Why this project is worth a look
A finished asset
This is a property that can be inspected now: the villa, pool, furniture, maintenance condition and surrounding resort operation already exist. That removes much of the construction-execution uncertainty associated with off-plan buying. The remaining diligence is different: buyers need to verify the specific villa’s age, maintenance history and legal documents because public sources do not agree on the project timeline.
A substantial villa
The marketed 297 sqm format has three bedrooms, four bathrooms and two storeys, so it functions as a real family-sized home rather than an oversized hotel room. A private pool, garden and terraces give it a clear residential use case. The public listing does not disclose a reliable plot area, so indoor area and land area should not be treated as interchangeable.
An operating resort setting
Le Resort remains an active hospitality property, and current hotel channels show a restaurant, bar, pool and fitness facilities on site. That can be attractive for owners who value services nearby, but the existence of hotel amenities does not prove that a privately owned villa receives unrestricted access or hotel rental management. Those rights have to be written into the ownership or management documents.
Tenure comes first
For an overseas buyer, the decisive legal question is the land. The current advertisements do not publish the land title or a registered lease for the resale villa. Until those documents are checked, the property should be viewed as a completed, potentially usable pool villa with a known operating environment—not as a transaction with a fully verified foreign-ownership structure.
Pricing needs matching
The lowest current ask we found is THB 16.9M, while FazWaz shows THB 17.9M for the same 297 sqm format. That is not enough evidence to call a market move. Buyers first need to establish whether the advertisements describe the exact same physical villa, whether furniture and equipment are included on the same basis, and whether the seller terms differ. Two public anchors plus the seller’s documents are more useful than an artificial average.
About the project

The official Le Resort website gives the address as 88/96 Moo 1 and identifies M Pool Villa Resort Co., Ltd. at that address. Phuket Tourist Association lists the same company and address, while Thailand’s Smart EIA database names M Pool Villa Resort Co., Ltd. as the owner of the Le Resort project. For a buyer, that operating history matters because the property is tied to an active hospitality business rather than an anonymous resale cluster.
The clearest residential unit currently visible in public listings is a two-storey, three-bedroom villa with four bathrooms and 297 sqm of indoor area. It is marketed fully furnished with a private pool, private garden, terrace and balcony. The lowest public asking price we found on 15 September 2026 was THB 16.9M; FazWaz shows the same 297 sqm format at THB 17.9M and also advertises it for long-term rent at THB 140,000 per month. Those are asking figures only. They should not be read as achieved sale prices, proven rental income or a contractual yield.

A buyer also needs to keep Le Resort and Villas separate from the similarly named Le Villa & Residence by the same group. The first-party Le Resort website describes Le Villa & Residence as a distinct 20-villa project with 380–460 sqm floor areas and four- to five-bedroom layouts. That specification does not match the 297 sqm three-bedroom villa currently sold under Le Resort and Villas. We therefore do not import the other project’s payment schedule, historic return promotion or villa mix into this record simply because the names and corporate group overlap.
Tenure is the point that requires the most document-level work. One current resale source explicitly states that freehold land ownership is available to Thai citizens. A foreign buyer should not interpret a generic freehold label as foreign freehold land ownership, because foreign individuals generally cannot own Thai land directly. We did not find the title deed or the actual land-use agreement for the villa currently offered, so the lawful structure for an overseas buyer—such as a registered land lease combined with ownership of the building—must be verified against the title, contract and seller documents before any deposit is paid.
The corporate trail is unusually useful here. M Pool Villa Resort Co., Ltd. is not merely a developer name repeated by brokers: the company appears on the official Le Resort website at the project address, is listed by Phuket Tourist Association, and is tied to the Le Resort hotel project in Thailand’s Smart EIA Plus database. A first-party site for the related group also places Le Resort & Villa in its completed-project history, before Le Villa Residence. That does not replace seller-level due diligence, but it gives the property a traceable operating and development context rather than leaving buyers with an unsupported marketing label.
The THB 16.9M and THB 17.9M public asking prices should not be read as evidence of a price trend. Different agencies can be advertising the same home with different update dates, commercial arrangements or inclusions. The practical comparison therefore starts with the exact resale file: who the registered seller is, what furniture and equipment transfer with the property, whether any management or service charges are outstanding, which transfer costs apply, and which contractual rights survive the sale. We deliberately do not manufacture a price-per-square-metre or rental yield by dividing the published figures because those derived numbers would look authoritative without being sourced.
A resale pool villa in a hospitality environment also carries a different maintenance question from a newly completed condominium. The private pool, pumps, air-conditioning, waterproofing, exterior finishes and furniture already have an operating history. Public listings confirm that these elements exist but say little about their condition. A serious inspection should therefore focus on what has been replaced, who services the pool, whether utilities are separately metered, what the owner pays directly and what falls under any common or hotel-side arrangement. Those details can have a larger impact on real ownership cost than the resort branding itself.
The location is also worth reading correctly. This is not a beachfront villa where the sand starts outside the gate. The property sits inland in Rawai; current hotel platforms place both Nai Han and Rawai beaches at roughly 3.5 km. For everyday living, that generally points to a car or scooter lifestyle rather than a walk-to-the-beach proposition. That distinction matters for rental positioning too: a guest prioritising immediate beach access may prefer another property, while a long-stay tenant may care more about villa space, a private pool and Rawai’s established services.
Before paying a reservation or deposit, diligence on this type of resale can be split into three practical files. First is title and seller authority: who owns the building and land, whether there are encumbrances, and whether the property shown matches the legal documents. Second is the relationship with the resort: common charges, maintenance scope, access to hotel amenities and any management rights that actually transfer with the villa. Third is post-purchase operation: who maintains the pool and garden, how utilities are billed, whether the intended rental model is permitted, and whether a separate agreement with the hospitality operator is required. Public sources provide useful context for those questions, but they cannot answer them for the specific resale without the underlying documents.
The separation from Le Villa & Residence is also supported by the product specifications. The first-party page for that project states 20 pool villas, 380–460 sqm floor areas and four to five bedrooms, whereas the current Le Resort and Villas resale is a three-bedroom, 297 sqm home. Similar naming can cause secondary-market portals to inherit the wrong completion date, facilities or historic promotion from a neighbouring project. This record therefore keeps only facts tied to the Le Resort address or to the specific resale villa and excludes the other project’s old developer payment schedule and return promotion.

- There is no reliable project-wide unit count. An older official Le Resort page says 54 hotel rooms, FazWaz shows 74 units, and current hotel channels show a different room inventory. Those figures should not be combined into a residential villa count.
- The resale villa’s land title and foreign-buyer agreement are not public. One current seller states that freehold land ownership is for Thai citizens; the lawful structure for a foreign purchaser must be confirmed from the title and transaction documents.
