The project sits off Soi Prasert-Manukitch 42 in Bueng Kum, close to the Kaset-Nawamin corridor. It is best understood as a road-oriented Bangkok location. For someone who drives, works in the north-eastern part of Bangkok or needs quick road access, the location can be functional. The sensible test is the actual commute at the times you travel, not the presence of a station name somewhere in a project directory.

Home.co.th and Homenayoo also publish plot sizes of roughly 23.26–36.33 square wah. Portals do not classify the product consistently: some call it a townhouse, others a home office, and a few databases incorrectly mix in condominium-style listings. The underlying project description is much clearer than those database labels. Buyers should focus on how the floors are actually arranged, whether the work and residential spaces suit their needs, how the stairs affect day-to-day use and how easily two cars can be accommodated.

The developer's original sales programme is over, so today's pricing is a resale question. When checked on 13 September 2026, a credible three-bedroom listing in the project was offered at THB 7.3 million, while another specific to the project three-bedroom listing was around THB 7.55 million. Older project reviews show historical asking or launch references around THB 7.5–8.35 million. Those figures should not be turned into a price-growth chart. They come from different years, different houses and potentially different fit-outs or levels of maintenance. In a five-unit project, one motivated seller can move the visible asking range materially. THB 7.3 million is therefore used here only as the lowest current resale anchor found, not as a valuation of every home in the scheme.

The five-unit scale creates a distinctive trade-off. There is very little internal traffic and the project does not feel like a mass estate, but resale liquidity is correspondingly thin. A buyer may have no comparable unit to inspect at the same time, and transaction evidence is too sparse to support confident project-wide averages. In practice, the value gap between two houses may depend on renovation quality, end-unit position, actual land size, water ingress, electrical and plumbing condition, parking usability and any modifications made since completion. A resale buyer should establish who currently manages the common areas, whether there is a recurring common fee, how gate/security/camera costs are allocated and whether the specific property has any unpaid shared obligations. For a completed five-home development, those practical management details can matter more than a long amenity list.

Foreign-buyer due diligence is materially different from buying a condominium unit. The 49% foreign condominium quota is not the relevant ownership mechanism for a landed townhouse. Thailand generally restricts direct foreign ownership of land, apart from narrow statutory exceptions that are not the normal route for this type of purchase. The land title, ownership of the building and the lawful structure available to the specific buyer therefore need to be reviewed together. A registered land lease may be part of a legitimate structure, but a standard lease is limited to up to 30 years, and contractual renewal wording should not be presented as if it were an already vested future term. Nominee-company arrangements are not a responsible substitute for proper legal structuring.
