Why this project is worth a look
A twin-home layout
This is a paired-house development, with side space and private parking rather than the repetitive frontage of a long townhouse terrace. That can be more accommodating for a growing household, but the adjoining wall is still part of the building. Privacy depends on the chosen plot and construction, not on the estate's branding.
A genuinely divided household
The ground-floor flexible bedroom, large second-floor principal suite and two third-floor suites give family members room to spread out. The plan can handle guests and remote work without sacrificing the main living area. It also means everyday life across several stair flights, and resale alterations may have changed the original arrangement.
Outdoor space beyond the plot
The developer's original estate plan emphasised shared gardens, paths, a children's area and a clubhouse pool. These can add everyday value in a largely car-based neighbourhood. Current maintenance, rules and equipment operation are not established by the historical plan and need to be considered separately.
Resale requires house-level facts
A sold-out development can still have active private listings. Each offer must stand on its own title documents, building condition, plot dimensions and handover terms. Foreign buyers also face land-ownership constraints that a generic freehold label on a portal does not resolve.
About the project
Baan Klang Muang The Edition Rama 9–Krungthep Kreetha is a gated community of 94 three-storey paired houses in Saphan Sung, eastern Bangkok. AP Thailand developed it, and its official website now marks the original development sold out. That does not mean there are no homes to buy. It means the meaningful market is resale, where the buyer deals with individual owners, individual plots and houses that have been occupied or altered over time. The original specifications provide a useful starting point, but they cannot tell you whether a particular roof has leaked, how well an extension was built, or what rights the seller can transfer today.
There is an unusually important naming trap here. Baan Klang Muang Rama 9–Krungthep Kreetha, without The Edition, is another AP community on the same access road. Pleno Rama 9–Krungthep Kreetha is a separate neighbouring development. The three share an approach, but they were not marketed as interchangeable homes or as separate towers of one estate. The Edition Rama 9–Pattanakarn is different again. Some listing portals nevertheless group their advertisements together. A compact three-bedroom house at a much lower advertised price may be entirely real while having nothing to do with the 94 houses covered on this page. Confirming the gate and the project name is therefore more useful than comparing asking prices too early.

AP describes the product as a semi-detached house. In Thai property terminology it is a twin home: two residences form a pair with a connecting wall, rather than a long terrace of identical townhouses. It provides a private entrance, dedicated parking and scope for a side garden, but it is not a free-standing villa. This distinction matters for sound, renovation permissions and the sense of privacy inside the home. The original layout gives several rooms their own bathrooms; it does not remove the shared wall or guarantee a quiet neighbour. A buyer looking specifically for detached construction should not assume that the word house in a listing settles the issue.
The main original design is X-TREND NEW SERIES, arranged across three levels with four bedrooms, four bathrooms and space planned for three cars. The most consistently documented usable floor area is 218 square metres. Published plot sizes range from about 36 to 56 square wah, the Thai unit used for land measurement. That land number must not be confused with internal floor area, nor does the largest plot mean all houses enjoy the same amount of private outdoor space. The shape, setback and position of an individual plot can be as important as its size. Resale documentation should establish the actual registered land area rather than relying on an agent's summary of the standard model.
A practical feature of the original ground floor is the flexible room beside a bathroom, alongside a more open living, dining and kitchen arrangement. It could work as a home office, guest accommodation or a bedroom for someone who prefers to avoid stairs. That possibility makes this layout more adaptable than a home with every bedroom upstairs. Yet ground-floor accommodation is not automatically wheelchair accessible. Steps at the entrance, shower design, door clearances and the route from the parking area may all defeat the convenience suggested by the floor plan. For families planning to accommodate an older relative, those details matter more than a generic multigenerational-living claim.
Upstairs, the principal suite occupies much of the second level in the original model. It has its own bathroom with a bathtub and access to a balcony. There is also an additional family or multipurpose space, potentially useful for reading, remote work or a quiet place apart from the ground-floor television and dining table. The separation is attractive when several generations share a home. It may be less convenient for parents who want young children's bedrooms just outside their own door. The layout is best judged as a pattern of daily movements, not simply a count of rooms. In a resale home, walls and uses may have changed.
Two more bedrooms with ensuite bathrooms were planned for the top floor. They offer adults or older children more independence than a layout built around one shared upstairs bathroom. The trade-off is the continuous movement between three levels. Laundry, forgotten belongings and family routines do not stay neatly separated by floor, and air-conditioning and cleaning are distributed across a fairly large house. Buyers with mobility needs should pay close attention to stair width, landings and railings. The estate's original specifications do not establish that an elevator was installed in any individual home. Modified properties need to be assessed as they stand, not as their display-house plans once looked.
The developer's three-car parking provision is another specification to test against the actual lot. A present owner may have added a gate, roof or storage area, while different vehicle sizes can change how many cars fit without obstructing one another. Having three marked spaces on a brochure does not guarantee three effortless departures every morning. This is particularly relevant in a household where adults leave for work or school at different times. Look at turning space, access to the front door, the boundary between private land and the common road, and whether an oversized vehicle would compromise the side passage that makes the twin-home format useful.
The original architecture linked indoor family space with side and rear service areas. These may accommodate planting, an outdoor sitting corner, washing facilities or a more enclosed cooking area. Resale houses often differ here: one may have an open garden and another may have built across the rear yard. A well-presented addition is not necessarily a structurally sound or formally permitted one. Drainage after heavy rain, ventilation around cooking equipment, roof connections, foundations and boundary setbacks are worth more attention than how new the tiles look. Any legal approval required for alterations has to be assessed against the particular work and the land and building records.
A major part of the project's original identity is its landscaped common area. Launch-period reviews described more than four rai of gardens and communal spaces, with a pond, walking paths, play areas and places for outdoor exercise. For a household with children, or one person working from home for much of the week, nearby greenery can be a meaningful counterweight to a car-oriented part of Bangkok. The estate garden, however, is not additional privately owned land, and a house facing it offers a different experience from one looking onto a turning circle. The condition and accessibility of these spaces in 2026 remain matters for the residents' current management.
The planned clubhouse included a saltwater swimming pool, gym and shared meeting or relaxation space. Controlled access, security staff and CCTV were also part of the original proposition. These are useful facilities, but their presence in an old developer specification is not evidence that every piece of equipment or service is operating unchanged today. A clubhouse might be under maintenance, gym equipment might have been replaced, and visitor or resident access rules may have evolved. Buyers should distinguish between a feature physically built on the estate and a service currently available under its management rules. A nice entrance is not itself proof of well-funded maintenance.
Ninety-four homes make for a community that is limited in scale, but its finances and governance cannot be inferred from that number. Original materials reported a common-area fee of THB 65 per square wah of land each month. A recent listing repeats the figure, although no independently verified 2026 fee statement or homeowners' accounts were found. Outstanding contributions, reserve funds and the responsibility for private versus shared repairs may affect what ownership costs after completion. The right question is not only the monthly invoice, but whether roads, access equipment, landscaping and the pool can be kept in good condition without unexpected assessments. No advertised 'zero maintenance' portal field should displace written association records.
The address is Kanchanaphisek Soi 23, Saphan Sung district, Bangkok. The estate connects into the local road network near the eastern ring road and the Krungthep Kreetha/Srinagarindra–Rom Klao corridor. For households whose life is concentrated in eastern Bangkok, that connectivity may be valuable. But the name Rama 9 is a district marketing reference, not a promise that the home is next to the Rama 9 MRT station or central Rama 9 offices. The approach shared with neighbouring AP projects is also part of the journey. Depending on the hour, a junction or U-turn outside the gate may influence the commute more than the nominal distance to a main road.
The Airport Rail Link's Ban Thap Chang station is relevant to the wider area, yet it is not a station at the estate entrance. Reaching a train involves a separate trip. Someone hoping for a train-first lifestyle should account for that last mile, particularly with children, shopping or rainy-season travel. Equally, proximity to expressways needs a realistic view of tolls and traffic. A route that looks excellent on a midday map can be much less appealing at school drop-off time. The sensible way to compare the property with a condominium nearer a station is to consider the complete door-to-door routine, including parking and return journeys, rather than transport names in marketing copy.
Local project descriptions mention schools, hospitals and retail destinations across the Srinagarindra, Rom Klao and Ramkhamhaeng areas. Their existence is useful context, not proof that every institution is conveniently close to every household. A parent might make two school journeys per day, while someone caring for an older relative may have a different medical route and need easier taxi access. School availability, shuttle arrangements and the operating status of particular facilities also change. What counts is how the chosen house fits actual weekly journeys. Room count alone cannot compensate for a schedule that requires multiple long drives for ordinary errands.
Individual plots within the community will not offer identical noise, sun exposure or outlook. A garden-facing living room may feel different from one next to an internal bend or close to the entrance. Windows that make the display home bright may also increase afternoon heat on a less fortunate orientation. Because the development sits within reach of major roads, any assessment of road noise should include the property at different hours, not just during a brief daytime viewing. Drainage and the condition of outdoor areas are equally difficult to judge from photographs. None of these plot-level differences establishes that the whole estate is especially quiet, that its air is cleaner, or that every home has the same cooling costs.
Foreign purchasers face a different legal issue here than with foreign-quota condominiums. This purchase involves a house and its associated land. Foreign individuals generally cannot hold Thai land freehold, except for narrow statutory cases subject to separate eligibility and approval. A properly registered land lease, potentially alongside separate ownership arrangements for the building, may be relevant to some transactions. But the existence, term and enforceability of such arrangements cannot be inferred from the estate's age or from portal fields labelled freehold. Contractual renewal language is not the same as an unconditional right to extend. Using a nominee Thai company is not a safe substitute for compliant ownership.
The seller's legal position may be entirely different from the buyer's. A Thai owner's title to a plot does not imply that an overseas purchaser can have that same land registered in their own name. For any particular home, the land title, building ownership, registered burdens, approved construction and exact boundaries need to agree with the proposed sale structure. The estate's promotional pages do not publish a property-wide foreign-buyer ownership package, so no specific lease period or building title is promised here. Buyers should also distinguish the identity of the AP developer from the legal identity of today's private seller or selling entity. A well-known original developer does not verify a later owner's power to sell.
For current pricing, a listing first posted in September 2026 and promoted again in October offers a four-bedroom, four-bathroom twin home on approximately 37.1 square wah of land, with 218 square metres of stated usable area, for THB 7.89 million. Similar details appear on more than one portal and may represent the very same property rather than independent competing offers. As checked on 10 October 2026, this is the lowest recently refreshed identifiable asking-price anchor among the offers reviewed. It is not an AP developer price, a valuation, a recorded transaction or a guarantee that the seller still has the property. Availability, exclusions and the actual purchase terms need to be confirmed with a specialist for the selected house.
Older online advertisements sometimes display a lower number, including THB 7 million, but without reliable fresh availability information. Other recognisable The Edition resale advertisements ask more, reflecting variations in plot size, condition, refurbishment and owner expectations. Averaging those amounts would create an artificial level of precision. A price comparison only becomes useful after establishing that both properties really belong to this development and after accounting for legal rights and repair needs. The asking amount is only one element of the acquisition budget; it does not settle transfer charges, ongoing estate costs, or the cost of correcting unapproved or ageing alterations.
For rental buyers, this is fundamentally a family-house proposition. One seller advertises a rent figure and a yield, but those are marketing statements, not independently documented net returns. Its description also contains a tenancy end date already in the past, illustrating how fast listing details become stale even when advertisements are refreshed. An investment decision would need actual rent contracts, vacancy assumptions, management expenses, maintenance reserves, taxes and the future resale strategy. A house with its own plot and external components requires a different repairs allowance from an apartment. No credible yield can be calculated here from a single advertisement without turning uncertain inputs into made-up facts.
The appeal of this estate is fairly specific: multigenerational living space, car parking, a modest private plot and shared greenery behind controlled access. Its compromises are just as tangible: stairs across three floors, a party wall, car dependence and complicated land-right questions for a foreign buyer. A household planning to live in the area for several years may value those trade-offs more than someone seeking a low-maintenance city base next to a rail station. The right resale decision rests on the actual plot, the actual building and enforceable documents. The name on the gate is only where that assessment begins.
Home types & sizes
The published model places a flexible bedroom alongside the main living space downstairs, a large principal suite and family area on the next level, and two further bedrooms at the top. Project land plots are described as 36–56 square wah, while a recently promoted resale property advertises 37.1 square wah. This is one documented design, not evidence of a broader unit catalogue or of unchanged interiors in privately owned homes.
Most project profiles and the original on-site review give 218 sqm, although one editorial paragraph on Home.co.th mentions 222 sqm while its own specification table lists 218 sqm. The repeatedly documented 218 sqm figure is used here as the original model's usable floor area, not a measured area of any resale house. Plot sizes remain in square wah, without calculated conversions. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Reported completion years differ: ThinkOfLiving and DDproperty give 2020, Zmyhome gives 2019, and Estopolis gives 2018. No consolidated document confirming the final handover of all houses was located.
- Published estate land figures conflict: ThinkOfLiving and Home.co.th report 19 rai, 2 ngan, 67 square wah; FazWaz gives 19 rai, while another Home.co.th paragraph gives 19 rai, 2 ngan, 66.44 square wah. No cadastral record was obtained.
- No project-specific, documented foreign-buyer arrangement for the land and building was found. A freehold label in a resale advertisement is not proof that an overseas purchaser can register the plot in their own name.
