Burasiri Chatuchot is a 124-home gated detached-house project by Sansiri on Chatuchot Road in O Ngoen, Sai Mai, north-east Bangkok. The project covers about 49 rai and is now being sold as completed, ready-to-move inventory rather than an off-plan promise. That matters more than the marketing label. A buyer can inspect the actual road position, neighbouring plots, garden exposure, workmanship, drainage, noise and the finished communal areas before committing. For a low-rise house purchase, that is a very different risk profile from choosing from a brochure and waiting for a future handover.
The product range is unusually easy to read. There are three principal two-storey house plans: 246 sqm with four bedrooms and four bathrooms; 279 sqm with four bedrooms and four bathrooms; and 384 sqm with five bedrooms and six bathrooms. All three are shown with three-car parking. The layouts are designed around substantial family space rather than small, highly efficient floorplates. A ground-floor bedroom is part of every house type, which makes the project more practical for multigenerational households or anyone who wants to avoid making stairs a daily requirement for an older family member.

The smallest house is still a large family home by urban Bangkok standards. Its value is not simply the number of rooms: the ground floor combines living and dining space, a separate kitchen and access toward the garden, while the upper floor keeps the main bedroom and secondary bedrooms apart. The 279 sqm plan adds more breathing room and a staff room in detailed plan reviews. The 384 sqm Moraine is a materially different proposition, with five bedrooms, six bathrooms and multiple family sitting areas. Buyers should therefore choose by household pattern first, not by prestige or the largest affordable floor area. Empty rooms cost money to cool, furnish and maintain.
The shared environment is a meaningful part of the project. Sansiri lists a lake-facing clubhouse, saltwater pool, gym, playground, community garden area, pet park and general relaxation spaces; detailed reviews also show work and meeting areas and children’s rooms. Independent project reviews describe roughly 3.5 rai of landscaped green space within Burasiri itself, while broader common-area descriptions exceed 5 rai once the full amenity package is counted. The project also sits inside the wider Chatuchot Community, where some shared landscape and circulation features extend beyond the Burasiri gate. Before purchase, the practical question is not whether the brochure has many facilities, but which facilities are legally part of this project, how they are maintained and which costs sit with Burasiri owners.
This is a car-led location. Sansiri publishes the Chatuchot entrance to the Chalong Rat Expressway at about 2.4 km, which is the project’s clearest transport advantage. The nearest BTS station is much farther away, and local project reviews note limited public transport along the immediate stretch of Chatuchot Road. For households that already drive to work, school and errands, that may be entirely workable. For a buyer expecting to replace most car trips with rail, it is a poor substitute for a transit-oriented city address. A useful viewing should include a weekday morning exit, an evening return and real drives to the school, hospital and supermarket the household would actually use.
Current pricing needs to be read at unit level. Sansiri’s main project page still presents a starting figure of THB 13.99M, while its live hot-deal inventory checked on 30 September 2026 showed a 246 sqm house at THB 12.99M. The same live inventory contained larger 279 sqm and 384 sqm houses at higher prices. That makes THB 12.99M a real current entry point, but not a general valuation for the whole project. Plot size, corner position, orientation, view, house type and promotional status can move the number substantially. A resale listing and a developer-held house should also be compared on total condition and transfer terms, not headline price alone.
Foreign-buyer structuring is the largest legal caveat. These are detached houses on individual land plots, not condominium units covered by the 49% foreign condominium quota. Thai government and investment-agency materials state that foreigners generally cannot own land directly except under narrow statutory exceptions, while ownership of a building on leased land can be possible. The project’s public sales material does not publish a dedicated foreign leasehold structure. A foreign buyer should therefore establish the legal split between land and building before booking: who holds the land title, what right supports occupation of the land, the term and renewal language, and whether those rights can be assigned, sold or inherited.
The project identity is clear, but historical completion metadata is messy. Sansiri currently labels Burasiri Chatuchot ready to move; DDproperty listings identify 2025 as the build year; and Mitsui Fudosan’s 2026 corporate material also places completion in 2025. Older pages remain online with a 2027 finish date or an under-construction status. Those older entries appear inconsistent with the current physical-sales status rather than evidence of a different project. For a selected house, however, the buyer should still verify the actual handover condition, title documentation and whether any outstanding construction or defect work is attached to that plot.
Ownership format
The project is sold as house-and-land freehold to buyers legally eligible to hold Thai land. Foreigners generally cannot own Thai land directly except under narrow statutory exceptions. No public project-specific foreign leasehold programme for Burasiri Chatuchot is published; the structure for a specific house should be confirmed before booking.
Home types & sizes
The entry house is still a substantial family layout: a ground-floor bedroom, large shared living zone, separate kitchen, three-car parking and a double-height volume. It suits a household that genuinely needs four bedrooms without stepping up to nearly 300 sqm.
The middle plan keeps four bedrooms but gives the household more breathing room. Detailed plan reviews also show a staff room and an additional upstairs family area, so the extra floor area changes how the house works rather than merely enlarging the rooms.
The largest plan is aimed at a genuinely large household: five bedrooms, six bathrooms, multiple family sitting areas across both floors and three-car parking. Buyers should be sure the additional rooms serve a real purpose because the operating footprint is materially larger.
The project-wide plot range is approximately 71–138 sq wah, but land size is unit-specific and should not be assumed from the house plan alone. The 246, 279 and 384 sqm floor areas are confirmed by the current Sansiri project page; price and plot need to be checked for the selected completed house.
