Why this project is worth a look
House-sized space
The project baseline is 155 sqm over three floors with three bedrooms and three bathrooms. For a family, that creates a very different daily layout from an apartment at a similar price: bedrooms, work space and shared living can be separated vertically, and parking sits at the house. The trade-off is the maintenance responsibility of a house and heavier reliance on road transport.
An established community
Patio Rama 2 can be judged as it stands today rather than on construction promises. The homes are completed, the common areas can be inspected and there is an observable resale market. That removes most construction-stage uncertainty, but it makes the condition of the selected house, past alterations, common fees and estate management much more important.
Active market evidence
The project still had an active Pruksa page and multiple resale listings in 2026, which is more useful than relying on an old launch brochure. Buyers can compare asking prices and actual house conditions. The developer’s September campaign has already expired, however, so its promotional figure should not be carried forward as if it were still available.
Land rights come first
A townhouse is legally more complex for a foreign buyer than a qualifying condominium. The physical house may be simple, but the land beneath it is not automatically available for direct foreign freehold ownership. The land title, ownership of the building and any proposed registered lease need to be clear before the purchase can be evaluated on price, renovation or investment potential.
About the project
Patio Rama 2 is an established Pruksa townhome community in Bang Mot, Chom Thong, reached through Rama II Soi 33 rather than sitting directly on the main road. It is a 286-home low-rise development built around three-storey family houses, not a rail-oriented inner-city product. Pruksa’s current project page gives a project area of 25 rai and 57 square wah and describes a standard 155 sqm home with three bedrooms, three bathrooms and two parking spaces. The proposition is therefore fairly straightforward: more private living space and a house format at a Bangkok price point that can still overlap with larger condominiums, in exchange for a location where road access matters more than walkability.
The site is about one kilometre inside Soi 33 according to the developer’s own location description. Pruksa highlights access towards the Dao Khanong expressway corridor and Suksawat Road, while marketplace profiles place the project in Bang Mot, Chom Thong, among the established residential districts south-west of central Bangkok. That makes the location easier to understand if you think of it as a family base for people whose routines are already tied to Rama II, Suksawat, Thonburi or nearby schools and hospitals. It is less convincing for someone expecting a central-Bangkok lifestyle where a train station, office district and daily errands are all comfortably walkable.

The housing format is unusually easy to read. Pruksa currently presents a VELORA (Mo4) plan: three storeys, a five-metre frontage and 155 sqm of usable area. The main project specifications show three bedrooms, three bathrooms and two parking spaces, with a typical plot size of 18.8 square wah. Older PropertyHub entries use legacy plan codes but point to the same 155 sqm, three-bedroom, three-bathroom configuration. A buyer should still treat those figures as the project baseline rather than a substitute for the selected house’s actual documents, because resale homes can have extensions, removed walls, converted parking, added kitchens or other changes made after handover.
The shared facilities are aimed at residents rather than short-stay guests. Project-specific sources refer to a clubhouse, swimming pool, fitness space, landscaped areas, children’s space, security and CCTV, while Pruksa’s current page also shows a coworking component. In a completed development, the condition and management of those facilities matter more than the original brochure list. A viewing should therefore include the internal roads, pool and clubhouse condition, security process, landscaping and the current common-area fee position. Some portal profiles attach very broad facility tags to townhouse projects, so we have deliberately avoided treating every marketplace label as a verified amenity.
Pricing needs one important date check. Pruksa’s live project page was still advertising the development in 2026 and displayed a THB 3.69M campaign price against a stated normal price of THB 4.19M, but the promotion was explicitly limited to transfers and bookings by 30 September 2026. As of 7 October, that campaign cannot be presented as a current developer offer. The lowest recent resale listing we found is THB 3.704M for a three-storey, three-bedroom, three-bathroom house, with several other listings priced higher. We therefore use THB 3.704M only as a lower market anchor, not as a promise that an equivalent unit is still available at that figure.
Resale data also needs to be read house by house. Pruksa gives 18.8 square wah and two parking spaces as the standard project baseline, while the current THB 3.704M listing shows a plot of about 19.7 square wah and one parking space. That does not automatically mean either source is wrong: individual plots, later alterations and the way portals record parking can differ. Marketplace records can also contain obvious unit-entry errors. Before paying a deposit, the selected house should therefore be matched to its plot number, land-title area, registered building information, actual extensions and parking arrangement. In a completed townhome project, those documents are more useful than assuming every resale property still matches the original brochure exactly. That comparison also helps separate a genuine house-specific advantage from a portal error and explains why one resale unit may deserve a premium over another.
For a foreign buyer, ownership is the decisive due-diligence point. Portals may label a townhouse as freehold, which describes a normal land-and-house transfer to an owner who is legally eligible to hold the land. It does not mean a foreign purchaser can normally register the underlying Thai land in their own name in the same way they might own a qualifying condominium unit. The selected property needs a document-level review of the land title, building ownership, seller’s rights and any proposed registered lease. A lease can solve the right-to-use question for a defined term, but contractual renewals should not be treated as guaranteed future registrations. Patio Rama 2 can therefore make sense for a foreign buyer only once the legal structure is as clear as the house itself.
Ownership format
The house and land can be transferred on a freehold basis to an eligible owner, but ordinary direct foreign ownership of Thai land is generally not available. For a foreign buyer, the selected property therefore needs a document-level review of the land title, ownership of the building and any registered land lease of up to 30 years; contractual renewal clauses should not be treated as automatic extensions. Nominee-company workarounds are not assumed or recommended.
Home types & sizes
Pruksa’s current VELORA (Mo4) plan shows a five-metre frontage, 155 sqm of usable area, three bedrooms, three bathrooms and two parking spaces, with a typical plot of 18.8 square wah. Resale homes can differ because of plot position, extensions and owner alterations, so the actual house plan and registered documents should be checked separately.
Pruksa currently presents the VELORA (Mo4) plan. Older PropertyHub records use legacy labels such as PT2A mo1 and PLC04 mo1 while showing the same 155 sqm, three-bedroom, three-bathroom baseline. We do not treat those plan labels as separate phases or separate projects without developer evidence. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is inside Rama II Soi 33 in Bang Mot, Chom Thong; Pruksa describes the entrance as roughly 1 km from the main Rama II road.
- The location is primarily road-oriented, with Pruksa highlighting connections towards the Dao Khanong corridor and Suksawat Road.
- Project profiles show an established south-west Bangkok residential catchment with shopping, schools and hospitals, rather than a walkable inner-city setting.
- Future rail infrastructure should not be treated as a current transport benefit; as of the review date, the practical access pattern remains road-based.

Price & purchase terms
- Current price: From THB 3.704M based on an active resale listing checked on 7 October 2026. This is a lower anchor for one specific house, not a project-wide price list; availability, condition, transaction structure and the final price of the selected property need to be reconfirmed.
- Completed: 2012
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family that wants three bedrooms, multiple floors and a house format without moving to a much larger detached-home budget.; A buyer whose work, schools or family routines already connect naturally to Rama II, Thonburi, Suksawat or south-west Bangkok and who is comfortable driving.; Someone who prefers a completed estate where the actual house and common areas can be inspected rather than relying on construction-stage promises.; A resale-oriented buyer willing to compare condition, alterations and documents house by house instead of expecting one standard developer inventory.; A foreign buyer only where the legal structure for the land and building is understood in advance and matches the intended holding, resale and succession plan.; may not suit: A buyer who needs a currently operating rail station within easy walking distance and expects to live without relying on a car.; A foreign buyer looking for simple direct land freehold in their own name without a separate legal structure; a Thai townhouse does not normally provide that.; Someone who only wants untouched new-build stock and does not want to inspect resale alterations, extensions and the technical condition of an older house..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion-year sources conflict: FazWaz, whose project record dates back to the original sales period, gives January 2012, while PropertyHub, DDproperty and PropertyScout give 2013. Pruksa’s current project page does not state a completion date, so the main field follows FazWaz at January 2012; the selected house’s own handover history should still be checked from its documents.
- Portals sometimes maintain separate Patio Rama 2 and Patio Rama 2 (Soi 33) records, and one recent third-party database even labels the project as launched in 2026. However, the same 286 homes and 25-0-57 rai site appear in an old FazWaz record completed in 2012, and Pruksa’s 2025–2026 new-project launch lists do not show a separate new Patio Rama 2. We therefore do not confirm a new phase and treat the modern records as continuations or duplicate entries for the original project.
- The land-title type for an individual house and the legal rights available to a foreign buyer are not confirmed in public project material. A transaction needs the actual title deed, registered land owner and building documents; the word freehold in a marketplace listing is not enough.
