Why this project is worth a look
Room to live
Published layouts start around 65 sqm for a one-bedroom and run to roughly 100–115 sqm for two-bedroom homes. That space is a genuine differentiator, although in a 2010 project the condition of the individual apartment and building systems matters more than square metres alone.
Southern Phuket base
Saiyuan Road connects the everyday Rawai residential area with routes toward Nai Harn and Chalong. The location works well for buyers who spend real time in southern Phuket and are comfortable using a car or motorbike; it should not be mistaken for a beachfront address.
Built, not promised
Because Palm Breeze has been complete for years, buyers can inspect the actual common areas, building condition and neighbourhood rather than relying on a future-delivery story. The same age makes maintenance records, reserve funds and technical inspection more important.
Visible resale market
There is active 2026 sales and rental inventory, including units advertised in the foreign quota. That gives buyers live comparables, but the price spread is meaningful and reflects renovation quality, floor, outlook, legal status and seller motivation.

The project identity and developer history are well supported, yet several practical details still vary by source or unit. Floor count is inconsistent, current hospitality services are not documented by an official operator page, and freehold eligibility must be confirmed for the specific resale unit.
About the project
Palm Breeze Resort is an established condominium on Saiyuan Road in Rawai, southern Phuket. The useful way to read the word “Resort” here is not as a promise of hotel service, but as a clue to how the development was conceived: private condominium ownership paired with a larger pool of shared leisure facilities than a basic apartment block. Construction was launched in the mid-2000s and the major current databases place completion in November 2010. Today this is a resale project. Buyers are comparing individual homes with different renovation standards, furniture, views, ownership-quota positions and maintenance histories rather than choosing from standardized developer stock.
The project has an unusually traceable early record for a smaller Phuket development of this age. A December 2006 Phuket Gazette construction report named SG One Co Ltd as the company behind Palm Breeze Resort on Saiyuan Road and described an 80-unit condominium scheme. It also set out a five-building plan with a pool, tennis court, gym, restaurant and landscaped common areas. Current portals still converge on 80 residential units and a completed status. What is missing is a current official developer or project website that explains who operates the property today, so present-day management quality should be assessed from the condominium juristic person, current contracts, financial records and an on-site inspection rather than from launch-era material.

Apartment size is one of the clearest reasons Palm Breeze remains relevant on the resale market. Repeated project profiles list one-bedroom homes at about 65 sqm, two-bedroom one-bathroom layouts at roughly 100–103 sqm, and two-bedroom two-bathroom layouts around 114–115 sqm. That is generous space compared with many newer resort-condominium schemes where two-bedroom units can be materially smaller. Current resale stock includes homes close to those original ranges, such as 102.75 sqm, 105 sqm and 114 sqm. The trade-off is age: a large floor plate is valuable only if the actual unit, waterproofing, air-conditioning, plumbing, windows and interior work are in acceptable condition. At Palm Breeze, condition can matter as much as nominal area.
There is a real discrepancy in the published floor count. FazWaz, DDproperty and Lazudi describe seven floors, while PropertyHub gives five. The 2006 construction report confirms five separate buildings but does not provide a reliable final as-built floor count in its text. We therefore use seven floors in the registry because it is repeated by several large current project databases, while keeping the conflicting figure visible rather than averaging or hiding it. For a buyer, the practical answer comes from the selected unit: its building, registered floor, lift access and actual position should all match the title documents and what is physically shown during inspection.
The setting is residential Rawai/Saiyuan rather than beachfront Phuket. That distinction is central to how the project should be judged. Saiyuan gives relatively easy road access toward Nai Harn, Rawai and Chalong and has developed into a year-round residential corridor with restaurants, convenience retail, services, gyms and long-stay housing. The beaches are part of the wider lifestyle, but not something a buyer should assume is outside the front gate. Palm Breeze is therefore better read as a southern-Phuket base for someone comfortable driving or riding locally, not as a walk-out beachfront property. Buyers whose priority is immediate sand-and-sea access should compare the real daily route, not the resort branding.
The amenity list is substantial for an older condominium. Current portals continue to show a communal swimming pool, gym, tennis court, parking, security, CCTV, an on-site restaurant and reception or lobby facilities; some also list a jacuzzi and clubhouse-style spaces. Launch-era material went further, referring to hotel-like services and beach shuttles. Those historical services are useful context but not a current contractual promise. For an owner, the better questions are who manages the common property now, what the common-area fees actually cover, which facilities are operating consistently, and whether any rental-management or hospitality service is provided under a current agreement rather than simply inherited from old marketing copy.
The resale market is active enough to provide price anchors, but not deep enough to justify treating one number as the project’s definitive value. In late August 2026, PropertyHub showed a Kasikorn Bank-linked two-bedroom unit of 102.75 sqm at THB 4.008M. FazWaz simultaneously displayed resale inventory from around THB 5M, including a 114 sqm two-bedroom unit explicitly marked as Foreign Quota. That spread is plausible in an established project where renovation, floor, view, furniture, seller motivation, title status and unit condition vary. The THB 4.008M figure is therefore useful as a low reference point, not as an expectation that every comparable apartment can be bought at the same level.
For a foreign buyer, the decisive legal question is whether the selected condominium can transfer in the foreign freehold quota. Palm Breeze was marketed historically as a freehold condominium, and some current resale listings are explicitly tagged Foreign Quota. Thai rules cap foreign freehold ownership at 49% of the aggregate unit area in a registered condominium. Before committing funds, the buyer should obtain quota confirmation from the condominium juristic person and verify the title, seller identity and any outstanding common charges. The low-priced bank-linked 102.75 sqm listing does not disclose its quota status in the public page, so its headline price should not be treated as proof that it is immediately transferable to a foreign purchaser.
