The best-supported project count is 71 units over seven floors. That is modest by current Phuket resort-condominium standards, which may appeal to buyers who prefer a simpler building with core facilities rather than a large master-planned complex.
Quota affects value
Thai-quota and foreign-quota apartments are both present in current resale stock. The lowest asking price is not automatically the lowest price a foreign buyer can register in freehold, so ownership eligibility has to be checked alongside price.
Rawai, not beachfront
Saiyuan Buri sits inside Rawai’s residential road network rather than on the shoreline. It is better suited to buyers choosing the area for everyday living and access around southern Phuket than to anyone who needs a beach directly outside the project.
About the project
Saiyuan Buri Condominium is an established resale condominium in Rawai, southern Phuket. The most consistent project profile across independent sources is seven storeys, 71 residential units and completion in June 2014. T&T Andaman Group Company Limited is identified as the developer, and that attribution is supported by more than property portals: the portfolio of SPS Phuket Construction lists Saiyuanburi Condominium as a construction project for T&T Andaman Group Co., Ltd., with a work period running from May 2013 to May 2014. For a buyer in 2026, this is therefore a finished-building decision rather than an off-plan one. The relevant questions are the condition and legal status of the exact resale unit, the quality of the common areas, the condominium juristic person’s finances and the ownership quota available at the time of transfer.
The project sits in Rawai around Sai Yuan Road, in the residential belt between Wiset Road and the inland roads leading toward Nai Harn. We use 19 Saiyuan Naiharn Road, Moo 7, Rawai, Mueang Phuket, Phuket 83130, Thailand as the primary address because it is repeated by a dedicated project profile and a local business directory. Hipflat and several syndicated listings instead show 16/20 Soi Sabaidee. Both appear to point to the same Saiyuan Buri building, but the discrepancy should be resolved against the condominium’s own documents before publication or legal use. OpenStreetMap places the building at approximately 7.79787, 98.32572. This is not a beachfront condominium: major property portals put Rawai Beach at roughly 2.7 kilometres away. The location makes more sense for someone who values the broader Rawai lifestyle and road access across southern Phuket than for a buyer who expects a walk-out beach setting.

The resale stock gives a clearer picture of the unit mix than the surviving project marketing. Older project descriptions mention a one-bedroom, one-bathroom layout of about 32 square metres. Current listings show one-bedroom units at 33, 38.89, 44.58 and 45.57 square metres, while two-bedroom resale apartments are currently advertised around 70 to 72 square metres, typically with two bathrooms. That spread matters. In an established project, the bedroom count alone does not tell you how the apartment lives, and renovated units may differ materially in layout and finish. A buyer should reconcile the advertised size and configuration with the condominium title deed and registered plan rather than relying on a portal card or an agent’s floor plan.
The common facilities are relatively compact: a communal swimming pool, gym, parking, reception or lobby area, 24-hour security and CCTV are repeatedly listed across the major project databases. Some descriptions also mention an on-site restaurant, but that feature is not consistently present in current project cards, so it is not treated as a core confirmed facility here. For a building completed more than a decade ago, the condition and funding of shared areas matter more than the original amenity list. A sensible inspection includes the pool and gym, lifts, corridors, parking, security operation and visible maintenance. Buyers should also request the current common-area fee, sinking-fund position, arrears position for the selected unit and any planned major works. We did not find a sufficiently reliable public source for those building-level financial figures.
Ownership is one of the most important distinctions in the current listings. Thai condominium rules allow qualifying foreign buyers to hold a unit freehold provided the building remains within the statutory foreign ownership ceiling. Saiyuan Buri’s resale advertisements currently include both Thai-quota and foreign-quota stock. The lowest live asking price we found, THB 3.2 million for a 33-square-metre one-bedroom unit, is marked as Thai quota. By contrast, two-bedroom units of roughly 70 to 72 square metres have been advertised around THB 5.6 million to THB 6.0 million and explicitly marked as foreign quota. This does not mean foreign buyers must pay the higher figure: quota availability changes as ownership transfers. It does mean that a headline starting price should never be read as a guaranteed foreign-freehold entry price.
The current resale market is reasonably visible, but the project should not be reduced to a single “from” price. As of 6–7 September 2026, public listings show one-bedroom apartments around THB 3.2M to THB 3.49M and two-bedroom stock around THB 5.6M to THB 6.0M. The differences are not just about floor area: listings vary by floor, outlook, renovation, furniture and ownership quota. Some units are tenant-occupied while others are marketed vacant. A useful comparison therefore puts like-for-like apartments side by side—same quota position, broadly similar condition and a clear handover situation—rather than treating the project-wide lowest price as the value of every unit. Portal yield estimates should also be separated from any actual tenancy, owner expenses and documented rental receipts.
Because a purchase here will normally be a resale transaction, the document review is different from buying a new launch. Before paying a meaningful deposit, the buyer should obtain the condominium title deed, verify the seller’s authority, request the juristic person’s no-debt certificate and confirm the current foreign-ownership proportion if foreign freehold is required. Recent owners’ meeting records and information on the sinking fund are also useful in a building completed in 2014 because they can reveal planned spending on lifts, façades, pool equipment or other shared systems. We did not find those building-management documents in public sources, so the quality of management cannot be inferred from listing photographs or amenity checklists alone.
There is also a developer-history point worth separating from the legal status of the condominium itself. T&T Andaman Group Company Limited is well supported as the original developer and construction client, but we did not locate a live primary project website or an active official corporate site during this pass. A Thai corporate-data service lists registration number 0835553006328 and shows the company with the status “ร้าง” from 26 October 2023. We did not obtain a current direct extract from Thailand’s Department of Business Development, so that secondary corporate record should be treated as a due-diligence flag rather than a definitive legal conclusion. For a resale purchase, the practical focus is the existing condominium, the seller’s title, the juristic person’s certificates, outstanding fees and the transfer documents that will actually be registered.
A finished condominium also involves three different counterparties that should not be confused: the original developer, the condominium juristic person and the present owner of the selected unit. A change in the developer company’s status does not by itself cancel registered ownership of an existing condominium unit, while a successfully completed project does not prove that today’s building management is strong. The purchase decision should rest on the specific unit’s title and the condominium’s current administration.
