Why this project is worth a look
A genuinely separate phase
SENA’s own project reporting distinguishes Phase 3 from Phase 2, with different unit counts and separate entries. That makes phase identity more than a marketing label and helps prevent the common resale mistake of borrowing specifications or prices from the neighbouring phase.
Inspectable, completed stock
With two eight-storey buildings and 364 units, the development is manageable to assess in person. A resale buyer can inspect the actual common areas, parking pressure, lifts, pool, gym and building upkeep before making a decision rather than relying on launch material.
Low entry ticket
The THB 1.59M Phase 3 listing provides a useful current price anchor for a small Bangkok condominium. It should not be treated as a project-wide price: renovation, building, floor, outlook, furniture and ownership status can all move the value of an individual resale unit.
Road-led connectivity
Rama 2 Road and Phutthabucha Road define how this address works. The location can be practical for residents whose jobs or family routines sit on this side of Bangkok, but it is a weaker fit for someone whose priority is walking to rapid transit. A real peak-hour journey is more informative than a map distance.
Documents matter by unit
Generic project pages often blur the original development and its phases. For any purchase, the building number, condominium title, foreign-quota position, seller identity and juristic-person fee status should be matched to the specific Phase 3 unit before a deposit or transfer is agreed.
About the project
The Niche ID Rama 2 Phase 3 should be treated as its own project phase, not as a spelling variant of the neighbouring The Niche ID Rama 2. SENA’s corporate project tables list Phase 2 and Phase 3 separately: Phase 3 launched in March 2018 with 364 units, while later reporting shows it as 100% complete. PropertyHub independently carries a dedicated Phase 3 profile and describes two eight-storey buildings with 364 units, completed in 2018. That distinction matters on the resale market because advertisements around Rama 2 often shorten the project name. A buyer should match the phase, building and title documents rather than rely on the headline alone.
This is a low-rise suburban Bangkok condominium rather than a rail-oriented inner-city project. The site sits in Chom Thong, in the Bang Mot / Rama 2 corridor, close to Rama 2 Road and Phutthabucha Road. PropertyHub does not identify a nearby mass-transit station on the project profile. In practical terms, the address makes more sense for people whose daily movements already fit the western and south-western road network, or who are comfortable using taxis and buses, than for a buyer who expects to walk to a BTS or MRT station every morning. Travel time should therefore be tested at the hours that actually matter to the resident.

Phase 3 has a relatively readable physical scale: two buildings, eight floors and 364 units. That is useful on a resale purchase because almost every relevant point can be inspected rather than inferred. A buyer can check the exact building, corridor condition, lift operation, parking, pool, gym, security routine and the condition of the shared landscape before committing. The open web does not provide a dependable official schedule of all 364 unit layouts, so it would be misleading to manufacture a complete mix from a handful of advertisements. The project is established; due diligence should focus on what exists today, not on launch-era marketing.
Current phase-specific stock appears thin. The clearest live resale reference found during this review is a 30 sqm unit in Building G asking THB 1.59M, posted on 14 September 2026. The same listing describes the layout inconsistently as both a studio and a one-bedroom, which is a useful reminder that broker fields are not title documents. Another Phase 3 listing observed a 28 sqm one-bedroom in Building G at roughly THB 7,000 per month. These figures show the order of magnitude of the resale and rental market, but they are not a project average, a valuation or a forecast. A serious comparison should use several same-phase units with similar renovation, floor and outlook.
The surrounding area is functional rather than tourist-oriented. PropertyHub places Central Rama 2 at about 3.6 km, Bangpakok 9 International Hospital at about 1.4 km and King Mongkut's University of Technology Thonburi at about 6.4 km. Those references help explain who might actually use this address: residents with work, family or study links to the Rama 2 / Bang Mot side of Bangkok. Distances alone can still be deceptive because the road network is the dominant factor here. A short number of kilometres can translate into a very different journey depending on peak-hour traffic and the direction of travel.
The consistently reported common facilities are straightforward: lifts, parking, 24-hour security, CCTV, a swimming pool, fitness room, landscaped or garden space and a shuttle service. Some PropertyHub variants display a much longer amenity list, including items such as sauna facilities and EV charging, but those details are not presented consistently across the platform. For a completed development, the sensible approach is to treat the basic set as established and inspect any less common facility in person. The condition, opening hours and ongoing cost of an amenity matter more than whether it appears in an old feature list.
The developer is SENA Development Public Company Limited, a listed Thai property company trading on the Stock Exchange of Thailand under SENA. SENA’s own reporting is particularly helpful for this project because it preserves Phase 3 as a separate line item over several reporting periods. In the Q3 2021 project table, Phase 2 is shown with 322 units and Phase 3 with 364 units, both at 100% construction completion. That corporate separation provides stronger identity evidence than generic listing pages that combine several generations of The Niche ID Rama 2 into one profile.
For a foreign buyer, the relevant legal route is condominium ownership rather than land ownership. Thailand’s government information portal states that foreigners may own condominium units in freehold within the statutory foreign quota, limited to 49% of the aggregate unit area of the registered condominium. The condominium juristic person must confirm the foreign proportion for a transfer. None of the open Phase 3 listings reviewed here proves that a particular resale unit currently has quota available. The title deed, quota certificate, seller identity, outstanding common fees and any encumbrances therefore need to be checked for the chosen unit before money changes hands.
Phase 3 ultimately makes sense as a value-led, already-built option for someone who understands the Rama 2 location and wants a small condominium rather than a premium central-Bangkok address. The entry price is low by metropolitan standards, the buildings are completed, and the common facilities cover the basics. The trade-off is equally clear: no confirmed rail station on the doorstep, a road-dependent commute, limited phase-specific resale evidence online and the normal legal checks required for foreign ownership. It can be a rational home or rental asset for the right local demand, but it should not be selected purely because the headline price looks cheap.
Ownership format
A foreign buyer may register condominium freehold within the statutory foreign quota, capped at 49% of the aggregate unit area of the registered condominium. If the quota for the relevant registered condominium is unavailable, the market may offer other contractual structures such as leasehold; the exact form must be verified against the selected unit and its documents.
Unit types & sizes
A 28 sqm one-bedroom is evidenced by a Building G Phase 3 rental listing. It is a compact format that can suit one resident or a couple prioritising a low purchase or rental ticket and easy upkeep over generous space. No complete official Phase 3 layout schedule was found, so 28 sqm should not be presented as the minimum or standard size for the whole phase.
The current owner listing labels the 30 sqm unit both as a studio and as having one bedroom, while the description refers to a glass partition around the sleeping area. This card therefore reflects the observed listing rather than an official plan classification. The registered layout and plan should be checked for the specific unit.
No complete official Phase 3 unit schedule was found in the open sources reviewed. The cards above use only listings that explicitly identify Phase 3 and a building; they should not be read as the full project mix. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A buyer who already lives, works or has family routines in south-west Bangkok and regularly uses the Rama 2 corridor. For that profile, the lack of doorstep rail may matter less than a modest entry price and practical road access.; Someone who prefers completed resale stock and wants to inspect the building before buying. The project removes construction-delivery risk and allows the buyer to judge the exact unit, common areas, parking and facility condition in real life.; A budget-conscious investor willing to study local long-term demand for small units rather than rely on tourism or a generic Bangkok growth story. Resale and rental evidence exists, but the Phase 3 market visible online is thin enough to require manual comparable checks.; may not suit: A buyer who requires walking-distance BTS or MRT access; no nearby rail station is confirmed on the project profile.; Someone looking for a large family apartment and expecting a clearly published official Phase 3 layout catalogue. The open evidence found here is concentrated on compact 28–30 sqm resale and rental units.; An investor whose thesis depends on broad international or short-stay tourist demand. Rama 2 is primarily a local residential corridor, so demand should be validated against actual long-term tenants and comparable transactions..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- A separate full postal address and exact entrance for Phase 3 were not found in a primary source. The coordinates use the verified Rama 2 complex location with a 500 m radius; PropertyHub places Phase 3 roughly 170–270 m from neighbouring phases.
- No official complete Phase 3 layout schedule was found publicly. Only individual 28 sqm and 30 sqm listings were verified, so no claim is made about the full unit mix.
- Current foreign-quota availability and the ownership form of any specific resale unit are not confirmed by public sources. These need to be checked with the condominium juristic person and the selected unit's title documents.
