Why this project is worth a look

The station-side advantage

On Nut BTS is immediately beside the tower, making the address particularly practical for someone who uses the Sukhumvit line routinely. The corresponding compromise is exposure to a busy road and rail setting; check the windows and bedroom orientation rather than assuming every floor feels the same.

Something real to inspect

The original developer documented one 30-storey building containing 490 apartments. Because it is an operating condominium, buyers can assess the upkeep, access, facilities and management history directly instead of relying on a promised completion.

A genuine layout choice

Available apartment sizes serve quite different households, from a compact single-person base to shared two-bedroom living. Published bedroom labels are inconsistent, so a viewing and the actual plan can reveal more than a search filter.

Daily errands without detours

On Nut combines rail access with supermarkets, shops and ordinary neighbourhood services. That gives the property day-to-day usefulness independent of its on-site leisure facilities.

Room to negotiate on resale

Different owners advertise units in varied condition and at different prices. The opportunity is to compare live alternatives — including floor, outlook, furnishings and legal readiness — rather than assume one advertised minimum represents every available home.

About the project

The strongest reason to consider IDEO Verve Sukhumvit is not the pool, the exterior styling or an advertised investment return. It is the position of the building beside On Nut BTS station. The development occupies 2077 Sukhumvit Road in Phra Khanong Nuea, Watthana, Bangkok, and comprises a single 30-storey tower with 490 condominium units. Ananda Development is the original developer, and its own reporting places completion in 2011. This is established resale housing rather than a new launch. There is no single developer price list to work through: every available apartment has its own seller, history, condition and set of transaction terms.

Consider the journey home first. Living next to On Nut allows regular users of the Sukhumvit BTS line to reach the station without a separate motorcycle-taxi ride from a deep side street. That convenience may matter more than a longer amenity list in a development farther from public transport. Yet the same setting puts the building immediately beside a busy road, elevated rail infrastructure and a lively station environment. No published project profile can tell you how a specific bedroom sounds at night, whether its windows seal properly or how the view feels from its floor. Those are apartment-level questions, not building-level promises.

On Nut has an everyday, functional rhythm. Supermarkets, small shops, places to eat and the commercial spaces around the station mean a resident is not confined to the facilities inside the compound. Lotus’s Sukhumvit 50 and Century The Movie Plaza Sukhumvit are useful nearby landmarks; Sukhumvit 77, often called On Nut Road, provides another local shopping and dining corridor. A resident who wants the rest of the city can use the BTS line, but someone seeking quiet, shaded walking streets at the front door should look beyond the word “convenient”. Visit the approach on foot during a normal weekday evening, not only at a quiet viewing appointment.

The developer is clearly identifiable, which is valuable in a market where similar condominium names can easily be confused. Ananda’s earlier corporate records describe IDEO Verve Sukhumvit as one residential tower of 30 storeys with 490 units right beside On Nut station. A separate government environmental-assessment registry identifies the condominium juristic person at 2077 Sukhumvit Road and records an approved project report. These sources establish which property is being discussed. They do not establish that the current management company is performing well, that the building has no defects or that an individual sale is legally clean. Those matters require more recent evidence.

Completion dates online need reading with care. Ananda’s 2014 annual report lists May 2011 for the project, while FazWaz states December 2011 and PropertyHub carries a 2009 year-of-completion entry. The company’s account is the firmer basis for describing the development as completed in 2011. For a buyer, however, the exact month is rarely the decisive consideration now. The condition of systems that have been in service for years — lifts, waterproofing, pumps, fire-safety equipment and the building envelope — will be far more informative than choosing between two catalogue dates. Ask the condominium office about maintenance records and significant planned works.

There is an unusual issue in the room data. PropertyHub’s published plan catalogue calls apartments measuring 30.51–35.46 sq m studios, groups 42.60–45.32 sq m as one-bedroom homes, and places its two-bedroom catalogue in the 56.33–63.74 sq m range. Current resale listings do not consistently follow that classification. Advertisers frequently call a 31 sq m apartment one-bedroom, and some describe units around 43–45 sq m as having two bedrooms. A portal’s bedroom count is therefore not a reliable substitute for a measured drawing. It might reflect a partition, a different method of describing the space, or simply inconsistent data entry.

This distinction can change whether a unit works at all. A compact apartment close to transit may be an excellent fit for one person who spends little time at home, but it must still accommodate a real bed, clothing storage, a desk if required and a usable kitchen. In a larger one-bedroom apartment the additional floor space may be more valuable as a comfortable living area than as a cramped extra enclosure. Two-bedroom candidates should be judged on circulation, privacy between sleeping areas, bathroom arrangements and the size left over for everyday life. Look at the original plan and walk through the apartment with the doors closed. Photographs taken with wide-angle lenses will not answer these questions.

The fifth floor is a useful reference point when examining the building. Project profiles place the shared pool, gym and reading room there; a ground-floor reception area is also identified. Listings describe a sauna, landscaped communal areas and a children’s space. This is more than a bare lobby-and-lift condominium, but it is still a shared environment for 490 homes. It would be premature to assume everything advertised in an old brochure remains open, newly equipped or equally available to tenants. Ask for current operating hours and house rules, and inspect the amenities rather than relying on illustrations or an amenities checklist.

Parking deserves its own conversation. FazWaz reports a parking provision equivalent to about half the number of apartments, together with four passenger lifts and one service lift. These are useful building-level details, not a promise of a private bay or instant lift access at the busiest time of day. Confirm whether parking is allocated, first-come-first-served or subject to any separate conditions for the unit. A buyer with no car may place little weight on that issue. Someone who relies on a vehicle, receives frequent visitors or needs regular deliveries should treat it as a genuine part of the decision, particularly at a station-front address.

Ownership costs are another reason to look past the asking price. Public property directories show a common-area management charge of THB 35 per square metre, normally presented as a monthly fee. That is a recorded reference, not a verified 2026 invoice. A condominium can change its budget, collect special assessments or have commitments to major repairs, so the current amount and its payment history need to come from the juristic office. Check the reserve fund, outstanding dues and any approved but unpaid works. A lower purchase price will not feel particularly attractive if it comes with neglected common areas and a significant repair bill soon after transfer.

Asking prices vary meaningfully across portals. One PropertyHub advert, refreshed in early October 2026, offered a 30.98 sq m apartment for THB 3.41 million. Other portals show different starting points: DDproperty’s October listings included units around THB 3.8 million, while FazWaz displayed a higher minimum within its own selection. These are not contradictory valuations of a single identical product. The sites cover different advertisers and stock, sometimes with duplicate agents, and published prices may stay visible after a unit has gone. The THB 3.41 million figure is a lower advertised reference, not an assurance that the apartment remains unsold or that a foreign buyer can take freehold title to it.

Larger apartments cannot be compared on bedroom count alone either. Recent advertisements have included two-bedroom units around 58–64 sq m at substantially higher asking prices than the smallest homes, while some smaller units are advertised with two-bedroom labels too. Floor level, direction, interior alterations, remaining furniture, a tenant in possession and the seller’s willingness to negotiate all affect the choice. The most informative comparison is between units that a buyer can actually inspect and acquire on acceptable terms. A headline “starting from” figure should merely define where the search begins.

For investors, the proximity to a BTS station offers a plausible reason for rental interest but does not establish an achievable return. October 2026 rental advertisements include examples of approximately 31 sq m at THB 17,000 per month, as well as two-bedroom units with quite different quoted rents. Those are landlords’ advertised expectations, not confirmed signed contracts. Vacancy, renewal periods, maintenance, agent fees, furnished-unit wear and any restriction on the intended length of stay all affect what an owner ultimately receives. Use comparable, current apartments as a starting point and test a conservative operating budget rather than multiplying the highest advertised rent into an annual yield.

Foreign ownership is possible in this type of Thai condominium, but it is conditional. Freehold ownership by foreign persons is limited to 49% of the combined area of condominium units in the building. A generic “freehold” tag on DDproperty describes the category of tenure; it does not verify that the particular seller has a unit eligible for transfer into the foreign quota. The building’s juristic person must certify the relevant quota position, and the transfer process also calls for title documentation, a certificate concerning outstanding condominium debts and appropriate evidence of funds brought into Thailand. A proposed leasehold transaction, if any, carries a different legal interest and should not be treated as an interchangeable version of foreign freehold.

A secondary-market purchase also changes the sequence of payments. There is no off-plan instalment calendar to assume here. The buyer needs to know who owns the apartment, whether it is mortgaged, what remains in the home, when possession will be given and how transfer costs are divided. If a tenant occupies it, the tenancy terms and deposit treatment should be understood before committing. Rules on pets, move-in procedures and short stays matter as well. FazWaz describes a general no-pets policy subject to the condominium office’s permissions; a purchaser should seek the current written house rules rather than making plans from a portal summary.

IDEO Verve Sukhumvit is consequently a particularly clear trade-off. It offers a finished, identifiable condominium immediately by On Nut BTS, in a neighbourhood equipped for normal urban routines. In exchange, buyers accept a major-road setting, an older building and a secondary market where individual unit quality and paperwork determine much of the outcome. It deserves attention from rail commuters and purchasers willing to inspect the building carefully. It is a weaker match for those who need a quiet retreat, generous family-sized rooms, assured multi-car parking or a newly completed property. The right apartment here may be a good fit; the development name alone cannot make that decision.

Ownership format

This is a registered condominium. A foreign buyer may hold a unit on a freehold basis only while the building remains within the foreign quota of 49% of aggregate condominium unit area. Availability under that quota has not been established for any particular listing; any leasehold alternative requires its own contractual review.

Unit types & sizes

Compact layouts: studio or one-bedroom listings
30.51–35.46 sq m

PropertyHub files this size band under studios, while many resale agents advertise roughly 31 sq m units as one-bedroom homes. Those labels cannot establish the actual walls or sleeping arrangements. Request the floor plan for the particular title, inspect the living space with furniture in place and decide whether the usable layout works for everyday life.

From THB 3.41M in a listing refreshed on 2 Oct 2026
Larger one-bedroom configurations
42.60–45.32 sq m

The published project catalogue identifies this as a one-bedroom size range, although resale adverts sometimes call similarly sized apartments two-bedroom units. More floor area can improve dining, storage and work arrangements, but a listing headline will not tell you whether a second enclosed room is genuinely practical. Look for the original drawing and inspect the partitions.

Two-bedroom family and shared-living layouts
56.33–63.74 sq m

Published two-bedroom plans sit in this band, though individual listings also show layouts outside it. Bathrooms, living-room proportions and the position of bedrooms vary, making photographs a poor substitute for viewing the actual apartment. Families and sharers should pay particular attention to bedroom separation, storage and which rooms face the road or station.

These published size bands come from the PropertyHub project catalogue, not from an average of listings. Room labels conflict with some DDproperty and FazWaz advertisements. A buyer should rely on the specific apartment plan and registered documentation rather than treating a portal category as definitive. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The building adjoins On Nut BTS on the Sukhumvit line, avoiding an extra road journey to the nearest station.
  • The government registry records the street address as 2077 Sukhumvit Road, Phra Khanong Nuea subdistrict, Watthana district, Bangkok.
  • Lotus’s Sukhumvit 50 and Century The Movie Plaza Sukhumvit are established shopping landmarks around the station.
  • On Nut Road, also known as Sukhumvit 77, provides another nearby corridor of food outlets, markets and local services.
  • The convenience of a station-front address comes with busy-road and elevated-train exposure; a bedroom’s outlook is more useful evidence of noise than a project map.
  • The approach to the building is urban rather than secluded. Viewing the street entrance and pedestrian route after work is worthwhile.

Price & purchase terms

  • Current price: From THB 3.41 million for a 30.98 sq m resale unit advertised on PropertyHub and refreshed on 2 October 2026. This is the lowest identified asking-price reference, not a developer offer or a verified transaction price. A specialist must recheck the specific unit, its availability, final price and sale terms.
  • Completed: 2011

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Regular BTS commuters who prioritise a direct walk to On Nut station over a quieter location deeper within a residential side street.; Single residents or couples who can select an efficient, modestly sized floor plan based on actual room proportions rather than an agent’s bedroom label.; Buyers who want an established condominium, where common areas, access arrangements and management practices can be observed before an offer is made.; Long-term rental landlords willing to compare achievable rents with vacancy risk, routine maintenance, leasing costs and the condition of their own unit.; Foreign buyers prepared to verify title, foreign-quota availability and the banking evidence required for a lawful condominium transfer.; may not suit: Those who put silence and privacy first: the development is beside a major road and an elevated rail station, so exposure must be judged apartment by apartment.; Households seeking very large bedrooms, extensive storage or private outdoor space; the published apartment categories are mostly compact urban plans.; Car-dependent buyers who require a guaranteed dedicated parking bay, especially for more than one vehicle, without having checked building allocation rules.; Purchasers seeking new-build instalments or a contracted rental guarantee. This is completed resale property and no project-wide guaranteed income has been substantiated..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion dates differ: Ananda Development reports May 2011, FazWaz lists December 2011 and PropertyHub gives 2009. we use 2011 based on the developer’s reporting; the exact handover milestone has not been independently reconciled.
  • Room categories are inconsistent across portals. PropertyHub calls approximately 30–35 sq m units studios while many sale adverts describe similar homes as one-bedroom; units around 43–45 sq m also receive differing labels. Original registered apartment plans have not been obtained.
  • No unit-specific foreign-quota certificate, current debt-clearance letter or up-to-date condominium house rules have been examined for the resale properties advertised. General project information cannot establish the legal status or running conditions of any individual unit.
