In a building dominated by compact layouts, multiple studio and one-bedroom listings make it easier to separate the value of floor, view, renovation and furniture from the project name itself. A large listing pool does not guarantee an instant exit, but it gives a buyer far more evidence than a thin secondary market with only one or two units for sale.
An established district
Ramkhamhaeng already has the universities, shops, hospitals, sports facilities, food and everyday services that support real residential demand. The investment case is not dependent on a future lifestyle precinct appearing around the building. The same urban setting creates a trade-off: this is a busy road corridor, so orientation and floor matter. Two apartments with identical layouts can have noticeably different noise, outlook and access characteristics.
Accessible entry pricing
Recent resale asks put the lower end of the project well below many new Bangkok high-rises. That can work for a first rental unit, a compact city base or a buyer who prefers an operating building to a new-launch premium. The cheapest listing should never be treated as the automatic benchmark. Deferred maintenance, tenant arrangements, renovation needs, unpaid charges or an unusable ownership quota can erase an apparent discount very quickly.
Operational history matters
More than a decade of occupation gives buyers evidence that an off-plan purchaser simply cannot have. The lifts, common areas, security, pool, management routines and resident density can all be inspected as they actually function. The advantage comes with a responsibility to inspect properly: an older condominium needs more attention to maintenance records and sinking-fund decisions than a buyer might give to a brand-new handover.
Transport you can verify
Ramkhamhaeng Airport Rail Link is already in service and FazWaz places it about 0.8 km from the project. The future Orange Line is relevant, but MRTA currently targets January 2028 for operation of the eastern section. That distinction keeps the investment case grounded. Buy for the connectivity that exists now; treat the new metro line as a possible future improvement rather than today's station-at-the-doorstep benefit.

The Base Rama 9 - Ramkhamhaeng is an established Sansiri high-rise in Hua Mak rather than a new launch that has to be judged from renderings, sales promises and a construction schedule. The project is a single 35-storey tower with 923 condominium units on the Ramkhamhaeng corridor, giving it a very different due-diligence profile from an off-plan purchase. Construction risk is no longer the central issue. What matters now is the exact resale unit: its condition, floor, outlook, noise exposure, ownership quota, building management, recurring costs and the way the project has aged after more than a decade of occupation.
The project belongs to an earlier generation of Sansiri's The Base brand. Sansiri investor material from 2012 identifies The Base Rama 9-Ramkhamhaeng as a 923-unit project launched in February 2012, while FazWaz and DDproperty place completion in November 2012. Sansiri was marketing the condominium as ready to move into by 2014. That history is useful because the project is not dependent on a thin trail of agent claims: it is documented by the developer, has been occupied for years and has a deep resale and rental footprint. The trade-off is obvious. Buyers should inspect the building as an ageing operating asset, not as a brochure specification frozen in time.

The original unit mix is compact and straightforward: studios of roughly 25–27 sq m, one-bedroom apartments of about 28–32 sq m and two-bedroom units around 49 sq m. This helps explain the building's strong presence in the lower-ticket rental market. Current listings sometimes show sizes or bedroom labels outside those original ranges, including units around 50–55 sq m. Those listings should not be treated as evidence of a separate official layout without documents. A resale buyer should compare the title deed, registered area and current floor plan rather than assume the portal description is technically precise.
Common facilities are broader than the entry price might suggest. Sansiri's project page lists a swimming pool, children's pool, fitness room, community garden, relaxation area, lobby, Wi-Fi in common areas, 24-hour surveillance and security, and parking. FazWaz places the reception on the ground floor, the pool and gym on the third floor and a communal garden on the roof. For a 923-unit building, however, the practical question is not whether an amenity appears on a checklist. Buyers should look at its present condition, maintenance standards, opening rules and crowding. A large residential tower can have a substantial facility package while still feeling very different from a low-density condominium.
The location works because it is already part of a functioning Bangkok neighbourhood. The building sits on Ramkhamhaeng Road in Hua Mak with road access towards Rama 9 and the wider expressway network. FazWaz gives Ramkhamhaeng Airport Rail Link as roughly 0.8 km away. That is walkable for some residents but not the same as a station at the entrance, especially in heat or heavy rain. The surrounding district already provides the uses that support everyday occupancy: shopping around Ramkhamhaeng, universities, Rajamangala National Stadium, hospitals, local food, services and established residential demand. The project does not need a future master plan to create basic urban life around it.
The Orange Line should be treated as future infrastructure, not as an operating benefit today. MRTA's current programme places the eastern Orange Line from Thailand Cultural Centre to Min Buri into service in January 2028, and Ramkhamhaeng OR17 is one of the planned stations on that route. As of September 2026, a buyer should therefore underwrite current mobility using the Airport Rail Link, buses, taxis and road access. The Orange Line may improve connectivity later, but it would be misleading to price the apartment today as though that rail service were already running.
The resale market is active enough to make price discovery relatively transparent. PropertyHub had fresh listings in September 2026 across studios, one-bedroom and two-bedroom units, with a visible low asking price of THB 1.69M for a studio of about 25.9 sq m updated on 7 September. Other one-bedroom listings cluster above that level and two-bedroom apartments are materially higher. None of those figures is a developer price list. They are individual resale asks and can differ because of floor, view, renovation, furniture, tenancy and ownership quota. A sensible valuation should compare several genuinely available units with similar attributes and then check how long they have been advertised.
For an overseas buyer, the condominium structure is easier to understand than a landed house, but eligibility is still unit-specific. Thai law allows foreign freehold ownership in a registered condominium only within the 49% foreign ownership ceiling measured by aggregate unit area. Current FazWaz inventory for this project includes listings marked Foreign Quota as well as Thai Quota. That is a useful warning: being in a condominium does not make every resale apartment registrable to a foreign buyer. The condominium juristic person should confirm quota availability for the selected unit before a deposit becomes difficult to recover.
The Base Rama 9 - Ramkhamhaeng therefore makes most sense as a mature, liquid urban condominium where the buyer values a relatively low Bangkok entry price, established rental demand and an address that is already usable. It is less compelling for someone paying a premium for new-building specifications, very low density or direct rail access. The project has enough history that broad marketing claims matter less than unit-level inspection. The best apartment in the building can be a very different purchase from the cheapest one, even when both share the same project name and headline facilities.
Ownership format
A foreign buyer may register condominium freehold if foreign quota is available at transfer. Foreign ownership may not exceed 49% of the aggregate unit area in the condominium, so quota status must be confirmed for the specific resale unit before closing.
Unit types & sizes
The smallest original layout and usually the lowest-cost route into the building. It can suit one occupant or a rental buyer who values price over internal separation. Studio comparisons should focus on floor, road noise, furniture condition and foreign-quota eligibility because a small asking-price gap may reflect much more than a couple of square metres.

Any altered internal configuration should be checked against the registered plan before purchase.

- The building sits on Ramkhamhaeng Road in Hua Mak, Bang Kapi. The arterial-road position is useful for cross-city driving, but buyers should inspect the exact unit orientation because road noise can vary substantially by side and floor.
- FazWaz places the operating Ramkhamhaeng Airport Rail Link station at roughly 0.8 km. That is meaningful rail access, although it is not a true doorstep-station condominium.
- The surrounding district already has established retail, food, healthcare and education. Sources reference Ramkhamhaeng-area shopping, Ramkhamhaeng University and Rajamangala National Stadium among the nearby anchors.
- Ramkhamhaeng OR17 is planned on the eastern Orange Line. MRTA currently expects that section to open in January 2028, so it should not be represented as an operating MRT connection in September 2026.
- Rama 9 and the wider expressway network support car access. The same corridor can be heavily trafficked, making real journey times and vehicle access worth testing during the hours the resident will actually travel.
