Why this project is worth a look
Small-scale estate
With only 100 homes, Pruksa Ville 81 is easier to read than a very large suburban township. The trade-off is a thinner pool of directly comparable transactions, so a sensible valuation should look beyond the estate and include competing townhouses across Seri Thai and Khan Na Yao.
A usable base plan
The original Neo Zen format gives a family a real 150 sqm starting point: three bedrooms, three bathrooms, a flexible extra room and two-car parking. On resale, however, the physical house may have changed. Extensions, converted areas and larger end plots make a site inspection and document check more important than the original brochure.
Completed, not risk-free
There is no off-plan completion risk to analyse because the estate is built and occupied. The due-diligence work simply moves elsewhere: roof and waterproofing condition, electrical and plumbing systems, signs of structural alteration, common-area upkeep and whether additions match the paperwork.
Road-led location
This is not a station-front project. The operating Pink Line is useful to the wider district, but the estate itself sits off Seri Thai Road, while the future Orange Line station on Ramkhamhaeng is still not an operating amenity in October 2026. Buyers who rely on rail for daily commuting should test the real door-to-door route.
Title comes first
For an international buyer, the land is the decisive legal issue. A portal’s “freehold” tag describes the Thai resale product; it does not override foreign land-ownership restrictions. The title deed and proposed holding structure should be reviewed before the commercial negotiation is treated as final.
About the project
Pruksa Ville 81 Ramkhamhaeng - Serithai is a compact 100-home townhouse estate in Khan Na Yao, eastern Bangkok. Pruksa’s own launch records place “Pruksa Ville 81” in February 2016 with 100 units, while the project material published at launch identifies the Seri Thai 81 location and Pruksa Real Estate as the developer. The developer stock is no longer the story here: this is now a resale community, so the buying decision should be made house by house. Condition, extensions, plot dimensions, title documentation, maintenance history and the actual seller matter more than the original launch campaign.
The original product was unusually easy to understand. The Neo Zen house was a three-storey, three-bedroom, three-bathroom townhouse with about 150 sqm of usable area, a multipurpose room, two storage areas and parking for two cars, on a base plot of about 20.5 sq wah. Resale listings now show larger plots and, in some cases, larger stated usable areas — for example 150 sqm on roughly 20–23 sq wah and 165 sqm on a plot of about 31 sq wah. Those differences should not be read as a clean developer unit mix. End plots, later additions and different measuring practices can all change what appears in an advert, so the selected house needs to be checked against its land title and physical footprint.

The estate’s shared facilities are practical rather than resort-style. The launch material supports a communal garden, access-card entry, a two-stage gate, CCTV at the entrance and 24-hour security. Later resale descriptions also refer to a clubhouse or multipurpose building. What matters is what is actually operating today; generic portal facility lists sometimes attach swimming pools, gyms and other amenities that are not supported by the original project information, so those should not be treated as confirmed selling points. The value proposition is private multi-level living with its own parking, not a long list of condominium-style facilities.
The 2026 resale market gives a useful sense of the project’s positioning. Recent asking prices range from about THB 3.69M for a 150 sqm house to around THB 4.99M for a larger plot with 165 sqm of stated usable area, with some properties asking more. Rental evidence also exists: 2026 adverts have ranged from roughly THB 20,000 to THB 26,000–28,000 per month depending on plot, furnishing and condition. Those numbers show that there is a functioning long-term market, but they are not a yield forecast. Renovation, vacancy, agent fees, recurring community charges and the actual acquisition price can materially change the result.
The address is Soi Seri Thai 81 in Khan Na Yao, and the original project directions place the entrance about 140 metres inside from Seri Thai Road. In practical terms this is still a car-oriented eastern Bangkok location, with road connections toward Ramkhamhaeng, Ram Inthra, the eastern outer ring road and motorway network. Transit marketing from 2016 needs updating: the Pink Line is now operational, but Nopparat station sits on Ram Inthra Road rather than at the estate entrance. The future Orange Line includes Nom Klao station on Ramkhamhaeng Road, but that station is not operating as of October 2026. Buyers should value the house on today’s access rather than price in a future station as though it already exists.
Foreign ownership needs a separate conversation from the normal resale description. Portals label the tenure as freehold because the Thai-market transaction is a sale of the house and land, but a foreign individual generally cannot register the underlying land directly unless a narrow legal exception applies. That means the land title, the legal ownership of the structure and the proposed holding arrangement must be reviewed before paying a deposit. A foreign buyer who wants the simplicity of personal condominium freehold will not get the same legal mechanics here. The project can still be considered, but only with a lawful structure that is understood before the commercial decision is made.
Ownership format
Resale portals market these houses as freehold house-and-land sales, but that does not make the land automatically registrable to a foreign individual. An international buyer should verify the land title, building ownership and lawful transaction structure for the selected house; direct foreign land ownership is available only under narrow statutory exceptions.
Home types & sizes
The original three-storey project house: three bedrooms, three bathrooms, a multipurpose room, two storage areas and parking for two cars, on a base plot stated at 20.5 sq wah. Resale homes can sit on larger plots or include later alterations, so the selected property’s actual layout and measured area need a separate check.
The launch material supports one main Neo Zen house type. The 150–197.5 sqm usable-area figures and roughly 20 to 34+ sq wah plots seen in 2026 resale ads describe individual resales, end plots and possible later alterations rather than a confirmed original developer unit range. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Soi Seri Thai 81, Khan Na Yao subdistrict and district, Bangkok 10230; the original project directions place the entrance about 140 metres inside from Seri Thai Road.
- Daily mobility is primarily road-led, with Seri Thai linking toward Ramkhamhaeng, Ram Inthra, the eastern outer ring road and the wider motorway network.
- The Pink Line is operating, but Nopparat station is on Ram Inthra Road; this estate should not be marketed as a doorstep rail project.
- The future Orange Line includes Nom Klao station on Ramkhamhaeng Road. It is not operating in October 2026, so it remains a future-access consideration rather than a current amenity.
- Established district landmarks include Fashion Island, The Promenade, Nopparat Rajathanee Hospital and Siam Amazing Park; actual travel time should be checked from the selected house.

Best for: Families that want three bedrooms and roughly 150 sqm of usable space without moving into the pricing of a detached-house estate.; Car-oriented buyers whose daily life is already focused on Khan Na Yao, Seri Thai, Ramkhamhaeng and the eastern side of Bangkok.; Resale buyers who prefer to inspect a finished house, negotiate on condition and understand the neighbourhood before committing.; Long-term rental investors prepared to underwrite the actual purchase price, real rent and recurring costs of a specific house rather than rely on a headline yield.; International buyers only where the land-and-building holding structure has been reviewed and is legally workable before deposit.; may not suit: A foreign buyer looking for the same simple personal freehold mechanics as a condominium unit.; Someone who needs a genuinely walkable operating rail station for the daily commute.; A buyer prioritising a brand-new handover, developer warranty and a large resort-style amenity package..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year is inconsistent: FazWaz, PropertyHub and some current listings use January 2017, while DDproperty and PropertyScout use 2016. The main field uses 2017 under the source-priority rule, but the discrepancy remains.
- Published site area differs: DDproperty’s 2016 launch preview states 10 rai 48 sq wah, while Home.co.th states 10 rai 37.9 sq wah. No current project document resolving that small difference was found.
- The land-title type and the lawful holding structure available to a foreign buyer for a selected resale house are not disclosed in the public project cards. A portal freehold label is not a substitute for title and eligibility checks.
