Why this project is worth a look
A finished family estate
A buyer can judge the estate as it actually operates: internal traffic, landscaping, clubhouse condition, spacing between houses and the feel of the streets are all visible before committing. The trade-off is that resale condition now matters more than the original specification. One owner may have maintained the roof and building systems carefully while another has focused only on cosmetic upgrades. The house inspection and the condition of the shared facilities should therefore be part of the purchase decision, not an afterthought.
The plot matters
Detached-house value is not captured by building area alone. Plot size and shape, corner position, distance from the gate and clubhouse, exposure to internal traffic and the amount of real privacy can materially change what two otherwise similar houses are worth. That is why two examples of the same model may carry very different asking prices without either being irrational. Price per building square metre is useful only when the land component is considered alongside it.
Built around road access
The estate makes most sense in the mobility pattern of eastern Bangkok: New Krungthep Kreetha, Srinakarin–Rom Klao, Kanchanaphisek and the airport side of the city. For a household whose schools, work and regular trips sit along those corridors, that can be more practical than a central condominium. It is much less compelling for someone expecting rail-first, walkable daily life. A peak-hour test drive to the places that matter to the household is more informative than a straight-line distance on a map.
Resale creates real choice
The current market includes different model generations, plot sizes, renovation standards and owner modifications. That gives buyers room to choose between a lower entry price and a house that is genuinely ready to occupy. It also makes comparisons harder: listings may describe floor area differently, later extensions may not match the original brochure, and expensive interior work does not always translate into equivalent resale value. A small set of closely matched houses is a better benchmark than a project-wide average.
Foreign buyers need structure
Land rights need to be resolved before a foreign buyer pays a deposit. Thai law generally does not allow a foreign individual to own the land directly, so the transaction has to distinguish the rights over the house from the lawful right to use the plot. A registered land lease may be one route in an appropriate case, but the term, registration, building rights and exit position have to be reviewed from the actual documents. A nominee Thai company should not be treated as a substitute for a lawful ownership structure.
About the project
Perfect Place Krungthep Kreetha is a gated estate of two-storey detached houses in eastern Bangkok. The same development is widely listed under the fuller name Perfect Place Rama 9-Krungthep Kreetha. The full and shortened names refer to the same development: the developer, road, 38-rai site and 111-house count all align. Nearby Perfect Residence and Perfect Masterpiece developments are separate Property Perfect products and should not be mixed into this record.
The developer is Property Perfect Public Company Limited, an active Thai listed property company. Its current corporate factsheet and Thai SEC profile confirm the legal entity and real-estate-development business. The estate itself is no longer a primary launch. Developer sales are closed, while the 2026 market is dominated by resale and rental stock. Historical launch prices therefore tell you little about the cost of buying a specific house today. The relevant questions are the plot, physical condition, seller’s title, registered alterations and the current competitive set inside the estate.

The project covers about 38 rai and contains 111 homes. The most consistently documented features are the two-storey detached-house format, plots starting around 50 sq.wah and family-sized layouts. Despite the modest project size, the houses are not fully interchangeable. The estate launched in 2017, its model range was updated over time, and resale homes may have extensions, covered parking, altered rooms or recorded floor areas that no longer match the original brochure. A model name is useful background, but a buyer should treat the actual surveyed house as the product being purchased.
The floor-plan history is a good example. Launch-era material shows Carissa at 130 sqm, Vicia at 147 sqm, Verbena at about 175 sqm and Veronica at 204 sqm. A 2021 review of the same estate shows a later range: Vicia S at 147 sqm, Venosa S at 175 sqm, Verbena S at 176 sqm and Veronica S at 222 sqm. Bedroom counts also shift for some model names between generations. The evidence points to product updates within one estate rather than distinct phases with separate identities. On the resale market, the original plan and any later modifications should be checked house by house.
The estate sits on Srinakarin–Rom Klao Road, commonly marketed as New Krungthep Kreetha Road, in Khlong Song Ton Nun, Lat Krabang. Independent map references are closely aligned around 13.75445, 100.71140. The 'Rama 9–Krungthep Kreetha' label is best understood as a corridor name rather than a promise of a central Rama 9 address. Day-to-day mobility here is primarily road-based, with access toward New Krungthep Kreetha, Srinakarin–Rom Klao, Kanchanaphisek, the motorway network and the airport side of Bangkok. Buyers who want rail-first, walkable living should test that assumption carefully before shortlisting the estate.
The shared facilities are consistently described across several independent sources: clubhouse, swimming pool, fitness room, sauna and steam facilities, landscaped areas, controlled entry, CCTV and 24-hour security. A 2021 review also describes a double-gate security arrangement. For a mature estate, the checklist is less important than the current standard of upkeep. Visit the clubhouse when it is actually in use, inspect the pool and landscape maintenance, and ask for the current common-area charge, estate rules, any arrears attached to the house and planned capital expenditure before treating the amenities as a benefit.
Resale pricing has moved well beyond the launch-era numbers of roughly THB 6.3M–7M. In late September 2026, a 147 sqm house on a 65 sq.wah plot was on the market at THB 9.15M, while other major portals were showing comparable entry points of roughly THB 9.5M. Other active houses sit in the THB 11M–16M range and above. The spread is not explained by building area alone. Plot size, position within the estate, refurbishment, furnishings, additions and tenancy can all have a material effect on the asking price.
That is why the cheapest listing should not automatically become the valuation benchmark. Detached-house resale comparisons are easily distorted by different land parcels. A renovated 147 sqm house on a strong plot may offer better value than a larger house with expensive but dated finishes, while a corner plot can command a premium even when the building itself is ordinary. Price per building square metre is therefore only a partial metric. A better comparison set matches house size, plot area, location within the estate, condition and legal status as closely as possible.
Foreign ownership needs a different legal framework from a condominium purchase. The houses are marketed with freehold land for buyers who are legally able to own Thai land, but that does not give a foreign individual an automatic right to register the plot personally. Thai government guidance is clear that a foreign individual generally cannot register land directly in their name, apart from narrow statutory exceptions involving substantial investment and official permission. A non-Thai buyer should therefore separate the transaction into two questions before paying a deposit: what rights will be held over the building, and what lawful right will exist over the land. A broker’s use of the word 'freehold' is not enough to answer either question.
Because the estate is complete and occupied, the principal risk is not construction delivery but the quality of the specific resale transaction. The seller should match the land title; encumbrances and boundaries need checking; structural additions should be reconciled with approvals where required; and the roof, drainage, electrical and plumbing systems deserve a proper inspection. If the house is tenanted, the lease and deposit position also matter. A polished renovation is valuable only if the underlying building, land documentation and alterations are equally clear.
Perfect Place Krungthep Kreetha therefore works best as an established family-housing option rather than a speculative new-launch story. Its appeal lies in completed detached homes, privacy, a gated environment and road access across eastern Bangkok. The trade-offs are car dependence and a more complicated land-ownership question for foreign buyers. In practice, the decision is driven less by the project brand than by three unit-specific issues: the condition of the selected house, the quality and size of its plot, and a legally robust ownership or land-use structure for the buyer.
Ownership format
For a Thai buyer, houses in the estate are marketed with freehold land ownership. A foreign buyer generally cannot register Thai land directly in their personal name except under narrow statutory exceptions. The building rights and lawful land-use structure therefore need separate legal review, commonly involving a registered land lease of up to 30 years where appropriate. Nominee-company arrangements should not be treated as a safe ownership solution.
Home types & sizes
At launch, the compact end of the range included the 130 sqm Carissa with three bedrooms and three bathrooms. In the 2021 model line, the 147 sqm Vicia S occupied the lower end and also used a three-bedroom, three-bathroom layout. An earlier Vicia name was used for a four-bedroom house, however, so a model name alone does not guarantee the resale configuration. The actual plan, registered area and on-site measurements should be checked for the selected house.
The original range placed a four-bedroom Vicia at 147 sqm and the Verbena at about 175 sqm. The 2021 series includes the 175 sqm Venosa S and 176 sqm Verbena S, both with four bedrooms. This is a meaningful part of the resale stock, but plot size, kitchen configuration, service areas and later extensions can vary considerably. The useful comparison is therefore the house as it exists today, not only the brochure model it started from.
The early range topped out with a 204 sqm Veronica, while the later Veronica S grew to 222 sqm with four bedrooms, four bathrooms, two living areas and a maid's room. These houses sit in a different maintenance and renovation budget from the compact models. For a larger resale home, it is particularly important to reconcile the advertised area and any extensions with the property documents rather than assuming every added space is formally recorded.
The house line evolved after launch: early material shows models from 130 to 204 sqm, while the 2021 range runs from 147 to 222 sqm. That does not justify splitting the estate into separate projects. On the resale market, the model name, bedroom count and floor area should be verified for the individual house because both different generations of standard plans and later owner alterations are present. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Project address: Srinakarin–Rom Klao Road, also known as New Krungthep Kreetha Road, Khlong Song Ton Nun, Lat Krabang, Bangkok 10520, Thailand.
- This is eastern Bangkok; the Rama 9–Krungthep Kreetha name refers to the broader road corridor rather than a position at the central Rama 9 junction.
- Daily mobility is primarily car-based, using Srinakarin–Rom Klao, New Krungthep Kreetha, Kanchanaphisek and the wider expressway and motorway network.
- The location is particularly logical for eastern-Bangkok and airport-side journeys; a household should test its actual school or work route during peak traffic before buying.

Price & purchase terms
- Current price: From THB 9.15M based on a live PropertyHub resale listing for a 147 sqm house on a 65 sq.wah plot, refreshed on 29 September 2026. Other major portals were showing comparable entry points of roughly THB 9.5M in early October. This is a lower resale-market anchor rather than a fixed project price; plot size, condition, alterations, furniture, tenancy, land documents and deal terms must be checked for the selected house.

Best for: Families looking for a detached house with its own plot inside a managed Bangkok estate rather than a high-rise apartment.; Households whose routine is centred on eastern Bangkok, New Krungthep Kreetha, Srinakarin–Rom Klao or the airport side of the city.; Buyers who prefer a completed resale home and want to inspect the actual street, house condition and shared facilities before committing.; People comfortable comparing different plots, model generations and renovation standards instead of buying a fully standardised developer product.; Foreign buyers willing to obtain independent legal advice and establish a lawful structure for the house and land rights before paying a material deposit.; may not suit: Buyers who want rail-first, walkable daily life and expect to manage most routine journeys without a car.; Anyone looking for a new-build developer instalment plan and uniform primary-sale terms across available homes.; Buyers who want to compare houses only by building area; the plot and the condition of the individual resale property have too much influence on value here.; A foreign buyer expecting to register the land directly in their personal name without a separate legal structure and review of the narrow statutory exceptions..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Sources differ on the completion timeline: sales launched in July 2017, completed houses were already being reviewed in the early years of the estate, while current project databases use 2021 as the overall completion year. The record uses 2021 for the estate, but the age of an individual resale house should be checked from its documents.
- The model line changed over time: early material shows houses from 130 to 204 sqm, while the 2021 series runs from 147 to 222 sqm, and bedroom counts change for some repeated model names. The actual plan and registered alterations need to be checked for the selected house.
- The exact land-title type, encumbrances and registration of later additions are not publicly confirmed for an individual resale house. A project-level freehold label does not replace a title review before purchase.
