Why this project is worth a look
An intimate three-home setting
Every home has its own pool rather than relying on shared leisure facilities. The small compound is attractive to buyers who value privacy more than a full-service resort would provide.
A meaningful layout choice
The original two-bedroom design could be adapted to three bedrooms by converting the poolside lounge. That trade-off matters as much as the headline bedroom count, which later promotional copy presents differently.
Architecture with a point of view
A skylit spiral stair, substantial glazing and locally inspired materials give Palmora a recognisable identity. The delivered specification and workmanship still need to be judged on the actual house.
A view without a guarantee
The rice-field outlook is central to the presentation, yet no reviewed document secures the adjoining landscape. It should be assessed as a present-day amenity rather than a permanent contractual entitlement.
About the project
Palmora is a three-villa residential concept in Tumbak Bayuh, a village inland from Bali's Pererenan coast. Each home was designed around its own swimming pool rather than shared resort facilities. The architecture is unusually distinctive for a small development: broad glazed openings, a statement spiral staircase, a roof terrace and a strong connection to the surrounding rice fields. The available floor plans are detailed enough to understand the intended homes. What the public material cannot establish in October 2026 is equally important: whether all three were delivered, whether any villa is currently available, and which legal entity would contract with a purchaser today.

The project's naming needs a little care. Subhaus Property calls it Palmora; a separate project presentation calls it Palmora Villa. Both pages link to exactly the same virtual tour, and an independent broker's listing points to that tour as well. They describe the same small compound, architectural features and Tumbak Bayuh setting. That is stronger evidence of a single project than the name alone, particularly because unrelated holiday rentals elsewhere in Canggu also use the words Palmora or Villa Palmora. Their beachside locations and advertised amenities should not be mixed into this dossier.
The original site plan offers three houses marked A, B and C. Their respective plot sizes are stated as 128, 136.85 and 146.63 square metres. Each started as a two-bedroom design with a reported total built area of 191.42 square metres, plus individually specified pool areas. The term “total build” deserves attention: the developer's breakdown includes a ground floor, an upper floor and a roof terrace. It should not be treated as interchangeable with enclosed indoor living area or a surveyor-certified measurement. A buyer comparing Palmora with another villa needs the actual drawing and an explanation of which surfaces are counted.
There are two versions of the bedroom story. The earlier Palmora Villa site shows two bedrooms as standard and a third-bedroom option created by replacing a poolside lounge with a garden bedroom. The three-bedroom layout is listed at 198.32 square metres for A and B, and 197.23 square metres for corner villa C. Subhaus's current project description simply says that every villa has three bedrooms. It may reflect a later design choice, but no signed revised plans or as-built layouts were available in the sources reviewed. A third bedroom can improve flexibility for families or groups, but it also changes how the poolside space works; it is not just an extra room added without a trade-off.
The private pools are more than small plunge pools on the original schedule. Types A and B each show a pool area of 31.64 square metres, while C is listed at 36.63 square metres. The scheme includes a sheltered pool environment and glazing toward the paddies, with a sunken outdoor sitting area in the earlier design. Those spaces may be appealing for a personal holiday home and provide attractive settings for a rental. They also create ordinary tropical maintenance obligations: pumps, water treatment, surface finishes and moisture-sensitive detailing need to be understood in an operating budget rather than assumed away.
A spiral stair rises beneath a skylight in the heart of the design. Tall ceilings and glazed walls are paired with Palimanan stone, carved timber and contemporary finishes. According to Subhaus, the interiors were designed by Singapore-based Ivan Teo of Haire Living. None of those details amounts to an independent inspection of construction quality. Their value is as a clear indication of what the development was intended to deliver, and as a basis for comparing the final specification with the buyer's contract and any completed villa on site.
The published room arrangement favours indoor-outdoor living. On the lower level, the living and dining spaces meet an island kitchen, with the private pool close by. The two original bedrooms sit on the upper floor, where the presentation also describes semi-open bathrooms, bathing areas and field-facing views. A rooftop terrace is shown in the floor-area breakdown. It is a persuasive holiday layout, but not everyone wants to live with it year-round. Buyers who plan to work from home, stay through the rainy season or accommodate young children may care more about heat control, weather protection, stair safety and storage than the most dramatic interior photograph.
Palmora's three-house scale shapes the experience as much as its interiors. The initial materials describe a gated compound, private access road, parking and furnished homes. There is no substantiated list of communal amenities such as a gym, concierge desk or residents' clubhouse. The proposition is private space, not a full-service resort. That can work well for owners who want a small number of neighbours and a self-contained house. The unanswered operational question is how access, common services and the costs of the shared entrance are allocated among the three properties.
Tumbak Bayuh is regularly marketed as part of greater Canggu, yet it belongs administratively to Mengwi in Badung Regency. The official village description makes that distinction clear. It is an inland neighbourhood, rather than a beachfront site or a walk-to-the-sand address. Early sales material advertised roughly ten minutes to Pererenan Beach or La Brisa and four minutes to a local supermarket. Those are promotional journey estimates, not verified travel times for a fixed departure point and traffic conditions. More fundamentally, the exact plot address and trustworthy project coordinates were not established in the public sources.
This position may appeal to people who prefer the rice-field side of the district over its busier seaside streets. That atmosphere has a caveat. Palmora's advertised outlook depends on land beyond the individual plots, and there is no publicly reviewed easement or land-use guarantee preserving those views. The same applies to a promise of tranquillity: nearby construction and changes in road access are physical conditions to assess in person. The sensible comparison is between the real site today and an owner's daily routine, not between two neighbourhood slogans.
The historical asking prices are identifiable, but they are not a current price list. An earlier The Bali Homes listing advertised A at USD 248,000, B at USD 260,000 and C at USD 278,000, in the context of a 25-year lease offering. The page includes a construction update dated November 2023 and an expected handover in July 2024. The listing now carries a sold-out label. That is useful evidence of how the homes were initially positioned and sold through one channel; it does not establish an available 2026 unit, a live asking price or the possibility of obtaining identical contractual terms on resale.
Delivery is the largest unresolved factual issue. The broker stated in November 2023 that foundations were complete and structural work was under way, while the separate Palmora Villa presentation described a twelve-month construction sequence. Its scheduled July 2024 handover is already well in the past. Yet Subhaus currently places Palmora under its “upcoming projects” heading. These signals cannot be reconciled simply by choosing the newest webpage or the oldest construction photo. A dated completion record, handover evidence and a current site inspection would be needed before calling the compound built and operational, delayed, or still only proposed.
The original sales model was a contractual land lease, presented as 25 years with a 30-year option in the project material. This is not direct personal freehold ownership of Indonesian land. The practical asset acquired under a lease arrangement is defined by the agreement: the landowner, precise plot, buildings, commencement date, remaining years, transfer rights, use restrictions and any renewal mechanism. A quoted 30-year alternative is not a legally assured extension of a 25-year term. Since the sales material is several years old, a resale buyer would be particularly interested in the remaining term rather than the original headline duration.
Indonesia distinguishes contractual possession from registered land rights. A foreign individual cannot simply take an Indonesian Hak Milik land title in their own name. The relevant general framework includes Government Regulation No. 18 of 2021, but that does not establish the title position of these three plots. No title deed, executed lease or verified owner-to-seller chain specific to Palmora was available for examination. In a transaction, the contract would need to identify who grants the rights and how the buyer can lawfully use, rent out and later transfer the villa.
Planning and building documentation remains a separate question. Indonesia's building framework distinguishes PBG, the approval governing building works, from SLF, the certificate of a building's suitability for use. Land-use conformity should also be established for the actual parcel and intended activities. The public Palmora sources did not provide the project-specific approvals or the completed-building certificate for review. That is a limitation of available evidence, not a finding that the approvals do not exist. A virtual tour, a staged completion schedule and even a functioning pool would not answer the documentary question.
Subhaus presents Palmora within its development portfolio and says it designs, builds and manages rental-oriented properties. It also publishes the company name PT Subhaus Property Living and a business registration number on its site. Neither the published company footer nor the marketing association alone proves that this entity owns the Palmora land or will be the seller or lessor. The earlier Palmora Villa presentation is hosted separately under Tranquilla Bali. The shared tour confirms the product connection; it does not explain the division of contractual responsibilities between those brands. This distinction matters when a buyer is about to send a deposit.
Rental potential is plausible as a use case, but no credible performance history was found for Palmora's three individual homes. A memorable interior and private pool could help position a villa for visiting families, small groups or longer stays, yet bookings also depend on access, maintenance, pricing and management. Subhaus describes a broad in-house rental operation, but no Palmora-specific management agreement, service fee schedule, occupancy record or audited income statement was located. An investment model should be based on actual costs and evidence of achievable income, not generic Canggu nightly rates or a promised return.
There are also different routes to acquiring a villa, each with different exposure. A first-time sale from the original developer, if one still exists, is not the same as taking over somebody else's remaining lease term. Resale conditions may require consent from the landowner, assignment of an existing agreement and separate taxes or transfer fees. Building maintenance can change the economics as well, especially where several years have passed since the original launch. It would be premature to describe either availability or an expected resale gain without a current listing and the documents behind it.
Palmora is therefore best understood as a well-documented architectural proposal with an unresolved present-day transaction status. A serious buyer can already judge whether the three-villa format, roof terrace, pool-focused layout and two-versus-three-bedroom choice suit their plans. The next decision cannot be made from the marketing websites alone. It turns on the actual plot, the current physical condition, the completed floor plan, the identity of the contracting party and the enforceable balance of the lease. Those details determine whether the attractive design is attached to a property that can really be acquired on acceptable terms.
