Why this project is worth a look
A mature low-rise setting
The estate can be judged as it exists today: roads, landscaping, common areas and neighbouring homes are visible rather than promised. That reduces development-stage uncertainty, while making the condition of the selected resale house much more important.
Road access is the advantage
Kanchanaphisek and the Chatuchot connection make the location practical for driving across eastern Bangkok. The trade-off is clear: households that expect walkable rail access will find this far less convenient than a station-adjacent condominium.
Real family-sized houses
The historical range runs from roughly 106 to 204 sqm with three- and four-bedroom layouts. Buyers gain private outdoor space and parking, but they also take on the maintenance responsibilities that come with a detached home.
Facilities can be inspected
The clubhouse, pool, gym, sauna, steam room, garden and security are already operating. For a resale buyer, their present condition and maintenance funding matter more than the original amenity list.
House-specific pricing matters
There is no single meaningful project-wide resale price. Plot size, upgrades, extensions, corner position, furniture and title conditions can create a wide spread, so comparable houses are more useful than a generic developer headline.
About the project
Perfect Place Ramindra — Wongwaen is an established low-rise housing community on Bangkok’s eastern fringe, close to the Kanchanaphisek outer ring road. That changes how the project should be judged. A buyer is not relying on a launch brochure or waiting for an estate to take shape; the streets, neighbouring homes, common areas and day-to-day traffic are already there to inspect. Thailand’s Department of Lands records a land-allocation project under this exact name, developed by Property Perfect in O Ngoen, Sai Mai, with 27 detached-house plots. Several commercial databases state 37 units instead. Property Perfect’s historical filings also separate an “Exclusive” zone and later Perfect Place 2 and Perfect Place 3 developments in the same corridor. For that reason, this profile treats the original unnumbered project as its own asset and does not pull specifications or pricing from the later numbered phases.
The original product is straightforward family housing: two-storey detached homes, mostly with three or four bedrooms and two-car parking, in a historical built-area range of roughly 106 to 204 sqm. Early project databases list Belle, Bella, Bonita, Belinda, Bellezza and Benedetto as house designs. On the resale market, however, the model name is only a starting point. Owners may have enclosed terraces, expanded kitchens, added rooms, replaced bathrooms or reworked part of the ground floor over the years. A resale listing can therefore show an area or room count that no longer matches the original catalogue. That is not automatically negative—an upgraded house may work much better for a family—but it makes document and condition checks more important. Roof condition, exterior paint, pumps, air-conditioning, wiring, water systems and any extensions can materially affect the real cost of ownership after completion.

The location works best for households that drive. Kanchanaphisek gives the estate direct access to Bangkok’s eastern ring-road network, while the wider area connects toward Ram Inthra, Khu Bon, Phraya Suren and Sai Mai. The Chatuchot expressway access is a recurring selling point in both developer and independent material. Fashion Island, The Promenade, schools and hospitals are part of the established service base of the Ramintra–Sai Mai corridor. The Pink Line has improved public transport along Ram Inthra, but this is not a walk-to-station housing estate. The final leg will usually still be by car, taxi or local transport. Buyers comparing it with a central condominium should therefore be clear about the trade-off: less walkability and more dependence on roads, in exchange for a private plot, multiple bedrooms and a much more suburban family layout.
The estate’s common facilities were designed around family use rather than resort-style density. Historical project material consistently refers to a clubhouse, swimming pool, fitness room, sauna and steam room, landscaped common space, controlled entry, CCTV and 24-hour security. Because the community is completed, those facilities can be inspected as they actually operate. That matters more than a long amenity list. A buyer should look at maintenance standards, road surfaces, drainage, landscaping, access control and how the common areas are funded. Older sources publish a historical common-fee figure, but it is not reliable enough to present as a current charge in 2026. The useful number is the amount currently billed to the exact house, together with any arrears or special charges, which should be checked from up-to-date estate records during the transaction.
Price comparisons require particular care because the Perfect Place Ramindra — Wongwaen name is still being used in current Property Perfect marketing, while corporate records distinguish later numbered phases. The developer’s live website in 2026 advertises homes under the phase-less public name at THB 5.79–7.99M and promotes newer Minimalist Collection layouts. Aggregator pages can also group listings from Perfect Place 2 and Perfect Place 3 under the original project label. Applying those figures directly to the 2017 community would therefore create a false sense of precision. This profile instead uses a resale reference that matches the original area and historical house stock: a 204 sqm detached house on a 70 sq wah plot in O Ngoen, Sai Mai, listed on DDproperty at THB 6.59M on 31 May 2026. It is a market anchor, not a valuation. Plot size, renovation quality, corner position, furniture, occupancy and title conditions can move an individual house materially above or below it.
Foreign-buyer structuring is the most important legal constraint. A resale advertisement may describe a house as freehold, but that normally refers to the Thai owner’s land title; it does not mean a foreign individual can simply register the land in their own name. Thai rules restrict foreign land ownership, subject to narrow statutory exceptions that are not the normal route for buying a suburban family house. The selected property therefore needs a transaction-specific review of the land title, registered owner, encumbrances, building ownership and any proposed long-term land lease. A registered lease can be part of a lawful structure, but renewal language should not be treated as equivalent to permanent ownership. Nominee-shareholder arrangements or a Thai company created only to sidestep land restrictions are not a substitute for a defensible ownership structure.
Resale houses in the same estate can diverge far more than their listing cards suggest. That matters here because the original scheme offered several house sizes, while years of individual ownership may have changed interiors, kitchens, building services, carports and the way outdoor space is used. Built area and bedroom count are therefore only the first filter. A meaningful comparison should also look at plot size, position within the estate, roof and façade condition, electrical and plumbing systems, signs of water ingress, paperwork for any extensions and the actual recurring estate charges attached to the property. A well-maintained older house can be a better buy than a newer-looking one with deferred maintenance; the reverse can be true as well. It is also worth matching the title documents and common-area billing records to the exact plot being shown. For Perfect Place Ramindra — Wongwaen, that simple check has an extra purpose: similarly named later phases exist nearby, so a familiar project name in an advertisement is not enough to identify the original phase. The useful comparison is ultimately house against house — the exact land parcel, physical condition, documented alterations and obligations that would pass to the next owner — rather than one marketing label against another.
Ownership format
Resale listings market houses as freehold, but that does not mean a foreign buyer can directly register the underlying land in their own name. Foreign land ownership in Thailand is generally restricted except for narrow statutory exceptions; a foreign-buyer transaction therefore needs a separate check of any registered land lease and the ownership of the building.
Home types & sizes
The most compact confirmed historical type. It suits a household that wants three separate bedrooms and a private plot without paying for a much larger interior; resale examples should be checked for later extensions or layout changes.
A larger three-bedroom option with an additional bathroom. When comparing it with Belle, the plot and any owner modifications can matter as much as the catalogue floor area.
A mid-sized three-bedroom house in the original range. On resale, the historical 146 sqm figure should be compared with registered documents and the listing because owner extensions are common in mature low-rise estates.
Almost the same floor area as Bonita but arranged around four bedrooms. It can work well for a larger family, although the real usability depends on how the individual resale house has been altered over time.
A larger four-bedroom type. Pricing should be benchmarked not only against smaller houses in the same estate but also against newer detached-house stock in the surrounding Ramintra–Sai Mai corridor.
The largest confirmed house type in the historical catalogue. The THB 6.59M resale reference is also a 204 sqm house, but the listing does not identify the model, so it should not be assumed to be a Benedetto.
This is the historical house range for the original project, not a list of homes currently available. Resale houses may have been extended or remodelled, and large portals sometimes mix the original Perfect Place Ramindra — Wongwaen with phases 2 and 3; the selected property should be matched by address, title and transaction documents.

Best for: A family with one or two cars that wants three or four bedrooms, a private plot and a detached-home layout rather than central-city walkability.; A resale buyer who prefers an established community where the streets, facilities and neighbouring homes can be inspected before committing.; Someone who values Kanchanaphisek and eastern-Bangkok road access and is prepared to compare individual houses by plot, renovation quality and documents.; A buyer who accepts that a mature house deserves a proper technical inspection and may need a budget for systems, exterior work or landscaping.; may not suit: A foreign buyer who requires direct perpetual ownership of the underlying land in their own name without a separate lawful structure.; A car-free household that prioritises daily walkability to rail, cafés and services over private space.; A buyer who specifically wants a new-build house with one current developer price list and a standard new-home warranty; the original project is a completed resale community..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Unit count conflicts across sources: Thailand’s Department of Lands records 27 detached-house plots for Perfect Place Ramindra — Wongwaen, while several market databases state 37 units. Property Perfect’s historical filings separately identify an “Exclusive” zone, but no primary document was found that explicitly explains whether those homes are included in the public 37-unit count.
- Property Perfect’s live website uses the phase-less Perfect Place Ramindra — Wongwaen name even though corporate filings separately identify Perfect Place 2 and Perfect Place 3. Current developer pricing and newer house designs are therefore not applied to the original completed phase in this profile.
- The exact land-title type, current common charge and foreign-buyer transaction structure are not confirmed for a specific resale house. These need to be established from the current title, seller documents and estate records for the selected property.
