Why this project is worth a look
A household of its own
Private pools and lifts change how a three-storey house works for family members of different ages. They also put servicing responsibilities squarely on the owner. The advantage is independence, provided the particular plot offers the privacy and ease of access the family expects.
Room choices that matter
The three named models span three to six bedrooms, not simply three price points. A household can choose how much separation it needs for children, guests and staff without treating the maximum floor area as the only sensible option.
Hosting beyond the front door
The Social Club and Residential Club have distinct roles, with shared leisure space and a park between the private homes and the outside city. That can be valuable for regular hosting, but current access rules and charges determine whether it works as advertised.
Several roads, not shortcuts
Pho Kaeo provides access to the wider Pradit Manutham, Lat Phrao and Nawamin corridors. It is a driving-oriented address, and having more than one route is useful; it does not guarantee a painless peak-hour journey.
Inspect a finished property
Existing sale and rental listings mean a buyer can examine a particular completed home rather than rely only on a model house. The next questions concern maintenance history, registered land rights, the seller and what is actually included at the quoted price.
About the project
The Honor Yothinpattana is a gated development of 106 detached homes in Bangkok's Bang Kapi district. It has the scale of a private house rather than an apartment: three storeys, a swimming pool and an in-house lift are part of the underlying concept. The practical appeal is a household that can entertain, work, exercise and give family members their own rooms without borrowing those spaces from a condominium common area. The responsibility changes as well. A private pool is something an owner maintains, not merely an amenity viewed from a balcony.
AssetWise is the developer named on the project's own website, which places The Honor among its residential house developments. Its official project specification gives a landholding of 38 rai, two ngan and 59.2 square wah, with 106 homes, two clubhouses and a one-rai park. Those are development-wide figures. They say little about the garden that belongs to any particular house. For someone buying into an established community, the position of the actual plot, the outlook from its windows and the exposure of its pool deck matter more than an attractive total-site statistic.

There are three defined house layouts. Privileged Portrait is 455 square metres with three bedrooms; Privileged Pride moves to 564 square metres and five bedrooms; Privileged Legend reaches 710 square metres and six bedrooms. All are three-storey homes, but the larger plans also change the number of bathrooms and parking spaces. A buyer with older parents, children of different ages or frequent overnight guests should look first at where people sleep and where they spend the day. The biggest house is not automatically the easiest one to live in.
The on-site lift deserves attention beyond the brochure. It can make multi-generational living more practical, particularly when a family member does not want to take stairs several times a day. Yet an elevator is equipment, not a promise of barrier-free access everywhere: thresholds, bathroom configurations, door widths and routes to the pool need to be checked in the individual property. The same applies to the service room and back-of-house functions described in published reviews. The layout may provide the space, while the way an owner uses it can be entirely different.
A 455–710-square-metre advertised usable area should not be mistaken for a surveyed net internal floor area. The sources establish the published house sizes but do not provide a verified net-area schedule for each listing. Terraces, ancillary spaces and later modifications can complicate comparisons. For a buyer comparing two similar-looking offers, a floor plan, an inspection and the registered land dimensions are more useful than calculating an invented price per square metre. Even two Portrait homes can differ in plot size, orientation, fit-out and asking price.
The address is around Soi Pho Kaeo 3 in Khlong Chan, near the Yothin Pattana and Pradit Manutham road network. Links towards Lat Phrao, Nawamin and Kaset–Nawamin provide choices for drivers heading in different directions. They do not remove the Bangkok traffic problem. Marketing references to a short trip to Thong Lo should be read as an example route, not an all-day travel guarantee. The meaningful test is a weekday school run or office commute from the gate, using the route a household would actually take.
The neighbourhood has a practical residential catchment rather than a walk-everywhere city-centre setting. Local project guides identify Crystal Design Center, The Crystal and Central EastVille among the surrounding shopping destinations, as well as several international schools. Those names are useful starting points for planning errands and education, but a map pin alone will not show school pickup congestion, turning restrictions or the difference between morning and evening travel. A household that depends heavily on rail and walking should test that lifestyle before falling in love with the house itself.
The shared amenities are unusually extensive for a detached-house community. AssetWise describes a Social Club intended for meetings and hosting, and a Residential Club oriented towards leisure and daily use. The published inventory includes lounges, dining and meeting rooms, a library, fitness space, children's facilities, spa-related rooms and shared pools. There is also a dedicated park. The interesting point is not that a brochure can list many facilities. It is that an owner might genuinely use a separate place to receive guests or work while maintaining the house as a private family environment.
Nevertheless, access is not the same thing as entitlement to unlimited services. A booking system, guest restrictions, paid treatments or an operator's working hours can change how valuable those facilities are. Concierge-type services are advertised as well, including assistance with home and personal arrangements. Before counting on them, a buyer needs the community's current service schedule, charges and rules. A long list of possible services is not evidence that a particular household will receive each one free of charge.
Security is another defining feature of the original specification. It lists a double-gate entrance, visitor management, number-plate recognition, CCTV, video door phones and sensors. That infrastructure can be reassuring in a community where households use drivers, deliveries or domestic staff. The questions that reveal how it works are operational: how visitors are authorised, what happens when an intercom call is missed, and who maintains the equipment. The difference between a system installed at launch and a system actively serviced now is worth checking in person.
Maintenance has two layers here. The community has shared grounds and facilities, while each detached home has its own pool, lift, air-conditioning systems and exterior. Ask which costs the common-area fee covers and which remain entirely with the owner. Equipment warranties, access to lift technicians and pool-service arrangements become more relevant after the first few years of occupation. A beautifully furnished home with neglected pumps or seals may be more expensive to make comfortable than a simpler property with a clear service history.
The Honor appears on the completed-home and rental markets in 2026. Several large portals identify 2024 as the completion year, while other directories record 2025; a separate profile carries a later projected date. That disagreement should not be concealed, although it does not erase the evidence of completed properties being marketed and occupied. The date of handover of the house you are buying, its inspection records, developer warranty position and any owner-led alterations are better evidence of its present condition than a single project-level year field.
For pricing, a recent Privileged Portrait advertisement at THB 38.5 million provides the lowest public asking-price reference identified during this review. Historic project profiles still show launch prices around THB 40 million, and other listing aggregators display higher current ranges. Those numbers refer to different moments and potentially different houses. They are not evidence of a realised selling price or a guaranteed discount. It makes more sense to compare houses with the same model, confirmed plot dimensions and documented inclusions, then ask whether the asking figure remains available.
The rental market should be read with similar care. Listings at The Honor quote substantial monthly rents, but an advertised number is not a signed lease and certainly not a net annual return. An owner would have to account for vacancies, broker fees, wear on a large house, maintenance of private amenities and the tenant's expectations of service. This is a specialised family-home rental product, not a small apartment with a large pool of interchangeable tenants. A buyer chiefly seeking passive income should build the assumptions from actual leases rather than marketing estimates.
Legal structure is the most consequential part of the decision for a non-Thai buyer. The Honor consists of detached houses on individual plots; the foreign ownership quota used for registered condominium units does not apply. Foreign individuals generally cannot take freehold title to Thai land, subject to narrow statutory exceptions. A registered land lease of up to 30 years, potentially combined with separate ownership or rights over the house, may be relevant, but no project-specific foreign-buyer structure has been verified for an individual listing here. The word 'freehold' on a sales portal must not be read as confirmation that a foreign person can register the underlying plot directly.
Before the buyer commits funds, the seller should be able to identify the landowner, the title document, any recorded encumbrance, the rights attached to the building and the basis on which the buyer will possess or transfer those rights. The agreed inventory and any alterations belong in the same conversation. These checks are not an argument against the development. They are what turns an attractive completed house into a transaction with a clear legal and practical outcome.
Home types & sizes
The smallest standard layout still offers a substantial three-storey home, its own pool and lift, and parking for three cars. A published walk-through of the show home places generous entertaining space downstairs, with more private rooms above. It may suit a family that values everyday space over a large bedroom count. Some model guides describe plots from 60 square wah, while AssetWise gives a different overall land-size range: the actual plot title matters more than either marketing figure.
Pride sits between the two extremes at 564 sqm, five bedrooms and seven bathrooms, with four published parking spaces. It gives a larger household more sleeping-room flexibility without automatically requiring the full Legend footprint. Bedroom locations and bathroom access deserve close inspection, particularly for multi-generational use. Reviews identify starting plots of about 75 square wah for the model, but an individual deed, not the floor-plan category, establishes the land actually being sold.
Legend is the largest published configuration: 710 sqm, six bedrooms and eight bathrooms. Independent project material describes five or six parking spaces and starting plots of about 90 square wah. It can support a large extended family or frequent guests, but the floor area brings cleaning, conditioning and maintenance demands even when rooms are unused. Treat 710 sqm as the advertised usable-house figure, not independently verified net internal space.
These are original model specifications, not a complete inventory of the houses currently for sale. Each standard home is described with a private pool and lift, but fit-out, furnishings, plot dimensions and later alterations vary by property. Square wah measures land, not the advertised floor area of the house. AssetWise states an overall plot range of 70–120 square wah, whereas detailed model reviews cite starting plots of 60, 75 and 90 square wah; the particular deed governs the actual land size. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The development is identified at Soi Pho Kaeo 3, Khlong Chan, Bang Kapi. One address directory specifies the Yaek 12 branch; ThinkOfLiving publishes a project map coordinate. That is enough to find the community, but not the position of an individual house within it. Ask for the house or plot number and the internal site plan before comparing privacy and access.
- Road connectivity is the main transport advantage. The Pradit Manutham corridor and routes towards Lat Phrao, Nawamin and Kaset–Nawamin give drivers alternatives across northeast Bangkok. A live commute at school-start time is a more useful test than a promotional journey time to Thong Lo. Junction delays, turns and the last stretch to the gate all matter.
- Local shopping and household errands can be planned around Crystal Design Center, The Crystal and Central EastVille, which recur in independent neighbourhood write-ups. They should be treated as nearby destinations, not as services inside the development. A family will want to map its own supermarket, clinic, after-school activities and weekend routine rather than inherit a brochure itinerary.
- International schools mentioned in local coverage include NIVA, SISB and KIS. Their names do not establish admission availability or a comfortable school-run schedule. Families should consider age-group provision, transport options and where a parent is going immediately after drop-off. That can change which house location makes sense.
- Rail is not the natural basis of this address. Local directories place the Yellow Line's Mahat Thai station several kilometres away, implying another leg of travel before boarding. Drivers may find the road access useful; a resident who expects spontaneous train journeys should test the complete journey from the actual house.
- Within the gates, plots nearest an entrance, a clubhouse or a shared road may feel very different from quieter interior positions. The project offers both communal social areas and individual pools, yet the two can create different patterns of activity. Visit at more than one time of day rather than assuming that gated automatically means silent.

- Current price: From THB 38.5 million for a Privileged Portrait house in a 2026 Livinginsider listing, checked on 10 October 2026. This is a lower advertised asking-price reference, not a guaranteed developer price. The individual home, its inclusions, title and sale terms require separate confirmation.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: Families looking for a primary Bangkok home, rather than a weekend property or a compact investment unit, have a clear reason to consider The Honor. Private facilities give household members their own rhythm, while the two shared clubs can accommodate activities that would otherwise take over the living room. The value is strongest when the household actually uses those spaces regularly.; Extended families may find the in-house lift and the five- or six-bedroom options particularly relevant. The design allows more separation than a conventional townhouse. Still, buyers with older relatives should inspect actual bedroom and bathroom access, thresholds and pool-side circulation. An elevator alone does not prove every room is easily accessible.; Owner-occupiers who like the control offered by a detached home, and accept the work that comes with it, are a better match than buyers expecting an almost maintenance-free condominium. A completed property offers the chance to inspect pumps, air-conditioning, roof finishes and existing modifications before committing, and to understand which contractors and services remain available.; Non-Thai buyers can consider the living proposition only alongside a legally workable tenure. The right to own the building and the right to occupy its land may require separate instruments. Independent legal review of the actual title, registered rights and proposed contract is a prerequisite, not a final box to tick after the purchase price has been agreed.; may not suit: Someone seeking a largely car-free lifestyle may find the location frustrating. Nearby roads offer reach, but they are not a substitute for having a rail station at the gate or a dense network of walkable daily services. Try the actual routine, not just the area map.; A buyer who wants fixed, easily predictable running costs should be cautious. A house of this scale has its own lift, pool and external envelope to maintain, on top of the community's shared amenities. It can be an excellent place to live and still be the wrong level of responsibility for an owner who travels constantly.; Investors seeking a simple yield formula or rapid exit should not mistake expensive rental advertisements for proved cash flow. Tenant demand for an individual large home can be selective, and resale depends on the specific asset, condition and legal transferability rather than on the development's brand alone..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates differ by directory: FazWaz and DDproperty use 2024, PropertyHub uses 2025, and BaanScope shows a later projection. The chosen home’s handover documents and present condition matter more than any single project-level date.
- Published plot sizes do not align: AssetWise states 70–120 square wah overall, while detailed descriptions of Privileged Portrait start at 60 square wah. The title and plot plan for the individual property, not the model name, establish the land area being conveyed.
- Listings sometimes label homes as freehold. That does not establish a foreign individual’s right to register the underlying land. The actual land title, current owner, encumbrances and available building/land tenure structure remain unverified for any particular offer.
