The original project profile is centred on three-bedroom villas of 178–180 sqm. Current listings sometimes advertise much larger areas, so the selected home’s measurements should be checked against its plan and documents instead of treating every portal figure as a project specification.

Land rights are unit-specific

Public project pages do not prove a single ownership structure across all Civetta Villas resales. A foreign buyer should review the title and the rights attached to the exact house before paying a reservation deposit, particularly because Thai land ownership rules differ sharply from condominium ownership.

About the project

Civetta Villas is a completed private-pool villa compound in Rawai, on the southern side of Phuket. The original development consists of six villas delivered in May 2016 by PHUKET MEDUSA COMPANY LIMITED. That puts it in a very different buying category from a new launch. A buyer can inspect the actual house, access road, pool, landscaping and neighbouring properties instead of relying on construction renders. At the same time, there is no longer a single developer inventory with uniform specifications. What is available today is largely resale stock, and the condition, fit-out, plot, stated floor area and legal structure can vary from one villa to another. For this project, due diligence needs to focus on the individual house as much as on the compound itself.

The original specification is relatively simple: three-bedroom pool villas with a stated area of 178–180 sqm, plus parking, 24-hour security, CCTV and hotel-style management. Current listings, however, describe individual Civetta homes at 200, 250 and 260 sqm, with three or four bathrooms and plots in roughly the 322–400 sqm range. Those numbers should not be merged into a single project-wide range. The differences may reflect the way agents measure space, later alterations, or genuinely different villa configurations. We therefore keep 178–180 sqm as the core project specification and treat larger figures as unit-level claims. Anyone buying a specific villa should match the advertised area against the floor plan, title-related documents and what is physically present on site.

The compound sits in the Saiyuan residential area of Rawai. LivePhuket, FazWaz and several other exact project profiles use the address 86/105 Moo 7, Soi Saiyuan, Rawai, Mueang Phuket, Phuket, and the Street View link attached to the project resolves to 7.7961746, 98.3281404. This identifies the physical location of the compound with reasonable confidence. There is one address issue worth keeping visible: the current Civetta website lists “Civetta Villas and Sale Office” on Soi King Samakki 4. That may refer to a sales office or another access point, but the public material does not explain the relationship. A viewing should therefore be arranged using the pin for the actual villa rather than relying on the brand contact address alone.

Pricing is fragmented in the way one would expect from a mature resale project. On 22 September 2026, Abyss Phuket displayed a three-bedroom, 178 sqm Civetta villa at THB 17.5 million. InDreams showed a current entry price of THB 17.9 million for the project, while a DDproperty listing published in August 2026 offered a different three-bedroom, 260 sqm villa for THB 25 million. These are not interchangeable properties, so the spread should not be read as a valuation range for every home in the estate. We use THB 17.5 million as the lowest visible market anchor, not as a developer price or a promise of availability. The actual purchase price needs to be tied to the selected villa, its land rights, condition, furniture package and transaction terms.

There is also clear evidence of an active long-term rental market. A PHUKET.PRO listing updated on 2 September 2026 offered a three-bedroom villa at the project address with 200 sqm of house area and a 400 sqm plot for THB 165,000 per month. Major project portals showed several Civetta rentals in roughly the THB 165,000–200,000 monthly bracket. This is useful evidence that the development remains occupied and marketable, but it is not a rental-yield calculation. A realistic investment case would need the actual acquisition price, vacancy, management fees, pool and garden servicing, maintenance, insurance, taxes and periodic refurbishment. Old “guaranteed return” language still visible on some portal pages is legacy marketing and is not treated here as a current investment fact.

For an international buyer, land rights are the most important unresolved part of the public record. Public project information does not establish one title or ownership structure for all six villas. A current DDproperty resale at THB 25 million is labelled leasehold, but that only describes that listing and cannot be projected onto every Civetta property. As a general rule, foreign individuals cannot directly own Thai land except under narrow statutory exceptions. A registered long lease is generally limited to 30 years, and any later extension depends on the law, the contract and the landowner’s cooperation rather than being an automatic 90-year right. Before any reservation payment, a foreign buyer should see the land title, confirm who owns the plot, understand how the building itself is held, and review the full registered or registrable agreement that creates the buyer’s rights.

The 2016 completion date also changes the technical due-diligence priorities. The advantage is obvious: this is a real, established home rather than a construction promise. The trade-off is that a ten-year-old tropical pool villa deserves a careful building inspection. Waterproofing, pool pumps and filtration, air-conditioning, roof details, drainage, exterior finishes, electrical systems and garden infrastructure can all represent meaningful future cost. Public listings rarely provide a reliable maintenance history. A buyer should therefore ask what has been replaced since completion, whether any major water or structural issues have occurred, what common-area services are currently provided, what fees are actually being charged now, and whether the seller owes anything to the management or service provider.

Civetta Villas will make most sense to buyers who value a small, private setting over a resort-scale amenity package. Six homes do not create the same shared facilities as a large gated development with a clubhouse, gym, communal pools and multiple on-site services. Here, the private pool and the villa itself carry most of the lifestyle value, while everyday convenience comes from the surrounding Rawai and Saiyuan neighbourhood. That can be a good fit for full-time living or a second home, but it also means the final decision should be based on the exact house and its immediate surroundings. Visiting at different times of day, checking road access and drainage after rain, listening for nearby noise, and looking at neighbouring plots can reveal more than another page of marketing copy.
