments and any announced special assessments. Ownership expenses also extend to utilities, repairs, tax treatment and, when applicable, letting or management services.
The names attached to the development are worth separating. Sansiri is the consumer-facing development brand; historical project records identify Siri TK Two Company Limited as the original project company, and the scheme was associated with Tokyu during development. A current resale transaction is with the owner of the chosen apartment, not automatically with either developer name. A reputable brand helps establish the project’s provenance, but it does not clear a mortgage, confirm a seller’s authority or certify a particular unit’s foreign quota. Those questions are settled in the individual conveyancing documents.
Rental activity is visible in the market, with both conventional lettings and sale offers involving tenanted apartments. That is useful evidence of how owners use the building, but it is not a measure of occupancy or a guaranteed return. A unit with an existing tenant can offer an observable rent history while also limiting how quickly an owner can move in. Conversely, an empty apartment offers flexibility but may have periods without income. Maintenance fees, leasing costs, furnishing replacement and realistic downtime all belong beside any advertised rent figure before an investment comparison can be meaningful.
The buyer who gets the most out of XT Ekkamai is likely to value the surrounding city as much as the apartment. Having places to eat, shop and meet nearby reduces the need for some trips, while the lounges and work spaces create options outside a compact living room. Someone whose main priority is instant BTS access may be less satisfied. Nor is a high-rise with several hundred households the natural answer for a buyer looking for a very quiet, low-density home. These are trade-offs inherent in the product, not defects that marketing language can remove.
Pet rules illustrate why seemingly small details can decide the outcome. Major project platforms state that animals are generally not allowed unless the condominium juristic office grants permission. A pet owner should not rely on an isolated resale advertisement describing a flat as pet-friendly. It is especially easy to confuse this completed building with the newer XT 10 Ekkamai, which is a separate Sansiri project and markets different living arrangements. They do not share a single identity merely because both carry the XT and Ekkamai names.
There is no standard developer instalment plan to assume for a 2026 resale. Each seller can have a different expectation for reservation money, contract signing, transfer timing, furniture inclusion and treatment of existing tenants. The buyer needs the exact unit title, evidence of seller authority, confirmation of condominium charges, a clear account of encumbrances and a written allocation of transfer-related costs. Those are more consequential than a headline discount. They also reveal whether the asking price is realistically comparable with a different apartment a few floors away.
Ultimately, XT Ekkamai offers an established Bangkok location, a finished and inspectable building, compact unit choices and genuine communal infrastructure. It also asks for compromises: rail access is not at the door, mechanical parking suits some owners better than others, and the cheapest Thai-quota apartment may not be a foreigner’s freehold option. The sensible comparison is between particular units and particular legal terms. When the route to work, floor plan, ongoing costs and ownership documents align, the project can make practical sense; the project name alone is never enough to establish that.
Ownership format
A foreign national may hold a condominium unit as freehold within the building’s 49% foreign-owned floor-area quota. A Thai-quota listing does not by itself convey foreign freehold; any leasehold arrangement would require its own contract and proper registration. The actual unit title and available foreign quota must be established for the selected property.
Unit types & sizes
Best approached as a compact home for one person or a couple who do not need extensive storage. Check the actual bedroom enclosure, balcony access and furniture plan, especially when a resale advert calls the unit a studio.
A potentially more forgiving layout for home working or two residents. Its value is in the real internal arrangement, not the assumption that every larger one-bedroom unit has been furnished to the same standard.
Offers a genuinely separate second sleeping or working room, with two bathrooms in the original specification. The smaller end of the range is still compact, so the second bedroom deserves a close inspection.
The size ranges come from Sansiri’s original unit programme, rather than a census of today’s listings. Resale portals sometimes round sizes differently or label an approximately 30 sqm property a studio, even though the original plans used one- and two-bedroom categories. Figures are not verified net internal areas, and any quoted price belongs to an individual listing rather than the entire layout type. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The tower fronts Sukhumvit 63, commonly called Ekkamai Road, which links Sukhumvit with roads farther north; road congestion is part of the everyday calculation.
- Ekkamai and Thong Lo BTS stations both require a proper walk or connecting ride. Published distances depend on the route rather than indicating a station-side address.
- DONKI Mall, Big C and a concentration of restaurants and smaller shopping destinations help make ordinary errands possible within the neighbourhood.
- The project is in Khlong Tan Nuea, Watthana, Bangkok, and its location is supported by a named OpenStreetMap residential footprint as well as project and market profiles.

- The THB 3.79 million listing is marked Thai quota. Whether that particular unit could be transferred as foreign freehold on the transaction date has not been established, although foreign-quota units are advertised elsewhere in the building.
- Land area is inconsistent across sources: Sansiri’s current project page says approximately 3,200 sqm, while FazWaz and PropertyScout show 4,536 sqm. The discrepancy has not been resolved against registered plans.
- Older reviews mentioned EV charging, a shuttle and access to shared facilities at other XT developments. Their current availability, eligibility rules and charges in 2026 have not been independently confirmed.
