About the project

Plum Condo Rama 2 is the newer, compact Pruksa development on Rama 2 Road in Bang Mot, Chom Thong: one eight-storey building with 252 condominium units. The identity matters because the name is unusually easy to confuse online. Pruksa's corporate launch records call this 252-unit asset Plum Condo Rama 2 Phase 2.1, while an older neighbouring development, Plum Condo Extra Rama 2, is a separate multi-building project from the previous cycle. Pruksa also recorded a later Phase 2.2 with 216 units. This dossier is limited to the 252-unit Phase 2.1 building currently marketed to consumers simply as Plum Condo Rama 2; figures from the older Extra project or the later 2.2 launch are not blended into it.

The building is deliberately modest in scale rather than a high-rise compound: eight floors, 252 homes and two passenger lifts on a site described in the developer brochure as 2-0-12.6 rai. Parking is a more revealing number than the usual amenity language. The brochure states 75 spaces without tandem parking, roughly 30% of unit count, or 85 spaces and 34% when tandem spaces are included. Anyone planning to drive every day should therefore treat parking as a practical due-diligence item rather than an assumed entitlement. A viewing in the evening and a check of the juristic person's parking rules will tell you more than a project brochure can.

The location works primarily as a road-and-expressway address. Plum Condo Rama 2 fronts Rama 2 Road, and Pruksa places the Dao Khanong expressway access about 1.5 km away. The same first-party location material lists Bangmod Hospital at roughly 300 m, The Bright at 850 m, HomePro at 2 km, Big C at 2.4 km and Central Rama 2 at around 3 km. That makes the project straightforward for residents whose daily life is already tied to the Rama 2 corridor, southern and south-western Bangkok, or regular expressway trips. It is less convincing for a buyer whose ideal Bangkok routine is built around walking to BTS or MRT; this is a road-led location, not a rail-led one.

The unit programme is compact from end to end. Pruksa's brochure lists studios of 23.75–24.00 sqm, several one-bedroom layouts from 26.75 to 31.25 sqm, and a 1-Bedroom Plus format of 32.50–33.00 sqm. The project therefore makes most sense as a first home, a pied-à-terre, a couple's apartment or a small rental unit rather than a conventional family apartment. Some third-party profiles label the 32.5 sqm layout as two bedrooms, but the developer's own material calls it 1-Bedroom Plus. We keep the primary-source classification because a flexible extra zone and a genuine second bedroom are not the same promise to a buyer.

Amenities are useful rather than extravagant: swimming pool, gym, co-working area, lobby, communal garden and clubhouse, backed by access-card control, floor-restricted lifts, 24-hour security, CCTV, a guard post and barrier gate. The original sales brochure specified a common-area fee of THB 48 per sqm per month and a sinking fund of THB 500 per sqm. Those numbers are valuable historical benchmarks but should not be assumed to be the current 2026 charges without seeing the latest juristic-person invoice or resolutions. In a completed condominium, operating fees can change after handover, and the buyer is purchasing into the live management of the building rather than the launch brochure.

One legal-and-operational footnote is particularly worth reading. Pruksa's brochure says the access road and clubhouse sit on separate land parcels owned by Kasorn Construction and that registered servitudes allow the Phase 2.1 and Phase 2.2 land to use the road, clubhouse, parking and related utilities. The brochure also says the shared use is subject to expenses. That does not by itself make the arrangement unattractive, but it is more material than a generic facilities list. A buyer should understand who currently maintains those shared elements, how the costs are allocated, and whether any rules or charges sit outside the standard condominium common-area fee.

The building is completed and operating, so construction risk is no longer the central issue. The historical completion date is less tidy than the current physical status: the developer brochure forecast completion in Q4 2022, while PropertyHub and FazWaz record 2023 as the completion year. Rather than manufacture a single date from conflicting secondary records, the sensible conclusion for a 2026 buyer is that this is a finished project with active sales and rentals. The more important inspection questions now concern unit condition, management, parking, legal quota and any existing tenancy.

The current price picture supports the project's entry-level positioning. On 28 August 2026, FazWaz showed inventory starting at THB 1.32M, with the lowest visible example a roughly 23.8 sqm studio on the third floor marked Foreign Quota. Pruksa's own page was simultaneously promoting selected tenant-occupied units from THB 1.59M. Those are not contradictory prices: one is a low resale/market listing anchor, the other a developer campaign attached to a specific product proposition. The right comparison is unit by unit — title status, furniture, condition, floor, tenancy, transfer costs and recurring charges — rather than assuming the cheapest headline and the tenant-ready campaign describe the same apartment.

For a foreign buyer, ownership follows Thailand's condominium rules rather than any specific to the project exception. Freehold registration is possible only while foreign ownership remains within the statutory 49% quota for the condominium, and the juristic person must confirm the foreign proportion for transfer. FazWaz currently labels several Plum Condo Rama 2 listings as Foreign Quota, which is useful evidence that foreign-freehold stock exists in the market, but it is not a building-wide guarantee for every unit. The quota status must be checked again for the exact apartment at the point of transaction. A tenant already in place does not remove that requirement, and it also does not turn the advertised rent into a guaranteed investment return.

Ownership format

A foreign buyer may hold a condominium unit freehold only within the statutory foreign quota, capped at 49% of the total condominium unit area in the registered building. The exact unit must be checked for quota availability at transfer; if the quota is exhausted, that unit cannot be registered freehold in a foreign buyer's own name.
