Why this project is worth a look
A real resale market
There is no construction promise to underwrite: the homes exist and the estate has an observable resale and rental market. The trade-off is that individual condition becomes a major part of value.
Three-storey family layout
The vertical format can separate living and private zones more clearly than a conventional two-storey townhouse. It also means more daily stair use, which may not suit every family.
Manageable estate size
With 121 homes, Casa City Nuanjan 2 is not a massive suburban scheme. That can make the community easier to understand, but current common-area finances and fees still need to be checked because a mature estate eventually faces larger maintenance cycles.
Land changes the legal test
For a foreign buyer this is fundamentally different from purchasing a condominium unit. The land component requires its own ownership analysis, and a portal's freehold label is not enough to establish that a foreign individual can take title.
About the project
Casa City Nuanjan 2 is an established three-storey townhouse community in Nuan Chan, north-eastern Bangkok. Older sources use the longer name Casa City The Spirit Nuan Chan 2 and sometimes attach the Kaset–Nawamin location tag; these references point to the same project on Khlong Lam Chiak Road, between Soi Khlong Lam Chiak 10 and 12. Current portals generally shorten the name to Casa City Nuanjan 2. The estate has 121 homes and is associated with both Casa Ville and Quality Houses. That is not a developer conflict: Quality Houses has formally disclosed Casa Ville Co., Ltd. as a wholly owned subsidiary.
This is now a resale market rather than a developer-stock project. Archived material shows a launch-era figure of about THB 3.39M in 2009, while a 2014 project review quoted THB 3.59M for one house type. On 7 October 2026, asking prices visible on DDproperty were roughly THB 3.89M to THB 4.2M. Those figures should not be treated as a single project price list. Renovation quality, position within the estate, land size, measured usable area and furnishing can all move the value of an individual resale house.

The development is relatively compact by Bangkok housing-estate standards: 121 units, with ZmyHome recording a total site area of 13 rai 3 ngan 65 sq.wah. The defining layout is vertical, with three storeys. An older project review describes a typical 16 sq.wah plot and a three-bedroom configuration. Current resale listings for homes in the estate show about 145–160 sqm of usable area for three-bedroom units, while some advertisements quote larger figures. That variation matters. Buyers should rely on the title documents, actual measurements and the specific altered layout rather than assuming every home follows one identical specification.
The location works primarily as a road-based residential address. The project sits on Khlong Lam Chiak Road, with older location material placing it between sois 10 and 12 and linking it toward Kaset–Nawamin and Nuan Chan. Daily convenience comes from the surrounding schools, retail and hospitals in the north-eastern Bangkok catchment, but this is not a rail-station doorstep project. For an owner-occupier, the relevant test is the real commute by car at the times they actually travel.
Archived project information lists a clubhouse, swimming pool and landscaped green area, while current portal profiles confirm 24-hour security and CCTV. For a mature estate, the present condition of those facilities matters more than the original brochure list. A buyer should inspect whether the pool and common areas are maintained, understand the current community charges and ask whether major repairs or infrastructure works are planned.
Foreign buyers face a different issue from condominium purchasers. Resale portals may label the property as freehold, but a townhouse comes with land. Thai rules generally do not allow a foreign individual to directly own land except under narrow statutory exceptions subject to specific conditions and approvals. Casa City Nuanjan 2 therefore cannot be analysed using the condominium foreign-quota model. The legal structure for the land and building needs to be resolved before money is committed.
The appeal of Casa City Nuanjan 2 is straightforward: it is a finished, lived-in community with an observable resale and rental market, a family-oriented three-storey format and a manageable total number of homes. The same maturity creates the main due-diligence burden. The condition of the individual house can matter more than the project name. Roof and waterproofing, bathrooms, electrical systems, signs of movement or moisture, previous renovations and any extensions should be checked against the actual property documents.
The age of the estate changes the way it should be assessed. In a new development, buyers mostly compare layouts, developer pricing and handover terms. At Casa City Nuanjan 2, the history of the individual house matters much more. One owner may have kept the original layout and systems largely intact; another may have changed the kitchen, bathrooms, parking cover, internal partitions or service areas several times. The archived project review shows a 16 sq.wah plot with three bedrooms and additional living/service space, while current resale advertisements no longer present one perfectly uniform specification. Differences in bathrooms, usable area and parking can reflect renovations, house variants or simply different measurement conventions. The project profile is therefore a starting point, not a substitute for inspecting the actual home.
A mature resale market also lets a buyer look beyond the launch story. Major portals in 2026 show both sale and rental activity in the estate, so this is not a project whose market exists only in an old brochure. That is useful evidence of ongoing secondary-market use, but it does not tell us how quickly a house will sell or what return an investor will achieve. Rental underwriting has to be done at house level, using the actual purchase price, achievable rent, vacancy, maintenance, refurbishment, taxes and community costs. We deliberately do not turn a handful of public asking listings into a headline yield percentage, because that would imply a level of certainty the evidence does not support.
Khlong Lam Chiak Road is best understood as part of a wider residential road network rather than as a transit-station address. Archived directions approach the estate via Pradit Manutham and the Kaset–Nawamin corridor before turning onto Khlong Lam Chiak Road. For an owner-occupier, that makes the daily destination more important than a generic distance figure: a school run, an office commute and a hospital trip can behave very differently in Bangkok traffic. Older project reviews list a broad set of schools, hospitals and shopping destinations around the area, but present-day route times should be checked on a current map. For that reason the dossier avoids manually repeating brochure-style minute estimates as if they were permanent facts.
Due diligence on an older townhouse has two distinct tracks. The legal review should establish the registered owner, the land title, encumbrances, plot boundaries, the status of any extensions and any community liabilities that may matter to the transfer. The physical review should look at the roof, waterproofing, façade, electrical system, plumbing, air-conditioning and areas that previous owners have altered. This is especially relevant in a project that has been occupied for many years. Two homes can share the same estate name, original plot size and bedroom count while presenting very different future maintenance costs and renovation risk.
The developer naming also needs context. Older project pages identify Casa Ville, while modern property portals often show Quality Houses or Q House. Quality Houses' own corporate disclosure states that Casa Ville Co., Ltd. was a wholly owned subsidiary, so the two names do not indicate competing developers or separate estates. For a buyer, the clearest description is therefore the historic Casa Ville project within the Quality Houses group. At resale stage, however, that corporate history is less important than the current seller's title and the documents attached to the specific plot and building.
Ownership format
Resale listings market the homes on a freehold basis, but these are landed townhouses. A foreign individual generally cannot directly own land in Thailand except under narrow statutory exceptions. For a foreign buyer, the ownership structure for the building and land must be checked for the specific transaction; nominee structures are not treated as a solution.
Home types & sizes
Older project material records a 16 sq.wah plot and a three-bedroom format. Current resale advertisements vary on usable area and bathroom count, so the exact house should be checked against documents and actual measurements.
The surviving project material does not provide a reliable full matrix of all original house types. The card above combines the confirmed three-storey, three-bedroom format with usable-area figures from current resale stock and should not be read as the official specification of every house. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families looking for a completed three-storey Bangkok home where internal space matters more than walking distance to rail transit.; Buyers comfortable selecting a specific resale house on condition, renovation quality and position within the estate rather than buying the project name alone.; Thai purchasers, or transactions with a lawful ownership structure that can properly hold the land and building under Thai rules.; Investors prepared to underwrite rental performance from current asking rents and house-level costs rather than a developer yield promise.; may not suit: Foreign individuals expecting to take direct title to the townhouse land under the same rules as a condominium purchase.; Buyers who specifically want a new-build warranty and a uniform modern developer specification.; People for whom walkable rail transit is a non-negotiable daily requirement..
