The 251–539 sqm range changes how the home works, not just how it looks. Buyers can choose between four- and five-bedroom layouts, three or four car spaces and larger models with staff accommodation, which makes it easier to match the house to an actual household rather than buying the biggest facade available.

Q House publishes the project company, land-allocation permit, 19 Chanote title numbers and the construction timetable. None of that replaces a title search for the selected plot, but it gives a buyer a meaningful legal starting point before money is committed.
Built for driving
The estate connects to the Kanchanaphisek parallel road and the developer places Chatuchot expressway access at about 3.1 km. That can work well for households already moving between Sai Mai, Khubon and Ramintra, provided they are comfortable with a car-first routine.

About the project
LADDAROM Wongwaen - Ramintra 2 is a new gated estate of two-storey detached houses in Ao Ngoen, Sai Mai, on Bangkok's north-eastern edge. It is a separate development from the nearby LADDAROM Wongwaen - Ramintra without the number 2: Q House lists both schemes independently, and PropertyHub also treats them as distinct projects. That distinction matters because Phase 2 has its own product line, timetable and land documentation. The official page records 134 houses on 40-1-61.2 rai, construction starting around June 2024 and expected completion in May 2028. As of September 2026 the development is still under construction, even though the developer already shows actual photographs of individual homes and live stock for particular plots.
The consumer-facing brand is Q House, while the legal notice on the official page names Casa Ville (Chonburi 2554) Co., Ltd, registration number 0105554054659, as the project and land owner. For a buyer this is a useful distinction rather than a red flag by itself: the brand under which a development is sold and the company that owns the land can be different entities within the same group structure. The contract, bank account and transfer documents should therefore be checked against the legal project company rather than the logo alone. Q House also publishes land-allocation permit no. 72/2567 and identifies 19 Chanote title deeds. Chanote is the registered land title used to record ownership and surveyed boundaries in Thailand. The published deed list is helpful evidence of project structure, but the deed for the selected plot and any registered encumbrances still need a transaction-level check.

The house range is unusually broad for one estate. There are six designs, starting with Dali at 251 sqm of living area and extending to Picasso at 539 sqm. The first five models have four bedrooms; Picasso has five. Depending on the design, buyers get four to six bathrooms and three or four car spaces, while the larger layouts generally include a maid's room. This creates genuinely different household options rather than cosmetic changes to the same floor plan. A couple with one child may find the largest designs wasteful, while a multigenerational family, regular guests or several cars can make the extra space practical. The sensible starting point is therefore the household's daily use of the property, not the facade name or the highest specification shown in the brochure.
Pricing also needs to be read at plot level. The current official project page advertises THB 10–35M, while Q House's own search results were showing THB 10–30M during the same check. The actual homes displayed on the project page ranged from THB 12.3M for a Dali plot to THB 33M for a furnished Picasso. Those figures are not contradictory once the nature of landed housing is considered: price changes with house model, plot size, position, specification and sometimes furniture. The THB 10M headline is therefore best treated as the developer's advertised entry point, not proof that an equivalent home is available now. Comparing two houses properly means looking at the exact plot, land area, building model, included items and transfer terms side by side.
This is primarily a car-based suburban address. Q House directs drivers through the Kanchanaphisek parallel road and Soi Kanchanaphisek 4, and states that the Chatuchot expressway access is about 3.1 km away. The developer also names Khubon station on the Pink Line as nearby public transport, but does not publish a station distance on the project page. In practical terms the estate works best for households whose routine already revolves around Sai Mai, Khubon, Ramintra, the outer ring road and expressway connections. It should not be treated as a rail-oriented Bangkok home. Anyone commuting toward the inner city should test the route at the times they actually travel, because the value of being near an interchange depends heavily on peak-hour traffic.
Shared facilities are designed around permanent family living rather than resort-style entertainment. The official list includes a clubhouse, salt-water swimming pool, fitness room, jogging track, children's play space, recreation areas and co-working space. Vehicle access uses licence-plate recognition, CCTV is installed around the estate, and Q House also describes anti-theft magnetic sensors and an intercom link to security for the houses. This gives the development a useful layer of shared space outside the private plot without requiring residents to leave the estate for every workout, play session or short work period. Because the project is still being built, buyers should distinguish between facilities shown in the completed marketing environment and what is actually operational around the specific house they are considering.
The wider amenity story is regional rather than walkable. Q House names Fashion Island, The Promenade, Central Ramindra, The Crystal Park and Central Festival Eastville among the shopping destinations serving the area. It also lists Saimai Hospital, Synphaet Hospital, Phyathai Nawamin Hospital and Bhumibol Adulyadej Hospital, alongside a range of schools including Sarasas Witaed Saimai and Lertlah. That network is relevant to families already comfortable living in north-eastern Bangkok, but a list of nearby institutions should not be confused with easy access at every hour. For schools and workplaces in particular, actual travel time during the household's routine is more informative than a brochure radius.
Foreign ownership requires a different decision path from a condominium purchase. The project is marketed as land plus a detached house, and the official notice states that the land and structure can be transferred to the buyer once payment is complete. That is straightforward for a purchaser legally eligible to own Thai land. A foreign individual is generally not in that position, apart from narrow statutory exceptions. Q House does not publish a specific to the project foreign lease package or a separate registered building-ownership route on this page. A foreign buyer therefore needs to establish the lawful structure for the exact property first: who owns the land, what rights can be registered, how the house itself is treated and what happens on transfer or resale. Nominee shareholding should not be treated as a workaround.
The right way to assess LADDAROM Wongwaen - Ramintra 2 is as a large family home in a developing gated estate, not as a generic Bangkok investment product. Its appeal is the choice of substantial layouts, transparent high-level land documentation and convenient access to ring-road and expressway routes. The trade-offs are equally concrete: the estate remains under construction until the expected 2028 completion, daily mobility is mostly car-dependent, current pricing varies by plot, and foreign buyers face land-ownership constraints that require bespoke legal review. For a household whose life already fits this part of Bangkok, those are manageable questions. For someone seeking simple foreign freehold, direct rail access or a low-maintenance rental unit, another property format is likely to fit the brief better.

Ownership format
The development is sold as detached houses with land. The official project page lists 19 Chanote title deeds and states that the land and completed structure can be transferred to a buyer after full payment. That does not mean a foreign individual can automatically take title to the land: foreigners are generally restricted from direct land ownership in Thailand. The project page does not publish a specific foreign-buyer lease structure or separate building-ownership route, so the legal structure for a particular purchase must be confirmed before any reservation payment and should not rely on nominee arrangements.
Home types & sizes
The smallest design in the estate is still a substantial family house, with four bedrooms, four bathrooms and three car spaces. On 7 September 2026 the official page displayed plot D03 at 64.2 sq wah and THB 12.3M; that is a price for a specific offered home, not a model-wide price.
Miró adds a fifth bathroom and a maid's room while keeping three car spaces. Q House was displaying plot C10 at 81.2 sq wah with a THB 13.5M special price; another Miró plot can have a different land area and asking price.
Goya expands the living area to 340 sqm with four bedrooms, five bathrooms, three car spaces and a maid's room. The developer's current page showed plot C11 at 90.3 sq wah and THB 15.9M.
Cano has a similar room count to Goya but 362 sqm of living area. The live example was plot B07 at 121.1 sq wah, with three car spaces, a maid's room and a THB 21.5M price; the jump reflects the specific larger plot as well as the house design.
Bofill moves beyond 400 sqm, with four bedrooms, five bathrooms, three car spaces and a maid's room. The official page showed plot B02 at 133.9 sq wah and THB 24.5M, so that figure should not be carried across to every Bofill without checking the plot and specification.
Picasso is the largest option, with five bedrooms, six bathrooms, four car spaces and a maid's room. Q House displayed furnished plot B12 at 124 sq wah for THB 33M. This is a multigenerational-scale house, and its value depends on whether the household will genuinely use that amount of space.
