Why this project is worth a look
A house, not an apartment
A front door of your own, upstairs bedrooms and space to park at home make this a different living experience from a condominium. Buyers gain practical separation between family activities while accepting shared side walls and responsibility for the building.
Choose by daily routines
CARA brings an extra flexible room and one parking space; ESPACE was planned around two parking spaces and a larger interior. The useful choice depends on the cars, work arrangements and sleeping patterns of the people who will actually live there.
Amenities without a large garden
The original community includes a pool, gym, play spaces and shared green areas. That can be attractive for young families, although the present quality and cost of those facilities are matters for a viewing rather than assumptions from launch material.
An established resale community
AP Thailand lists the development as sold out, and the estate is recorded as completed in 2022. Buyers can assess a real building, real neighbouring homes and different seller-held plots rather than relying on an off-plan promise.
Built for road access
The eastern Bangkok road network is a meaningful advantage when regular destinations are on that side of the city. It is less persuasive for a non-driver who expects an easy daily walk to the railway.
About the project
A Bangkok townhouse can look inexpensive beside a large condominium until you consider what it actually asks of its owner. At Pleno Rama 9 – Krungthep Kreetha 2, the trade is fairly clear: a private entrance, two levels of living space and parking at the house, in return for attached neighbours, a modest land plot and responsibility for maintaining the building itself. The development consists of 316 two-storey homes by AP Thailand in eastern Bangkok. It is chiefly a residential choice for households willing to organise daily life around road travel.
The address matters more than the Rama 9 label. This estate sits off Soi Kanchanaphisek 25 Yaek 1, in the Saphan Sung district, near the eastern ring-road network rather than within the central Rama 9 business district. That is good news for some cross-city or airport-side journeys and much less convenient for anyone expecting to walk to a rail station. Before comparing asking prices, picture a routine Tuesday: getting to work, picking up a child, buying groceries and arriving home in the evening.

Several similarly named Pleno communities appear in this part of Bangkok. This particular property is the second Rama 9–Krungthep Kreetha development, not the first estate and not the later New Krungthep Kreetha project. The distinction is verifiable: the older second project has 316 homes, a two-storey design and its own original CARA and ESPACE layouts. The separately marketed New Krungthep Kreetha estate is recorded with 113 homes and a 2026 completion year. Listings assigned to the wrong community should not become the basis of a purchase decision.
The developer's website now marks this second estate SOLD OUT. DDproperty records completion in 2022, so the practical route to ownership in 2026 is generally through an existing owner rather than a new-home booking with AP Thailand. Resale changes the questions. A project brochure can tell you what was originally designed; it cannot establish whether today's particular house has been properly maintained, remodelled, mortgaged or rented out. Individual condition and title have to be assessed independently of the estate's reputation.
There were two main original plans. CARA measures 91.16 square metres of usable space and was designed around three bedrooms, an additional multipurpose room, three bathrooms and one parking space. ESPACE offers 106.85 square metres, three bedrooms, two bathrooms and room for two cars. Choosing between them is not simply buying more floor area. The household that needs a downstairs workroom may prefer CARA, while parents running two vehicles every day may find ESPACE's parking arrangement far more consequential.
Land and floor area should be kept separate in every comparison. The original standard plot for CARA was described as 16.5 square wah; ESPACE began at 17.5 square wah. A square wah is a Thai measure of land equal to four square metres. It is not an alternative way of stating the internal size of the home. Some resale houses have larger plots, particularly end or corner positions. Two listings with broadly similar indoor areas can therefore offer quite different outdoor space, frontage and privacy.
CARA has a notable layout idea: a multipurpose room on the ground floor. A household might turn it into a study, a playroom or a spare sleeping area. Some advertisements treat that room as an extra bedroom, which helps explain why bedroom counts can vary between agencies. But a room that fits a small bed is not necessarily a comfortable permanent bedroom. Natural light, ventilation, door clearance and access to a bathroom matter more than the number in the search filter.
ESPACE solves a different everyday problem. The original frontage was wider, its layout allowed two vehicle spaces, and it kept three bedrooms upstairs. For a two-car household, an extra marked parking position at home may remove a daily frustration. There is a compromise: the historic plan lists two bathrooms, against three in CARA. If several people are getting ready at the same time, this might matter as much as the extra living space. Look at the location of each bathroom, not merely the total count.
Both layouts require living with stairs. That can create a useful boundary between a busy ground-floor living area and the sleeping rooms above, particularly for people who work from home. It can also be awkward for toddlers, older residents and anyone with reduced mobility. CARA's downstairs room is a helpful option rather than proof of step-free living. A buyer with accessibility requirements should assess the actual doorways, bathroom arrangements, thresholds and the path from parking to the home.
A detailed inspection of the launch-era construction described reinforced-concrete load-bearing walls. The system can create uncluttered interiors without conventional internal columns, but there is a serious limitation: structural walls cannot simply be removed to make larger rooms. Some lightweight internal partitions may offer greater flexibility. When a resale property advertises an enlarged kitchen or an opened-up ground floor, ask how the work was done and whether it is documented. A stylish renovation is only an advantage if the underlying structure and utilities are sound.
The original estate plan was more than a row of houses. Communal amenities included a clubhouse, outdoor swimming pool with a children's area, exercise room, playground, seating areas and landscaped space. A 2020 property review described the main pool as 18 by 10 metres. These facilities can change the appeal of a compact townhouse plot: families have somewhere to spend time without needing a large private garden. Their current operating condition, however, is part of the property's value and should not be assumed from launch material.
Community facilities create recurring obligations as well as convenience. A clean pool, safe playground equipment, usable gym and well-lit internal roads all depend on management and expenditure. The public descriptions also refer to security guards, cameras and controlled entry. Yet a listing cannot establish whether every service is functioning to the same standard several years after completion. Visiting in person, ideally when residents are using shared areas, provides evidence that a marketing photograph never could.
The original review described a broad internal main route and smaller residential streets, with a shared clubhouse set within the development. That arrangement helps distribute movement but does not make every house equally quiet. One end unit may receive more daylight; another may face the route children use to reach the pool. A home near the entrance offers easier access to the outside road but also hears more arrivals. Position inside the estate deserves almost as much thought as the nominal plan type.
Road connections are one of the strongest location arguments for this neighbourhood. Kanchanaphisek and the adjoining road network provide links towards Krungthep Kreetha, Ramkhamhaeng, Srinakarin, Lat Krabang and the wider airport corridor. None of those connections guarantees a predictable rush-hour journey. Someone commuting into central Bangkok could face a very different daily cost from a family working on the eastern side of the city. The useful test is not a claim of easy access, but the actual journey that the buyer must repeat.
Rail access takes an extra leg. Older area reviews discuss both Ban Thap Chang and Lat Krabang stations on the Airport Rail Link, but they are different destinations and neither is a station immediately outside the gates. A car drop-off or taxi is likely to be part of most rail journeys. This is a material distinction from a condominium next to a station, even if both are marketed under familiar Bangkok transport corridors. Buyers who do not drive should treat that difference as a central lifestyle consideration.
Shopping, schools and medical care are available around the eastern Bangkok districts, but the amenity map should be read at street level. A mall within a reasonable drive does not mean groceries are conveniently available on foot. During the project's early years, an independent reviewer found a limited walkable retail environment directly around the estate. That observation may have aged as the neighbourhood developed. Today, the most useful comparison is between the routes to the places a household genuinely visits, not a generic list of nearby attractions.
Resale advertisements seen in October 2026 put the lowest visible asking price at THB 2.9 million. One such home is described as having three bedrooms, three bathrooms, approximately 92 square metres of floor space and an 18-square-wah plot. At the other end of the visible selection, a larger corner-position offering around 108 square metres and 27 square wah has been advertised at THB 4.7 million. These are sellers' asking figures, not recorded transaction prices and not a valuation of every unit in the estate.
There is also a listing with only two bedrooms and about 70 square metres. It would be unsafe to use that advertisement to invent a third original unit type. The verified launch material identifies CARA and ESPACE, while resale descriptions can reflect renovations, different measurement practices or plain data entry mistakes. For an otherwise attractive property, ask for the title, building documentation and a dimensioned plan. A few missing square metres or a reclassified room can completely alter the comparison between two homes.
Rental advertisements appear in DDproperty's project results, with an advertised entry point around THB 20,000 per month. That establishes that some homes are being offered to tenants; it does not establish a reliable investment return. A landlord must allow for periods without a tenant, repairs, insurance where relevant, common fees, taxes and management costs. There is no verified operating statement for any of the homes discussed here. Purchase and rental asking prices should therefore remain separate pieces of market context, not be turned into a promised yield.
The estate also has shared-area charges. A project description quotes a historical common-fee figure of THB 59 per square wah of land per month, but there is no confirmed current fee schedule for October 2026. A townhouse owner may additionally pay for roof repairs, pumps, air-conditioning, exterior works, drains and parking-surface maintenance. Those obligations make the cost of a house different from the cost profile of an apartment. Annual running costs should be understood for the actual property rather than estimated from the original list price.
Foreign buyers face a separate issue that can determine whether a transaction is possible at all. This is landed housing, not a registered condominium with a foreign ownership quota. Thai marketplace listings often use the word freehold because land and house are being marketed as an outright sale, but that label does not make land freely transferable to an individual foreign national. Thai law generally restricts foreign ownership of land, subject to narrow legal exceptions. A foreign purchaser cannot rely on a condominium-style 49% rule here.
A lawful long-term lease of land, potentially combined with properly documented rights to the building, may be worth examining in some situations. Under the ordinary Thai Civil and Commercial Code framework, a registered lease of immovable property is typically limited to 30 years. A promise of extra decades should not be treated as the equivalent of a present registered right. We did not find evidence that owners selling within this particular Pleno estate offer a standard foreign-purchaser lease structure, so eligibility and documentation remain individual transaction questions.
This makes documentary due diligence especially important. For a specific home, identify the seller, the land title, any mortgage or other encumbrance, and whether the house is properly recorded and transferable. Verify shared-area arrears and the permissions for visible alterations. If the seller has added a roof over parking, extended the kitchen or enclosed a rear utility yard, physical condition alone is not proof that everything is authorised. The contract should make clear what is included, who pays transfer-related costs and when possession becomes available.
Pleno Rama 9 – Krungthep Kreetha 2 offers a concrete proposition rather than an abstract investment story: completed two-storey housing with familiar room arrangements, modest private plots and shared leisure facilities in a car-oriented part of Bangkok. Its limitations are equally concrete. No developer stock is advertised on the official page, resale quality varies, rail access is indirect and foreign ownership needs careful legal structuring. The right purchase is the house whose exact layout, title and ongoing costs fit the buyer's life, not simply the one with the lowest headline price.
Home types & sizes
The original two-storey layout had a 5-metre frontage, a standard plot beginning at 16.5 square wah, one parking position and a multipurpose room downstairs. It can serve households that need a study or occasional guest room, though neither the room dimensions nor the parking width suit everyone. Resale adverts may count that extra room as a fourth bedroom or show altered layouts, so the actual property plan takes precedence.
A wider 5.5-metre frontage, the original 17.5-square-wah standard plot and two planned car spaces are the practical reasons to consider ESPACE. Its three-bedroom layout is larger than CARA but was designed with two bathrooms, not three. Because these are now resales, assess the actual parking geometry, kitchen alterations and room condition rather than assuming that every ESPACE still matches the original specification.
These are the two original home designs, not every configuration currently advertised. The launch-era project review identified 103 CARA homes and 213 ESPACE homes. Resale properties may have altered interiors, larger plots or different advertised floor-area figures. The stated areas of 91.16 and 106.85 square metres refer to the original standard designs, and neither plan has a fixed present-day asking price. Condition, land area, estate position and permitted alterations require separate comparison. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate is off Soi Kanchanaphisek 25 Yaek 1 in Thap Chang, Saphan Sung, Bangkok. The Rama 9 name should not be read as a claim of central Rama 9 walkability.
- Kanchanaphisek and the connecting Krungthep Kreetha routes shape everyday access. Journey quality depends on traffic and destination; the roads are useful connections, not guarantees of a fast commute.
- Ban Thap Chang and Lat Krabang are separate Airport Rail Link stations, neither immediately next to the community. Reaching rail generally involves a drive, taxi or another connecting trip.
- Local shopping, schools and healthcare can be reached around eastern Bangkok, but the immediate street is not the same as a walkable high-street neighbourhood.
- Within the gates, exposure to traffic, playground activity, light and privacy changes from plot to plot. Position is a material part of choosing between otherwise similar townhouses.

Best for: A family looking for defined sleeping areas, some shared outdoor facilities and a home base for car trips to schools and activities. The original playground and pool can be useful, provided they are maintained and accessible today.; A remote-working household that values a door between work and the main living space. The CARA design includes a downstairs flexible room, though the room must be assessed as an actual working environment, not just an extra line in a brochure.; Two-car households for whom parking availability can outweigh a small difference in bathroom count. The original ESPACE plan was built around two parking spaces at the house.; Residents already familiar with eastern Bangkok, whose work or family travel makes the road network genuinely useful. They are less likely to be disappointed by the lack of immediate rail access.; Buyers whose eligibility to acquire a landed property is established through appropriate Thai-law advice and documentation. A freehold marketing label does not establish land-transfer rights for a foreign individual.; Resale buyers willing to judge the existing home on its merits: condition, plot size, authorised alterations, running costs and the exact title. A completed estate offers tangible evidence, but no uniform guarantee across every home.; may not suit: Someone who needs a genuinely car-free routine and expects a short walk to a rail platform. The extra travel leg could dominate the experience of living here.; Buyers seeking a detached house with a substantial private garden. These are attached homes on generally compact plots, with much of the recreational space shared.; Residents who require accommodation entirely on one level. The presence of a ground-floor room in CARA does not remove the stairs or establish accessibility throughout the home.; Foreign purchasers expecting to register Thai land in their own name as an ordinary transaction or treating a promised multi-decade lease extension as guaranteed ownership..
What we confirm before booking

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Public listings say freehold, but no individual land title or evidence of a foreign buyer’s rights to the plot and building has been reviewed. The label alone does not make the land transferable to a foreign individual.
- Two published project references give different coordinates. The displayed point and map radius are for locating the community, not establishing its exact boundary or the location of a particular house.
- An older project description mentions a common charge of THB 59 per square wah of land per month. The current fee, any seller arrears, and the operating condition of the communal facilities in October 2026 remain unverified.
