Why this project is worth a look
Future rail access
Nom Klao station is promoted at roughly 130 metres from the site. That is a genuine location feature, but not an operating service yet. The government timetable available in 2026 points to January 2028 for the eastern Orange Line, so today’s transport case and the future rail-access case should be assessed separately.
Two spatial formats
Buyers can choose between conventional compact apartments and high-ceiling versions rising to about 4.2 metres. The latter create more usable volume without necessarily increasing the registered title area by the same amount. The approved unit plan and title area matter more than the visual sense of a larger interior.
Pet-oriented option
Origin openly markets the project as pet-friendly, which narrows the field for buyers who need to live with animals. Public material, however, points to a dedicated pet-friendly tower and specific pet areas rather than unrestricted access across the whole complex. The current house rules should be checked before a reservation.
Distributed amenities
Retail at the front, a separate clubhouse and shared areas inside residential buildings create several distinct zones. This can keep some public traffic away from residential lobbies, but it also makes the exact tower more important. A unit near the road, clubhouse or internal landscape will offer a different daily experience.
Accessible entry pricing
Current public listings include asking prices below Origin’s advertised starting figure, which can create an attractive entry point. The gap is not automatically a discount. Assignment terms, deposits already paid, furniture packages, transfer incentives and remaining instalments can materially change the true cost.
About the project
Origin Place Ramkhamhaeng 153 is a large Origin Property residential scheme on the eastern side of Bangkok, along Ramkhamhaeng Road near Soi 153. Origin’s dedicated project page currently describes three 18-storey residential towers, a separate three-storey commercial building and a three-storey clubhouse, with 737 residential units and 11 commercial units on a 6-2-61 rai site. That scale matters. This is not a boutique building where every apartment shares the same relationship with the entrance, amenities and road. A buyer needs to look at the specific tower, floor, orientation and walking route through the site rather than treating the project as one uniform product.
Two features define the product more clearly than the marketing language. First, the unit mix includes both conventional apartments and high-ceiling layouts reaching about 4.2 metres. Second, the project is promoted as pet-friendly. The second point needs a closer reading: public building-level material points to a dedicated pet-friendly residential tower rather than unrestricted pet ownership throughout the entire development. Anyone buying because of a dog or cat should verify the current building rules, permitted animals and sizes, cleaning or management charges, and which common areas pets can actually enter.

The residential product is compact. Origin’s current page confirms one-bedroom units of 22 and 26 sqm and one-bedroom-plus units of 34.5 sqm, with the same title areas offered in high-ceiling versions. The earlier project configuration described the upper-floor high-ceiling layouts as mezzanine-style units where the registered lower-floor areas of 22, 26 and 34.5 sqm corresponded to roughly 30, 38 and 50 sqm of internal usable space. Those larger usable-area figures are helpful for understanding the design idea, but they are no longer stated on Origin’s current page. For a purchase, the title area, approved unit plan and sale-and-purchase agreement should take priority over older marketing measurements.
The location story is tied closely to Nom Klao station on Bangkok’s Orange Line. Origin advertises a distance of about 130 metres, and that is a meaningful future advantage if the line opens as planned. It is not a functioning metro stop in September 2026. A Thai government progress summary published in February 2026 expected the eastern Orange Line section to open in January 2028. That distinction changes the way the project should be evaluated today: buyers are purchasing into a road-based Ramkhamhaeng location first, with the prospect of very short walking access to rail later rather than an immediate operating-station premium.
The surrounding area supports normal daily life without being a central Bangkok lifestyle district. Origin lists Triam Udom Suksa Nomklao School at about 650 metres, Kasemrad Ramkhamhaeng Hospital at roughly 3.2 km and Lotus Sukhapiban 3 at around 4.7 km. The address makes more sense for people whose routines are already linked to Ramkhamhaeng, Min Buri, Rom Klao or Bangkok’s eastern road network than for someone who expects the feel of Thonglor, Asoke or Sathorn. Before the Orange Line starts operating, the practical commute should be tested at the actual hours a resident will travel.
The amenity programme is broader than the standard pool-and-gym formula. Origin currently lists co-working and meeting areas, a VR lounge, music room, panoramic fitness room and an infinity-edge pool. Earlier project plans placed different shared functions in the front commercial building, the separate clubhouse and the residential towers. That distribution can be positive because outside visitors to retail do not necessarily pass through residential lobbies, but it also means convenience varies by tower. A site plan is therefore more informative than a generic amenity checklist when comparing units.
Parking is one of the clearer constraints. Origin states 260 parking spaces and explicitly notes the use of double parking in its parking ratio. Against 737 homes, the project is not designed around one guaranteed space per unit. This matters particularly before the nearby rail line is operating. A household with two cars should ask how spaces are allocated, whether any are fixed to units, how double parking is managed, whether EV charging is available and how guest vehicles are handled. Those operating rules can have more impact on daily satisfaction than another lounge or themed common room.
The regulatory trail is unusually useful for confirming project identity. Thailand’s environmental assessment database records the scheme as Origin Place Ramkhamhaeng 153 Station and names a dedicated project company as the owner. The EIA was approved in June 2024, while Origin’s current project page also states that the building permit has been obtained. The EIA register names a dedicated project company, while the consumer-facing developer brand is Origin Property. For a foreign buyer, neither point confirms that a particular unit can be transferred in foreign freehold. Thai condominium law permits foreign ownership only within the statutory foreign quota, capped at 49% of the aggregate saleable condominium area. Public sources reviewed for this dossier do not show the available foreign quota for a selected unit.
Construction timing is the main unresolved project-level issue. Origin’s latest progress panel, labelled August, still shows 0% for structural, architectural and building-services work, although the same page says the EIA and building permit are approved. Major property platforms classify the project as under construction or off-plan and commonly show June 2027 as the expected completion date. The sensible interpretation is that 2027 is a market-reported target rather than a guaranteed handover date. The current contract, construction schedule and delay provisions should be reviewed before treating that date as part of the investment case.
Pricing has a similar split between developer marketing and secondary or assignment inventory. FazWaz showed project inventory from THB 1.99M when checked on 8 September 2026, while Origin’s own project page advertised a starting price of THB 2.69M. A lower listing can reflect an assignment, an earlier contract price, a particular tower, discount mechanics or a different furniture package. It should not be assumed to be the developer’s current base price. The useful comparison is the all-in position on a specific unit: contract price, deposits already paid, outstanding instalments, transfer-day discounts, included furniture, transfer costs and any obligations inherited from the original buyer.

- FazWaz and other major platforms show June 2027 as expected completion, but Origin’s current page does not publish a handover date and its August progress panel still shows 0% for structural, architectural and building-services work. The 2027 date should not be treated as a confirmed handover commitment.
