Why this project is worth a look
A genuinely varied layout mix
The developer identifies both three-storey residential townhomes and four-storey home offices. That gives buyers more than one functional option without requiring them to treat every unit as interchangeable. For an office-oriented purchase, the real test is whether its ground floor, parking and permitted use suit the intended activity.
An entrance you can locate
The estate fronts Nawamin Road between sois 87 and 89, which provides a concrete starting point for visits and route planning. Individual houses can still have very different exposure to traffic and neighbouring businesses. The exact row and position within the estate are part of the property decision.
Room to adapt over time
Early project information covered approximately 190–350 sqm of space, and resale examples show quite different room counts within that broader range. A household or small operator may value the flexibility, provided the stair arrangement and approved alterations are sensible. Usable room layout matters more than the advertised total alone.
Existing homes, inspectable today
Buyers are dealing with completed buildings rather than a proposed construction schedule. That makes it possible to inspect the roof, drainage, rooms, extensions and operation of estate services before making a decision. It is an advantage only when a genuine physical inspection accompanies the document review.
About the project
Premium Place Nawamin – Sukhapiban 1 is best understood as a place where living and working can overlap, not simply as another Bangkok townhouse address. The estate contains 97 attached properties, with three-storey townhomes and four-storey home-office buildings identified in the developer's own portfolio. That mix changes what a buyer should look for. A household may care most about bedrooms, privacy and convenient storage, while a small business may need a usable ground floor, a sensible visitor entrance and a degree of separation from private life. Those requirements cannot be answered by the project name. The first decision is which kind of building is being offered and how it has been used since construction.
Several developments share the Premium Place name, so identifying the right one matters before comparing prices. This is the estate fronting Nawamin Road between sois 87 and 89 in Bueng Kum. It is not Premium Place Nawamin – Lat Phrao 101 or the more recent Premium Place Mix Nawamin. The present developer brand is Premium Place Group; older material names Pornpermpoon Property. Company information shows that Pornpermpoon Property was the former registered name of Premium Place Group, which adopted its current name in March 2017. That explains a potential source of confusion without implying the existence of an undisclosed phase or another estate on the same site.

The address has a straightforward physical reference: the entrance is on the stretch of Nawamin Road between Soi Nawamin 87 and Soi Nawamin 89. Older on-site reporting and a bank property catalogue agree on this. It is an established urban corridor, with the practical appeal of everyday shops, services, schools and food businesses rather than a secluded resort atmosphere. But an arterial road can affect each house differently. An end unit closer to passing traffic is not the same proposition as one sheltered deeper inside the development. Street noise, how cars enter and leave, deliveries, privacy at the ground-floor windows and the neighbours immediately beside the building deserve more weight than generic descriptions of the district.
The original scheme was marketed with roughly 190 to 350 square metres of usable building area. Think of that as context from an earlier project description, not a promise that every resale listing follows one exact template. The units on the market today show three-bedroom houses, four-bedroom houses and office-oriented configurations. A 207 sqm townhouse with four bedrooms is not automatically more spacious in daily use than a 210 sqm house with three: the positions of staircases, bathrooms, kitchens and extensions decide how well the rooms work. Buyers should ask for the current floor plan and, where alterations have been made, the associated permissions or records rather than relying on a decade-old brochure.
A multi-level townhouse changes routines. Bedrooms may be upstairs, the main working area near the front entrance, and a utility or laundry space somewhere entirely different. Carrying groceries, supervising children and making frequent trips between floors is part of the living experience. For someone with limited mobility, three or four storeys may be a real drawback. For a buyer who wants privacy between family members or wishes to separate an office from home life, the same vertical arrangement may be appealing. Neither judgment can be made from the floor-area total. It takes a walk through the property, ideally at the time of day when the home will be busiest.
Parking is another area where the original description and the resale reality should be treated separately. The older project profile allowed for two parking spaces, whereas individual current advertisements differ in what they report. Front yards may have been enclosed, reconfigured or adapted to another use. A household with two cars should measure the usable area rather than count a painted bay. A prospective office owner needs to go further: where will visitors park without obstructing neighbours or the public road? Is turning in and out practical? Can deliveries be handled safely? A large internal floor area is of little use for a customer-facing business if each arrival creates a parking problem.
For shared amenities, the dependable core of the published information is security and access to parking. DDproperty also lists CCTV, a community garden and a swimming pool. FazWaz's shorter facilities section includes parking and security, while the older project description does not independently substantiate the swimming pool. That is not proof it is absent; it means a buyer should not price the home as though access to an operating pool were established. Common-area rules, pet restrictions, current security arrangements and recurring estate charges can also change after a development is handed over. A manager's current documents matter more than the amenity icons on a property website.
This is a completed development, though the precise completion date has a genuine documentary wrinkle. Large project portals state January 2011. A Thai housing review published in January 2014 gives April 2012 as the completion date and January 2011 as a project milestone. The distinction does not change the fact that these are mature resale properties. It does affect how carefully the building fabric should be inspected. Roof waterproofing, heat in the uppermost rooms, drainage after heavy rain, concealed plumbing, electrical circuits, air-conditioning and any past structural alterations should be assessed in the actual house. A newly repainted façade or renovated interior is not evidence that those less visible systems have been renewed.
Asking prices vary markedly with the property. A July 2026 advertisement offered a renovated corner, three-bedroom, 210 sqm home for THB 5.95 million. A bank-marketed unit has been advertised around THB 6.49 million, and other townhouses appear above those figures. These are offers, not registered sales, and advertisements can remain online after negotiations or a transfer. Prices may also include different assumptions about renovation, furnishings or transfer expenses. The lowest visible figure is therefore a starting point for a conversation, not a quotation for any home a buyer chooses. A stronger comparison would put side by side the land title, measured usable space, condition, road exposure and the seller's exact terms.
The legal issue is fundamentally different from buying a condominium. A townhouse generally involves rights in land as well as rights in the building. Thai property listings may display “freehold” because that is the tenure being offered to an eligible domestic purchaser. Foreign nationals cannot normally acquire Thai land directly; narrow statutory exceptions exist but should not be treated as standard purchase routes. A registered land lease, often limited to a 30-year term, and separate building ownership are possibilities to examine with an appropriately qualified professional, not a structure confirmed for this entire estate. Using nominee shareholders in a Thai company to get around land rules is not a sound substitute for a lawful title arrangement.
Even within the estate, title documentation is not safely inferred from a project profile. A Bangkok Bank sale catalogue identifies one particular property, number 300/7, and refers to a Chanote title; another older FazWaz property entry gives Nor Sor 3 for a different townhouse. Those references concern individual plots, so the apparent variation does not establish a legal defect across the estate, nor can it be brushed aside. A buyer needs the relevant land document and an independent check of its status, boundaries, registered burdens and compatibility with the intended transaction. Ownership of the structure, especially if it has been extended, deserves its own documentary attention. The choice of transaction structure must follow those records, not a platform's standard “freehold” badge.
The home-office format can be practical for the right kind of occupant. A four-storey unit might allow meetings or staff facilities on a lower level, with private living areas upstairs. Yet a listing that calls a townhouse an office does not prove that every commercial activity is permitted. Company registration, signage, fire safety, client visits, hours of operation and any restrictions imposed by local rules or the estate's management require separate consideration. A family considering a quieter unit has the reverse question: how close are the neighbouring properties used for business, and at what hours? The mixed character of the scheme makes that inquiry more important than it might be in a purely residential compound.
There is an observable rental market, with advertised monthly figures around THB 25,000–35,000 for some properties and examples pitched to office users. This is enough to show the type of demand agents are trying to reach, but nowhere near enough to promise an investment return. Confirmed rent on a comparable house, vacancy, repairs, estate costs, taxes, management and the legal tenure all affect the result. Resale exit may depend on the very same features: road-facing position, parking, quality of renovation and the clarity of the title. The sensible approach to Premium Place Nawamin – Sukhapiban 1 is to evaluate an identifiable standing building and its documentation, then decide whether it meets a specific household or business need.
Ownership format
Listings advertise the house-and-land interests as freehold, but that does not make the land directly transferable to a foreign buyer. Foreign land ownership is generally prohibited, subject to narrow statutory exceptions. A registered land lease (normally no more than 30 years) and separate building ownership may be examined against the selected property documents; no foreign-buyer structure is confirmed for this estate.
Home types & sizes
An end-of-row resale example rather than a universal floor plan. The layout could accommodate a family and a separate working room, yet a renovation claim says little about hidden systems. The same advertisement gives two different land measurements, 23 and 22.2 square wah; the title document should settle the exact plot size.
This listing illustrates how a similar-sized home can be divided very differently. Four bedrooms and five bathrooms may suit a larger household, but they also reduce the uninterrupted floor area available for living and storage. Inspect the actual room arrangement rather than comparing total square metres alone.
A rental advertisement describes a five-room live-work property rather than a standard residential layout. The extra level can help separate visitors from private rooms, although business permissions, circulation and visitor parking must be checked for the individual property.
These are examples from individual listings, not three verified original developer floor plans. An early project profile described about 190–350 sqm and three- or four-level buildings; present layouts and recorded areas can differ after extensions or alterations. Land plot size in square wah is separate from total floor space. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Directly off Nawamin Road on the section between Soi Nawamin 87 and 89.
- Bueng Kum district, Khlong Kum subdistrict, Bangkok. Some portals use Nawamin as a broader location label; the land record is the right source for a particular plot.
- The surrounding urban district has established shops, dining and schools, but journey convenience depends on traffic, route and personal transport needs.
- For a live-work property, access from the main road, safe turning and practical visitor parking can matter more than a general neighbourhood rating.

Best for: Households that want multi-level rooms and more separation than a typical condominium can offer, and are comfortable with daily use of stairs.; Owner-occupiers combining family life with a small professional activity, provided the intended business is permitted in the actual building.; Car-using Bangkok residents who will compare individual properties for road access, real parking capacity and the balance of convenience versus traffic exposure.; Resale buyers who prefer to inspect a finished home and are willing to budget for a condition survey, possible renovation and a detailed title check.; may not suit: Foreign purchasers seeking the straightforward direct freehold acquisition of land that they may assume is equivalent to owning a condominium unit.; People who must be within a verified short walk of a rail station and do not want to rely on road travel; the sources do not establish that advantage here.; Anyone requiring step-free daily living, or investors expecting a guaranteed rent, standardised maintenance cost and minimal due diligence..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- FazWaz and DDproperty give January 2011 as the completion date, while Homenayoo’s January 2014 article lists April 2012. No definitive handover certificate was located to reconcile the dates.
- The older on-site review and Bangkok Bank material place the entrance between Nawamin sois 87 and 89 in Khlong Kum; some project directories instead assign it to Nawamin subdistrict and use a different postcode. The more specific site address has been preferred, subject to the selected plot’s title records.
- Bangkok Bank materials identify a Chanote title for house 300/7, but an archived FazWaz listing for another townhouse specifies Nor Sor 3. The title form across all plots, and a documented foreign-buyer tenure option for this estate, are not established.
