Why this project is worth a look

A property you can inspect

The initial villas are built, with guest accommodation operating under the project name. Physical condition, pool maintenance and the immediate surroundings can be investigated before any commitment.

A genuinely private layout

The established 15-home mix comprises 14 two-bedroom villas and one four-bedroom residence. Private pools make these homes distinctive, while creating an ongoing maintenance obligation.

An inland residential setting

Kaba-Kaba offers a quieter home base outside the main coastal visitor hubs. The trade-off is reliance on road travel for beach visits, shopping and much of daily life.

A route to managed rentals

Guests already book accommodation at the site, and PREDMET markets professional management services. Neither fact proves the net returns or operating permissions of an individual home.

About the project

PREDMET.KABAKABA VILLAGE is an established collection of 15 private pool villas in Kaba-Kaba, a village in Bali’s Tabanan regency. This matters because it changes the purchase question. Instead of judging an off-plan concept, a buyer can investigate an existing property, its upkeep and the setting around it. The project presents itself as completed, and accommodation under the same name appears on established booking platforms. Those are useful signs that the original development exists and is in use. They are not proof of clean title, unrestricted rental rights or a villa currently available for sale.

The name has become less straightforward over time. PREDMET’s newer sales page promotes a further phase of 12 villas, consisting of 11 two-bedroom homes and one three-bedroom home, with a different design direction and proposed communal facilities. The group also markets Kabakaba Resort and Cascade as separate properties in the same wider area. This entry concerns the original group of 15 villas only. The three-bedroom home advertised for the new phase, the canyon-facing villas in Cascade and the luxury hospitality units at the resort are not part of the unit mix described here.

An address can sometimes tell a buyer more than a lifestyle description. The original development gives its location as Jalan Raya Kaba-Kaba, Gg. Sungai Blok III No.5, Banjar Tegal Kepuh, Kaba-Kaba, Kediri, Tabanan, Bali 80351. That address is repeated by the property’s own website and its linked reservation system. It places the compound inland, within Kaba-Kaba village, rather than on the beachfront or in central Canggu. Travel sites sometimes use Tumbak Bayuh or Tanah Lot as booking-area labels; those labels should not override the more specific village and administrative address.

The appeal of this setting is space and relative separation from the busiest visitor districts. Rice fields and low-rise surroundings feature prominently in the property’s presentation, while a car or motorbike is needed for most coastal outings. Seseh and Cemagi are reachable by road, but neither is a walk-out beach from the front door. A drive to Canggu may be manageable for occasional meals or errands; it is a different proposition as a daily commute. A buyer choosing a permanent home should make the trip at the times they would actually travel, not rely on an old brochure’s optimistic journey time.

PREDMET’s management division gives a clear breakdown of the first development: 14 villas with two bedrooms and one larger four-bedroom residence. Each is presented as a private-pool home rather than an apartment in a shared tower. The published two-bedroom specification lists 90.7 square metres of villa space plus 65.5 square metres of pool and garden space, or 156.2 square metres in all. For the four-bedroom home, the corresponding published figures are 116 square metres indoors and 74 square metres allocated to the pool and garden, totalling 190 square metres. These are marketing specifications, not independently surveyed measurements.

The ordinary two-bedroom layout includes a lounge, kitchen, two bathrooms, wardrobes, furnishings, a terrace and parking. Earlier developer material describes the two-bedroom homes as single-storey. That may suit residents who want the main living spaces on one level, without sacrificing a private outdoor area. It also defines the practical upkeep: every private pool has to be cleaned, outdoor finishes face heavy weather, and gardens require attention throughout the year. A furnished villa can be easier to start using, but the contents of the original furniture package should not be assumed to survive unchanged in a resale.

The four-bedroom residence serves a different household. Its older published plan includes four bathrooms and a larger group of sleeping rooms while retaining a private pool and outdoor area. For someone hosting extended family or groups, the extra space may be a genuine advantage. For a rental investor, however, more beds also mean different operating costs: laundry, cleaning, utilities, guest turnover and replacement of household items. The four-bedroom layout should be evaluated on its actual condition and costs rather than on the assumption that capacity alone secures better earnings.

There is evidence of operation beyond the developer’s own statements. A hotel booking engine linked from the property website carries the name PREDMET.KABAKABA VILLAGE, the same street address and two-bedroom accommodation. Booking.com also lists the property, including accommodation described as a two-bedroom villa and a private-pool villa with more bedrooms. This supports the conclusion that guests can stay at the site. It does not establish which individual villas participate in a rental pool, whether every unit has all the advertised guest services or whether the underlying property and business approvals have been reviewed by an independent authority.

Management deserves its own conversation before rental projections enter a spreadsheet. PREDMET operates a property-management business and describes guest services, maintenance, promotion and financial administration among its offerings. That creates a possible route for an overseas owner who does not want to operate a villa personally. Yet a service advertised by the company is not automatically part of a villa purchase. An owner needs to know who controls bookings and bank receipts, what the manager charges, which expenses are reimbursed, how repairs are approved and whether personal-use dates can be blocked. Even the meaning of a quoted percentage fee depends on what work it covers.

The current sale position is less certain than the existence of the complex. Balinsky marks the 15-villa project as sold, while an older group catalogue still displays a sale designation. Historical developer material also advertised a two-bedroom villa at IDR 4.08 billion and the four-bedroom residence at IDR 6.19 billion. Those figures accompanied an earlier leasehold offer and do not establish an asking price on 18 October 2026. No verified current stock list, unit-specific resale offer or present-day price schedule emerged from the reviewed sources. Publishing either historical number as a fresh starting price would give readers a misleading impression of availability.

A foreign buyer also needs to distinguish a contractual lease from ownership of Indonesian land. The earlier PREDMET offer described long-term leasehold arrangements. In practical terms, a lease gives contractual use rights over an agreed period; it does not, by itself, register the foreign individual as the owner of the land. Indonesian land rules distinguish titles such as Hak Milik, a form of land ownership, from the agreements made by the title holder or another authorised party. What the buyer receives, and whether those rights can later be transferred, must be established from the actual documents, not from the word “buy” on a listing.

There is a specific discrepancy to resolve. The older developer page offered a 24-year lease, while Balinsky publishes a 28-year term. These are not interchangeable figures, and neither tells us how many years would remain on a villa purchased in October 2026. The relevant documents need a commencement date, expiry date, landlord identity, permitted uses and clear treatment of assignment, subletting and any renewal. An extension described informally by a sales representative has little value unless the written contract states who must grant it, on what terms and at what cost. A resale buyer should additionally check whether any consent is required to transfer an existing lease.

Building compliance is a separate issue from the land contract. Balinsky labels the project as having PBG, the Indonesian building approval, but the underlying approval and its reference number were not available for inspection in the sources reviewed. SLF is the document addressing a building’s fitness for use, and it cannot be assumed from an online hotel listing. The permissibility of short-stay accommodation also depends on the site’s applicable spatial-use and business requirements. These questions should be answered with records tied to the original plot and buildings; papers for the neighbouring resort or a later phase would not resolve them.

The developer brand is identifiable even though the contracting entity remains uncertain. PREDMET.CONSTRUCTION lists the project, and PREDMET.MANAGEMENT publishes the initial 15-villa composition. A separate property website uses the PREDMET name and directs guests to the booking engine. Public corporate aggregators also list an entity named PT. Predmet Construction Bali. That is a useful lead, not evidence that this company owns the Kaba-Kaba land or will be the seller, lessor or payment recipient for an individual villa. The legal party behind a proposed transaction must be linked to the land title and the actual contract.

The newly advertised phase is particularly easy to overread. Its sales description promises a gym, curated shop, podcast studio and optional private saunas alongside 12 villas. These are features of a proposed follow-on product, not confirmed amenities of the existing 15-villa compound. Likewise, the nearby PREDMET.KABAKABA RESORT markets its own hospitality facilities and five villas for individual sale. Shared branding and physical proximity do not create access rights. Owners of the older development would need explicit service and access terms before counting any facilities outside their own compound as part of their property.

For an income-focused buyer, the fact that the site accepts guests is only the first piece of evidence. Public listings do not reveal the audited occupancy history of a particular villa, its commission structure, repair reserve, tax treatment or cash flow to the owner. Any income model needs to start with actual bookings and costs for the specific home, separating gross room revenue from management, platforms, staff, cleaning, pool care, utilities and periods without guests. It should then be tested against the rights granted by the lease and any restrictions attached to the business operation. Developer return projections are not a substitute for this exercise.

The established nature of the original Kabakaba Village is a meaningful advantage for someone prepared to inspect the villa, examine the contracts and decide whether inland Tabanan suits their lifestyle. The harder part is no longer imagining what will be built; it is discovering exactly what is being sold now, by whom and with which remaining rights. A practical purchase file should connect the named villa to the plot, land title, lease history, building approvals, operating permissions and a current statement of expenses. Until that file and a live asking price exist, the development is better understood as a real, completed villa community to investigate than as a verified turnkey investment offer.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The original project contains 15 villas, while a newer PREDMET page markets a further 12 with different layouts and proposed facilities. A master plan, exact phase boundaries and cross-phase access rights were not available.
  • Older developer material gave a 24-year contractual lease; Balinsky states 28 years. No current unit-specific contract, commencement date, remaining term or renewal clause was reviewed.
  • Balinsky labels the original project sold, despite an older PREDMET on-sale catalogue entry. Present stock and prices, the seller’s link to the land title, the actual PBG and SLF records, and rental-use permissions remain unverified.
