Phase identity matters

The name is deceptively simple. SENA has several Rama 2 phases, while major portals mix 322-, 364- and 616-unit data under near-identical labels. The anchor here is the developer’s own record: condominium registration no. 1/2017, 322 units, two eight-storey buildings and the 579/1 Rama 2 Road address. SENA investor documents call that same product Phase 2. Keeping that identity fixed prevents pricing, completion dates and unit counts from drifting in from neighbouring phases.

You can inspect it

This is a standing, occupied asset. The developer reports 100% completion, so buyers can judge the actual common areas, corridor condition, parking pressure and the exact unit before committing. The due diligence is therefore closer to a resale purchase than a launch purchase: check the title, seller authority, juristic-person balance, alterations, fixtures and handover condition. The advantage is that there is far less reliance on promised delivery; the disadvantage is that every resale unit can have its own history.

Simple unit economics

The phase is dominated by one-bedroom homes of about 30–35 sqm. That narrow range makes comparison practical because buyers are not trying to price completely different apartment types. A lower asking price can be tested against floor, view, furnishing, tenancy and condition. For rental use, current listings also make the tenant budget visible rather than theoretical. The flip side is limited flexibility: this is not a project for buyers who expect a second bedroom, a large work-from-home room or a long-term family layout.

A road-first address

The project makes most sense for people who use Rama 2 and the surrounding expressway network. Phase 2 sits a short distance inside the main road and SENA highlights access toward Rama 2, Dao Khanong and Suksawat. Rail is a different story: current listings place BTS Wutthakat several kilometres away. Buyers who value a five-minute walk to a station should price that disadvantage explicitly rather than assuming future transport plans will solve today’s commute.

Entry price is conditional

The lowest current ask found for the exact 322-unit project is THB 1.26M on FazWaz, while fresh Building D Phase 2 listings are higher. That spread is normal in an older resale condominium and should trigger a unit-by-unit comparison, not a simple “cheapest wins” decision. Foreign buyers have another filter: some current FazWaz stock is marked Thai Quota. A listing can therefore be genuinely for sale yet still be unsuitable for a foreign freehold transfer unless the condominium’s foreign quota and the unit’s transfer status are confirmed.

About the project

SENA’s corporate reports refer to the same 322-unit scheme as The Niche ID Rama 2 Phase 2. It is not the older 616-unit phase and it is not the later 364-unit Phase 3.

For a buyer in 2026, this is a completed-building decision rather than an off-plan one. SENA marks the project 100% complete and ready to move in; its corporate reporting records a September 2016 launch and Q4 2017 completion for the 322-unit phase. That changes the due-diligence agenda. Construction delivery risk is largely behind the project, while unit-level issues move to the front: title and seller authority, outstanding juristic-person charges, physical condition, renovation quality and whether the selected unit can actually be transferred within the foreign quota.

The stock is straightforward. Phase-specific sources describe one-bedroom apartments in the 30–35 sqm range, and current listings show the same pattern. This makes the project easy to compare on a like-for-like basis: a 30 sqm and a 35 sqm unit are serving broadly the same household profile, so differences in asking price tend to come from floor, outlook, fit-out, furniture, tenancy and ownership status rather than radically different apartment formats. It is a compact product for a single resident, a couple or a small-ticket rental strategy, not a family-size condominium.

Rama 2 is a road-led location. SENA promotes access to the Rama 2, Dao Khanong and Suksawat expressway network, while a detailed Phase 2 review places the buildings roughly 260 metres inside from Rama 2 Road. The practical benefit is straightforward for drivers: the project sits close to the main corridor without being directly on its edge. The trade-off is rail access. A current Building D listing puts BTS Wutthakat at about 5 km, so daily life here works much better with a car, taxi or ride-hailing than with a walk-to-station routine.

Amenities are functional rather than extravagant: pool, gym, lobby, landscaped areas, security and CCTV. SENA also highlights a solar-roof installation serving common-area electricity, an unusual feature at this price level. Parking deserves more attention than the marketing imagery, however. SENA states a parking ratio of 37.58%. In a development whose location is strongest for road users, that ratio can matter more to everyday satisfaction than the size of the pool, especially for a household expecting a guaranteed space.

Ownership format

This is a registered condominium. A foreign buyer may hold a unit freehold only while the building remains within the statutory 49% foreign-ownership quota. If quota is unavailable for the selected unit, foreign freehold is not available and a lease or another lawful structure would have to be considered. Current foreign-quota availability has not been confirmed.

SENA states that the project has four layout types, but the current public page does not expose all four plans in text. Phase-specific independent sources consistently describe one-bedroom units of roughly 30–35 sqm, so the mix is presented as two practical size bands rather than inventing distinctions that cannot be verified.   • SENA corporate reporting gives Q4 2017 as completion for the 322-unit phase, while a Phase 2 project review states July 2017. Earlier 2013–2015 dates on some portals appear to come from phase conflation and are not used as the primary completion date.
