Why this project is worth a look
House-sized living
At 160–190 sqm, the plans have enough room for three bedrooms without sacrificing the main living area. Each bedroom is en suite, there is another bathroom on the ground floor, and two cars can park at the house. For a family comparing Goldina with a large central condo, the real benefit is not the English-inspired façade; it is the ability to separate guest space, children's rooms and the primary suite across different levels.
Two distinct layouts
AURUM and CELESTE are worth choosing by household pattern rather than by budget alone. AURUM puts the primary suite across the top floor and adds a small flexible room on level two. CELESTE moves the main suite to a split-level second floor and leaves two additional bedrooms upstairs. With young children, older relatives, different sleep schedules or regular work from home, that vertical arrangement can matter more than the headline 30 sqm difference.
A Bangkok compromise
Goldina does not offer a walk-out-the-door CBD lifestyle, but it also does not require moving deep into an outer province to own a house. Several road connections lead toward western and central Bangkok, with rail stations reachable by a short drive. It works best for buyers consciously trading immediate station access for more area, land and a quieter internal street — and who are comfortable accepting a car-led daily routine in return.
Facilities with purpose
The clubhouse, pool, gym, garden, jogging route, children's area and pet spaces are designed around residents who actually live in the estate rather than transient hotel-style use. With 168 homes, the shared environment is meaningful but still smaller than a mass township. Plot position remains important: being near the clubhouse is convenient, while a short side lane may be quieter. The micro-location inside Goldina can materially change how the same house type feels.
About the project
Goldina Sathorn is not a condo in the Sathorn business district, and it is not a townhouse sitting directly on Sathorn Road. It is a Frasers Property community of three-storey townhomes on Bangkok's western side, inside the wider Golden Empire Sathorn residential enclave off Kanlapaphruek Road. The name signals access to the CBD, but the practical geography matters more. You drive into the larger estate before reaching Goldina itself, so this is fundamentally a car-oriented address. At the same time, it is not a remote outer suburb. Kanlapaphruek connects into Ratchaphruek and Phetkasem, with routes toward Sathorn, Silom, Rama 3 and the Thonburi side of central Bangkok, while Wutthakat and Bang Wa stations provide rail alternatives. The trade-off is clear: more private space and a small piece of land than a central apartment, without moving far beyond established Bangkok.
The public project count is 168 homes on roughly 20 rai. Every residence is three storeys, and the development is large enough to have the amenities of a proper gated estate without feeling like a thousand-unit township. The shared facilities include a two-storey clubhouse, swimming pool, fitness room, landscaped garden, jogging track, children's space and dedicated pet areas. A detailed site review records main internal roads of roughly 12–16 metres and smaller lanes of around 9–12 metres. Those numbers are not decorative: they affect how comfortably two cars pass and how much through-traffic a particular row receives. Some side lanes contain only a handful of houses, while homes nearer the entrance and clubhouse gain easier access at the cost of more vehicles passing in front. Choosing the plot matters almost as much as choosing the house type.

There are two core layouts, AURUM and CELESTE. Both provide three bedrooms, four bathrooms and parking for two cars, but the extra 30 square metres in CELESTE are not simply added to the same floor plan. AURUM has 160 sqm of usable area and a 5.4-metre frontage. Its signature is a top-floor primary suite that effectively occupies the entire third level, plus a small flexible room on the second floor that can work for a pet, storage, study or hobby use. CELESTE is 6.5 metres wide and expands to 190 sqm. Its main bedroom sits on the second floor as a split-level suite with a separate lounge zone, walk-in wardrobe and private bathroom, while two additional en-suite bedrooms occupy the third floor. The real choice is therefore about how a family wants privacy and daily movement distributed across three levels.
Construction has been phased rather than delivered as one finished estate. By September 2025 the first zone was already built and available to view, while Frasers Property was still marketing Goldina Sathorn as a new project in 2026. For the development as a whole, 'under construction' is the more accurate status even though completed houses exist. That gives a buyer an advantage over a pure off-plan purchase because real streets, finishes and built examples can be inspected. It also creates a due-diligence point: the condition of the show zone should not be assumed to represent every plot. The specific house needs its own check for build stage, handover timing, neighbouring construction and the final outlook from each level.
The developer's live project page showed an advertised range of THB 5.99M–9M when checked on 20 August 2026. A detailed review from September 2025 quoted THB 5.99M for AURUM and THB 7.99M for CELESTE, but those are historical, type-level reference points rather than guaranteed current prices for any available home. Plot size, end-row position, land premium, construction phase and current incentives can all change the final ticket. For that reason, THB 5.99M is best used as an entry anchor. Comparing townhouses here purely by price per square metre would also miss part of what is being bought: the land interest, parking, frontage, row position and estate facilities all sit outside the simple internal-area calculation.
For a foreign buyer, Goldina Sathorn requires more legal work than a condominium unit. Property portals describe the tenure as freehold, which is straightforward for a Thai buyer acquiring a house together with land. It does not mean an ordinary foreign individual can automatically register the land in their own name. Thai law provides only narrow statutory exceptions, including a residential-land route tied to at least THB 40M of qualifying investment, an area limit and specific permission. That is not the normal retail purchase path for a townhouse at this price. Before paying a reservation, a foreign buyer should see the actual structure offered for the selected home, the rights over the building and land, the registrable documents and the exit implications. The project should not be presented as if it carries the same simple foreign freehold route as a qualifying condominium unit.
In everyday use, this is much closer to a family city house than to a hands-off investment residence. Three en-suite bedrooms, another bathroom on the ground floor, two parking spaces and genuinely separable rooms give a household room to work, store belongings and keep pets without turning the living room into a multipurpose compromise. The cost of that space is vertical living and dependence on roads. Three levels mean stairs every day, and the address makes most sense for a household comfortable driving to work, school and errands. A family commuting toward Sathorn, Silom or Rama 3 may find the equation attractive: come home to a private front door and substantially more internal area than a similarly priced central condo. Someone who wants to walk to rail, cafés and an office tower in a few minutes will experience the location very differently from what the word 'Sathorn' in the project name might suggest.

The project is sold on a freehold basis to buyers who are legally able to own land in Thailand. For an ordinary foreign individual, that does not create a direct right to register the plot in their own name; the lawful structure for the selected house and land needs to be confirmed before reservation.

A three-storey townhome with an approximately 5.4 m frontage, two parking spaces and a plot that a detailed project review records from about 19.04 sq wah. The ground floor is arranged around living and dining space, with a bathroom and rear service area. Level two has two en-suite bedrooms plus a small separate flexible room that can serve a pet, storage, study or hobby use. The primary bedroom occupies almost the entire third floor, with access arranged to make the top level feel more private. It is the smaller of the two designs, but its internal area is already comparable with a compact urban house.
The wider plan has an approximately 6.5 m frontage, two parking spaces and a plot that the detailed review records from about 22.91 sq wah. The ground floor is open-plan living and dining space with a shower bathroom, rear service yard and storage by the parking area. The primary bedroom takes over the second floor as a split-level suite: one zone can function as a small lounge or work area, with a walk-in wardrobe and private bathroom alongside it. Two more en-suite bedrooms sit on the third floor. CELESTE suits buyers who want not just more total area, but wider rooms and a clearly separated adult suite without reserving the whole top floor for it.
Open sources consistently confirm the two house types and 160/190 sqm usable areas. Plot-size reporting is inconsistent: detailed project reviews give starting land of about 19.04 sq wah for AURUM and 22.91 sq wah for CELESTE, while some launch and directory materials quote a 35.7–66 sq wah range. Do not attach a land figure to a specific home without the plot plan and the developer's current offer.

One directory lists 2027, while Frasers Property Limited's 2025 Annual Report gives a target completion of the last unit in 1Q FY2029; the same report also contains 168 and 164 homes in different tables. Public project materials and most specialist sources consistently use 168, so 168 is retained as the main count and no final completion date is placed in the core record.
