A generic Rama 2 listing without a building reference should not automatically be treated as a Phase 2 comparable.

Simple product, clear limits

The scheme is built around compact one-bedroom apartments of roughly 30 and 35 sqm. That makes price comparison easier and suits solo occupants, couples and straightforward rental demand. It also creates a hard ceiling on flexibility. A buyer who needs a genuine second room, long-term family space or a separate home office is not facing a temporary inventory problem; the phase itself was not designed around those needs.

What you see is real

Because the phase has been occupied since 2017, the decision can be based on the actual building rather than promised delivery. Buyers can inspect parking pressure, corridor condition, lift performance, noise, the pool, fitness room and the view from the exact unit. The trade-off is that maintenance history now matters. A superficially cheap resale can lose its advantage quickly if air-conditioning, bathrooms, flooring or built-in furniture need replacement after transfer.

Resale pricing needs discipline

A Phase 2 listing refreshed in late September 2026 set a lower asking anchor at THB 1.65M, with other phase-labelled asks materially higher. The numbers are useful only after identity is confirmed. Phase 1 sits next door and generic portal labels can blur the distinction. Building letter, registered area and unit documents should come before any price-per-project conclusion or negotiation strategy.

SENA’s current consumer page shortens the name to NICHE id RAMA 2, but the page carries condominium registration no. 1/2017 and the same 322-unit, two-building configuration associated with Phase 2. That distinction matters in today’s resale market because listings are not always labelled consistently. A buyer should be able to tie the apartment to Building D or E, the registered unit details and the correct phase before comparing prices.

This is a low-rise, completed project rather than a new launch. Both buildings rise to eight floors. Contemporary project material places parking and common facilities on the first level, with residential floors from 2 through 8. Building D contains 189 units and Building E 133, bringing the phase total to 322. The scale is large enough to support a full set of shared amenities, but the product mix itself is deliberately simple. Phase 2 was launched around one-bedroom units rather than a broad range of studios, two-beds and family layouts. That simplicity can be useful when comparing resales because the real differences are more likely to be floor, building, aspect, fit-out, maintenance history and asking price than a completely different apartment concept.

Resale records show that registered areas can vary around those rounded marketing figures, with examples such as 34.76, 34.9 and 35.4 sqm. A buyer should therefore work from the title deed and unit plan rather than assuming every “35 sqm” listing is identical. The 30 sqm layout is best understood as compact urban housing for one person or a couple. The larger one-bedroom gives a little more breathing room for storage, a work corner and day-to-day circulation, but it does not change the basic use case. Anyone who needs a genuine second bedroom, a separate study or family-sized living space will probably find the phase structurally limiting rather than merely short on available stock.

SENA currently gives the address as 579/1 Rama 2 Road, Bang Mot, Chom Thong, Bangkok 10150. The project sits inside the Rama 2 site rather than directly on the road edge, using an internal access route shared with the earlier phase. SENX’s Phase 2 map points to 13.676801, 100.468991. Launch material described the project as roughly 900 metres from the Rama 2 expressway exit and placed the second phase further inside the access lane. In practical terms, this is a road-led location. Its convenience depends more on Rama 2, Dao Khanong and expressway connections than on walking to an operating rail station. That can work well for an owner who drives regularly, but commute testing should be done at the hours that matter to the buyer rather than inferred from an off-peak map time.

The amenity package is conventional but useful for this price bracket: swimming pool with a children’s section, fitness room, garden, lobby, controlled access, CCTV and 24-hour security are supported across the project sources. SENA and SENX also describe solar panels used for common-area lighting. Launch reviews mentioned a shuttle service to the Rama 2 road frontage; because that is an operating service rather than a permanent physical feature, a resale buyer should confirm whether it still runs and under what schedule. Parking deserves more attention. Contemporary project data gives 121 standard spaces, equivalent to 37.58% of the 322 units before tandem parking. For households with more than one car, or for investors targeting tenants who drive, evening parking conditions and juristic-person rules may matter more than the headline amenity list.

Completion changes the due-diligence priorities. Construction risk is no longer the central issue because the phase was completed in 2017 and SENA now shows the project at 100% progress and ready to move. The buyer can inspect the actual building, common areas and unit rather than relying on renderings. In exchange, age and operating quality become more important. Two apartments of the same size can have very different renovation needs, air-conditioning condition, water systems, furniture quality and maintenance history. The condominium juristic person’s finances, reserve planning and record of major repairs also deserve attention because those costs eventually affect owners. A lower asking price can be genuine value, but it can also be compensation for a weaker unit condition, compromised view, parking inconvenience or a seller who has deferred maintenance.

As of 4 October 2026, the dedicated Phase 2 sale page on PropertyHub showed a lower asking-price anchor of THB 1.65 million for a 30 sqm one-bedroom listing refreshed on 25 September. Other phase-labelled asks visible around the same period included approximately THB 1.79 million, THB 1.886 million and THB 2.049 million. Those are advertised prices, not Land Office transaction evidence, and they should not be averaged into a supposed market value. More importantly, generic “The Niche ID Rama 2” inventory can mix or obscure phase identity. Before treating any cheap listing as a comparable, verify the building letter, unit number, registered floor area and whether the apartment is actually in Phase 2. That single check can prevent a false comparison between neighbouring phases with different unit counts and histories.

For a foreign buyer, the legal structure is straightforward in principle but unit-specific in practice. Thai condominium law allows qualifying foreign buyers to own units in freehold, subject to the statutory ceiling under which foreign-owned unit area cannot exceed 49% of the total unit area in that condominium. Public project pages do not disclose the remaining foreign quota for Phase 2. A current resale advertisement for a Building E apartment describes that specific unit as freehold, which is useful evidence that freehold resales exist, but it does not establish quota availability for every apartment or every buyer. Before paying a reservation or deposit, the buyer should verify the seller’s title, the unit’s exact phase and building, the foreign-quota position and the payment route needed for registration. The building itself is easy to prove; the transaction structure still has to be proven unit by unit.

Ownership format

A foreign buyer may hold a condominium unit in freehold within the statutory foreign quota: foreign-owned unit area may not exceed 49% of the total unit area in the condominium. Public sources do not confirm how much quota remains in Phase 2; if quota is unavailable for the selected unit, a long lease is a separate contractual structure and is not the same as ownership.
