The residential product is straightforward, with three principal two-storey detached-house designs ranging from 229 to 296 sqm of usable area.
The floor plans tell buyers more than the luxury branding does. All three standard designs are built around four bedrooms and five bathrooms, so the decision is mainly about how much internal space, parking and service accommodation a household needs. AVA is the entry layout at 229 sqm with three parking spaces. AVANI expands to 262 sqm and adds a maid's room. AVALANE reaches 296 sqm, provides four parking spaces, includes a maid's room and is designed with two larger primary-bedroom zones. This makes the product easy to compare within the same estate: buyers are not choosing between unrelated house concepts, but between three increasingly generous versions of the same family-living idea.

AVIAN also provides a level of shared infrastructure that a stand-alone house on a public street would not. The developer lists a clubhouse, adult and children's swimming pools, fitness facilities, landscaped gardens, a shared kitchen, meeting space, a children's playground, a dedicated pet park, lobby areas and 24-hour security with CCTV. The marketing material refers to roughly two rai of green communal space and a clubhouse of about 1,000 sqm. AplusCon, the architect responsible for the clubhouse and main gate, separately records that part of the development as completed in 2025, adding useful evidence that the common facilities moved beyond the rendering stage.
The location works best for a car-based household. Direct frontage on Srinagarindra–Rom Klao Road gives the estate immediate access to a major east-Bangkok route rather than forcing residents through a long network of narrow local lanes. From this corridor, drivers can connect toward Ramkhamhaeng, Rama 9, Srinagarindra Road, the outer ring road and the motorway network serving Suvarnabhumi Airport. Rail options exist in the wider area, including the Airport Rail Link toward Ban Thap Chang and the Yellow Line along Srinagarindra, but this is not a station-front project. Daily routines should be planned around driving, school transport or ride-hailing rather than a walk-to-transit lifestyle.
For families, the wider Krungthep Kreetha and Ramkhamhaeng corridor has developed around large residential estates, international schools and newer retail clusters. The developer specifically points to Little Walk and Market Place Krungthep Kreetha as nearby lifestyle anchors. That gives AVIAN a very different proposition from a central Bangkok condominium. It trades immediate walkability and a dense urban street network for larger private interiors, multiple-car parking, green common areas and access to the expanding eastern residential belt.
By September 2026, several current sources treat AVIAN as completed housing. PropertyHub and Nestopa date completion to 2026, and live sales and rental advertisements describe homes as ready to move into. One ThinkOfLiving project card still labels the scheme as in progress, which is why a buyer should separate the estate's broad completion status from the handover status of a specific plot. The practical transaction check is the individual house: its land title, building documentation, finish condition, defects, utilities, common-fee position and readiness for transfer.
Pricing should also be read by source and date. The Nest Property's current project page advertises a promotional band of about THB 15.9M to THB 24M, while active resale or agency inventory can sit at different levels depending on house type, plot position and fit-out. PropertyHub, for example, showed AVANI and AVALANE listings around THB 18.71M and THB 23.34M in early September 2026. The THB 15.9M figure is therefore useful as a developer-side entry reference, not as a promise that every design or preferred plot can be purchased at that level.
Foreign buyers need to treat land ownership as a separate legal issue from the quality of the house. AVIAN is not a condominium and the 49% foreign condominium quota does not apply. A detached house is tied to a land plot, while Thai law generally restricts direct land ownership by foreign nationals except under narrow statutory routes. A listing that says freehold may accurately describe the tenure available to an eligible owner, but it does not automatically make the land freely registrable in a foreign buyer's name. Before a reservation payment, the buyer needs a clear, documented answer on who will own the land, who will own the building and what rights can actually be registered for that buyer's circumstances.
