Rail is future
Ramkhamhaeng 34 station on the MRT Orange Line is genuinely planned nearby, in front of Ramkhamhaeng Hospital, but the eastern section is officially expected to start passenger operation only in January 2028. A 2026 purchase should therefore work on today's transport network; the Orange Line is upside, not a current service.
Foreign quota matters
A qualifying foreign buyer can own a condominium unit directly if the building still has room within the statutory foreign quota. That is structurally simpler than landed property, but quota is unit- and date-specific. Confirmation from the condominium juristic person and a clean title check should come before a non-refundable commitment.
Age changes diligence
Because the tower was completed in 2013, maintenance quality now matters more than launch specifications. Lifts, façade, pool systems, pumps, corridors, sinking-fund position and planned capital works can materially affect ownership costs. A well-run older building can be excellent value; deferred maintenance can erase the apparent discount to newer stock.

It is not a new launch and there is no construction-delivery risk left to underwrite: the tower has been completed, registered and trading in the secondary market for years. Chewathai's own corporate material confirms one 33-storey residential building with 535 units on a site of 3 rai 3 ngan 32 square wah, with about 17,054 sqm of saleable area. The developer also reports construction, sales and title transfers as 100% complete. For a buyer in 2026, due diligence therefore shifts away from whether the developer can finish the project and toward the condition of the specific apartment, the performance and finances of the condominium juristic person, any arrears attached to the unit, foreign-quota availability and whether the asking price properly reflects floor, view, renovation and title status.
Project identity is unusually well supported for an older Bangkok condominium. English sources alternate between Chewathai Ramkamhaeng and Chewathai Ramkhamhaeng, while Thai records use ชีวาทัย รามคำแหง; they refer to the same tower. The developer is Chewathai Public Company Limited. Primary corporate records, a registered-unit asset record and major project portals converge on the same core data: one building, 33 floors and 535 condominium units. That is the figure to use. A lower unit count found on some secondary portals does not match the developer's own filings. Most project databases and condominium-registration evidence point to 2013 as the completion year. A small number of broker pages state 2012, so 2013 is used here as the better-supported date rather than pretending the public record is perfectly uniform.

The building sits directly on Ramkhamhaeng Road around Soi 79/1–79/2 in Hua Mak. This is a dense, functional part of eastern Bangkok rather than a tourist neighbourhood. Its everyday value comes from access to universities, hospitals, retail, sports venues, offices and a wide range of street-level services. A detailed review of the completed building documented a rear gate toward Khlong Saen Saep and Wat Klang pier, giving residents a water-bus option in addition to road transport; anyone relying on that route should still confirm present gate access and operating times at inspection. Ramkhamhaeng Road provides direct east–west connectivity and links toward Lam Sali, but congestion is part of the location's normal operating reality. This is a more natural fit for someone who already understands Bang Kapi and Ramkhamhaeng than for a buyer expecting quiet local streets or predictable car travel at peak hours.
Future rail connectivity needs to be described accurately. Resale advertisements already use phrases such as 'near MRT' and some portals place the planned Ramkhamhaeng 34 station at roughly one kilometre from the project. As of September 2026, however, the eastern section of the MRT Orange Line is not yet open for passenger service. The Mass Rapid Transit Authority of Thailand currently expects the Thailand Cultural Centre–Min Buri section to begin operation in January 2028, and identifies OR19 Ramkhamhaeng 34 station in front of Ramkhamhaeng Hospital. That is a genuine future infrastructure consideration, but it is not a present-day amenity. Buyers who need rail now should judge the apartment on existing buses, taxis, motorcycle taxis, private vehicles and the canal-boat route rather than pricing in the Orange Line as though it were already running.
The original unit mix is straightforward even though live resale advertisements sometimes make it look messy. Project references describe one-bedroom apartments of roughly 29.46–35.40 sqm and two-bedroom apartments of about 57.70–60.40 sqm. Current resale stock also includes unusual areas such as 47–48 sqm, a 58.7 sqm two-bedroom and a 30 sqm unit marketed as a studio. In a long-occupied building, those inconsistencies can come from agents using different room labels, owners reconfiguring interiors or listings quoting an area differently from the registered title. The historical project mix should therefore be treated as a useful baseline, not a substitute for unit-level documents. For a purchase, the condominium title, registered area, floor plan and actual walls on site matter more than the category selected in an online listing form.
The building stack is relevant to both comfort and resale. A detailed completed-project survey places the main lobby, juristic office, mailboxes and lift lobby on the ground floor, with parking occupying the lower levels through approximately floor five. Residential floors begin on level six. Floors 6–29 use the denser standard arrangement; the number of units reduces higher in the tower, and floors 31–32 have materially fewer apartments per level. Floor 33 is dedicated to common facilities. This means two apartments with the same internal area can offer very different living conditions depending on floor and orientation. Lower units are closer to parking and street activity; higher residential floors have fewer immediate neighbours but may sit closer to rooftop equipment and common spaces. A sensible inspection therefore includes corridor condition, lift waiting time, water pressure, plant noise and the actual evening environment on the selected floor.
For a 2013 building, the amenity programme is still substantial. Project reviews and current portals consistently show a rooftop swimming pool, a children's section, gym, sauna, steam room, seating areas and landscaping, alongside 24-hour security, CCTV and card-controlled entry. Historical building documentation describes three passenger lifts plus one service lift. Parking was designed at around 40% of units excluding tandem spaces. That ratio is not fatal, but it is material for an owner who drives every day: a listing that says 'parking available' does not tell you whether a space is guaranteed, how allocation works, whether additional cars are charged or what the building feels like after residents return home in the evening. The same principle applies to the rooftop facilities. Their existence is easy to verify; their present maintenance standard, reserve budget and any upcoming major repair programme need to be checked with the juristic person.
The depth of the resale market is one of the project's practical advantages because it gives a buyer real comparables. In September 2026, PropertyHub shows more than a dozen sale listings and several dozen rentals. Fresh asking prices include a 30 sqm unit at THB 1.5M, multiple one-bedroom units around THB 1.8M–2.15M and a roughly 60 sqm two-bedroom asking THB 3.6M. These numbers should not be collapsed into a single 'project price'. Renovation quality, floor, view, furniture, seller urgency, tenancy status and ownership quota can easily explain meaningful differences. What the listing depth does provide is leverage: a buyer can inspect several apartments in the same building, compare condition and documentation directly and negotiate from a much better information base than in a project with only one or two units available.
For an international buyer, the condominium structure is legally more straightforward than buying a landed home, but it is not automatic. Thai condominium law allows qualifying foreign purchasers to register direct ownership of a unit within the foreign-ownership quota, capped at 49% of the aggregate unit area in the registered condominium. That does not mean every resale at Chewathai Ramkamhaeng is available in foreign freehold at any given moment. The condominium juristic person needs to confirm quota availability for the specific transfer. The unit title, registered encumbrances, seller identity and any outstanding common charges also need to be checked. Because this is a mature secondary market, the seller may be an individual owner, investor or financial institution, and the transaction documents can differ accordingly. A portal label saying 'freehold' is useful screening information, not a substitute for the transfer package.
The core trade-off is clear: Chewathai Ramkamhaeng offers comparatively accessible resale pricing, a proven urban location, observable rental and sale activity and a rooftop amenity level that was generous for its era. In return, a buyer accepts a 2013 building, 535 units, parking that was not designed for every household to keep a car, and the need to understand the maintenance condition of both the apartment and common property after more than a decade of use. Owner-occupiers should visit at different times of day, test the commute they actually need and inspect lifts, corridors, water pressure, traffic noise and rooftop operation. Investors should focus less on portal-generated yields and more on the real rent achievable for the selected layout after vacancy, agent fees, furnishing, common charges and future refurbishment. The planned Orange Line may improve the location from 2028, but a sound purchase in 2026 should still make sense without assuming that future benefit.
Ownership format
A foreign buyer may hold condominium freehold within the statutory foreign quota, which is capped at 49% of the aggregate unit area of the registered condominium. Availability of foreign quota must be confirmed for the specific unit before transfer; the current quota position at Chewathai Ramkamhaeng is not published in the reviewed sources.

The core compact layout. Most of the lowest-priced current resale stock sits around 30–36 sqm. Floor, orientation, renovation and registered area matter more than the label used by an agent: some listings call similarly sized units studios, so the title and registered plan should control.
