Why this project is worth a look

A built, testable product

Urban Escape dates completion to July 2025, while holiday-rental listings provide a separate indication that at least some houses are in use. A buyer can commission an actual inspection and review operating records rather than relying exclusively on a construction timetable, although permits and the precise rights being sold still need independent checking.

About the project

Berawa Week is a finished seven-villa development in the Berawa area of Tibubeneng, North Kuta. Each home has two bedrooms, its own swimming pool and a usable rooftop. Urban Escape reports that construction was completed on 1 July 2025, and named villas from the development appear on established holiday-rental platforms. The more consequential fact for a buyer is that every villa is marked sold on the developer's final site plan. This is a completed, occupied-style product, not an off-plan launch with seven homes waiting to be reserved.

That distinction changes the purchase conversation. An advertised developer price is now a historical reference, whereas a present-day acquisition would ordinarily depend on identifying an owner who is prepared to transfer a specific interest. The transfer price, remaining lease duration, condition of the house, contents, management arrangements and taxes need to be assessed for that transaction. No independently substantiated resale listing with a full documentary package was found during this review. It would be misleading to promote the old entry price as a current offer, even though several property portals still display asking-price cards for the scheme.

The development has a deliberately small footprint. Seven separate villas sit around a modest shared area, with much of each home's amenity concentrated in a private courtyard and on the roof rather than in a substantial garden. The design team, SQ, describes revising pool placement, storage and the relationship between living spaces and outdoor areas. With buildings relatively close together, those choices help explain why the layout matters. A purchaser should nevertheless judge privacy from inside the actual house, with neighbouring windows and future construction in view, not from an architectural illustration or an assurance about seclusion.

The developer's final specification presents Type A at 147 square metres and Type B at 137 square metres. Both have two bedrooms and two bathrooms, arranged across separate residential floors. The master plan identifies five Type A villas and two Type B villas. These are published project figures, not an independent survey of net internal floor area. At resale, the relevant documents are the final floor plan, land and building records, and an inventory of what passes to the buyer. A difference of ten advertised square metres does not establish how much additional usable living space an individual home provides.

There is also a small but telling piece of project history. An architectural presentation published in August 2024 described eight villas of 120 square metres each. A later brokerage page gives an area from 220 square metres without clearly identifying whether that is plot size, built area or something else. The developer's completed-project pages consistently identify seven homes of 137 or 147 square metres, so the finished configuration is the appropriate basis for this entry. The earlier publications should be treated as design-stage information, not evidence of a separate Berawa Week phase or additional saleable houses.

Inside, the attraction is the way the two bedrooms are kept apart while retaining a social ground-floor living area. Each bedroom is described as having a private bathroom. The courtyard pool is connected visually and physically to the main living space, while the rooftop provides a different setting for sitting, exercising or using a barbecue. Urban Escape calls the villas two-storey homes; Newhomes sometimes counts three floors. This appears to reflect treatment of the roof level, but without an as-built set of drawings the safest description is two residential levels plus an accessible roof terrace. Stairs, wet surfaces and access to the pool all deserve particular attention for families with small children or guests with reduced mobility.

The original package was promoted as move-in ready, with furniture, appliances, textiles and decorative items included. Such a specification matters to buyers planning to let the property because furnishing a holiday villa from scratch is expensive and disruptive. It does not follow that everything shown in the original package is still present, owned by the seller or in good order. Appliances are replaced, soft furnishings wear out, and rental operators sometimes bring their own equipment. The sale inventory and a technical inspection are more useful than a general claim that the unit is fully furnished.

Berawa is a practical lifestyle location, not a beachfront resort enclave. Cafés, restaurants, fitness facilities and work-friendly venues are part of the wider neighbourhood, and visitor demand brings activity into the area beyond a single holiday season. The developer advertises the beach as five to seven minutes away, without a documented travel mode or route. A Booking.com listing for Berawa Week Villas reports Berawa Beach as 1.9 miles away. Neither number promises an easy walk or a fixed journey in Canggu traffic. Buyers considering full-time use should drive the local lanes at realistic times of day and see how readily the property can be reached after rain.

The address requires more care than the neighbourhood name. Newhomes places the project on Jalan Pantai Berawa at Gang Kamelia. Holiday accommodation sites variously publish Jalan Pantai Berawa No. 101 and Gang Purnama. Urban Escape uses Gang Purnama No. 4 as its company contact address, which is not by itself evidence that all homes sit at that street number. The broader Tibubeneng–Berawa identification is well supported, but a single verifiable parcel location has not been established from the public materials. A cadastral extract, entrance pin and inspection address should match before either pricing the location precisely or recording project coordinates.

The evidence for physical completion is stronger than that for permits. Urban Escape's dated construction update says the compound was complete and ready for use in July 2025; SQ refers to short-stay availability; and identifiable Berawa Week rental listings exist on Booking.com and Airbnb. These independent traces are useful, yet they do not verify a building's approved use, the status of its construction approval or its fitness-for-use certificate. Indonesia distinguishes PBG, the building approval, from SLF, the certificate addressing fitness for use. Neither document was available for project-level inspection in this research. Equally, absence of a public copy does not prove that a document was never issued.

Urban Escape markets a 29-year land lease with priority to seek a further 25 years. The distinction between an initial contractual term and a priority extension is crucial. The promotion does not disclose the lease commencement date, the identity and rights of the landholder, the transfer mechanism or an unconditional commitment to renew on stated terms. A resale buyer would be purchasing whatever rights remain and can legally be assigned under the relevant documents. A proposed extension can have economic value, but it cannot sensibly be priced as if the additional years have already been granted.

Indonesian land ownership should not be compressed into a simple 'freehold versus leasehold' sales label. Hak Milik is an ownership title to land and cannot simply be put into an individual foreign purchaser's name on the assumption that the home is being sold internationally. Hak Pakai is a right of use, while Hak Guna Bangunan concerns building rights under a different framework. A private lease agreement is different again. Public Berawa Week marketing does not establish the underlying land title, its holder, or the exact legal interest any buyer would receive. That requires a title search, the original contractual chain and Indonesian legal advice appropriate to the buyer's circumstances.

The developer identity is clearer at brand level. Urban Escape operates the project website and is expressly named by SQ as its client. Its corporate pages display 'Urban Escape LLC' and business identification number NIB 2302220057448. An NIB is a business identifier in Indonesia; showing one on a website is not equivalent to independently confirming the registered contracting entity for this parcel. For a secondary sale, the original developer may not even be the seller. The buyer needs to reconcile the landholder, original lessor, present rights-holder, party signing the transfer and recipient of the purchase money.

Rental management is available as a service proposition rather than a verified entitlement attached to every resale. Urban Escape describes listing support, bookkeeping, repairs and owner reporting. There are also accommodation listings under other operating names, which suggests that guest-facing arrangements may differ by villa. Before relying on an existing rental stream, a buyer should see the current manager's contract, who controls the booking accounts, statements of receipts and expenses, the treatment of cancellations and refunds, and whether the manager can be replaced without losing future bookings. Historical guest reviews may stay with a listing rather than transfer with ownership.

The project's financial marketing contains an 85% occupancy figure, a 14.9% annual return and a 6.7-year payback scenario. None is an independently audited outcome evidenced by the sources reviewed. Active accommodation listings show commercial availability, not the number of paid nights over a full year or the revenue that actually reached an owner. Net performance depends on management fees, platform commissions, cleaning, pool care, electricity, repairs, replacement furniture, insurance, taxation and vacant periods. With a finished rental property, asking for twelve months of actual statements and bank reconciliations is more informative than applying an optimistic forecast to a historical sale price.

The physical inspection deserves equal weight. A private swimming pool and exposed rooftop generate enjoyment, but also create recurring work in Bali's climate: pumps, waterproofing, drainage, air conditioning and outdoor furniture all need attention. One Airbnb listing for a Berawa Week villa warns of possible daytime noise from nearby building work. That warning may no longer describe conditions today and cannot be generalized to the whole compound, yet it is a sensible prompt to look at adjacent land and current works. A ready building lets a buyer test these details before taking on the contractual obligations.

Ultimately Berawa Week suits a fairly specific purchase objective: a compact two-bedroom house with private outdoor amenities in a busy, established part of Canggu. Its design and evidence of rental use give the project more substance than a speculative launch, while the exhausted primary inventory limits how it can be bought. The next decision is not whether the old developer yield is attractive. It is whether a real resale unit exists, what enforceable interest it conveys, how long that interest lasts, how the villa is currently performing and what it will cost to hold and operate after transfer.

Unit types & sizes

Type A — two-bedroom villa

The larger of the two published layouts, with two en-suite bedrooms, a private pool and a usable rooftop. The developer's final site plan identifies five Type A villas. A resale buyer should compare the published area and furnishing specification with the as-built records and the particular house being offered.

Type B — two-bedroom villa

The smaller layout retains two bedrooms with their own bathrooms, a private pool and a roof terrace. Two Type B homes appear on the developer's final plan. The difference in advertised floor area should not be treated as a measured difference in usable interior space without checking the individual unit's plans.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: Someone who prefers to assess a completed property and can inspect the pool, roof, fittings, utilities and neighbourhood before deciding whether the unit is worth buying.; A couple or small family seeking two en-suite bedrooms and private leisure space, with an active neighbourhood close by rather than a sprawling garden or isolated compound.; A rental investor willing to examine actual operating accounts, contractual management fees and recurring maintenance costs rather than relying on advertised occupancy or modelled payback.; A resale buyer able to commission a clean legal-document review for one identified villa, including the current rights-holder, remaining lease term and transfer permissions.; A buyer expecting an unsold developer unit at the advertised starting price: the official plan marks the entire initial stock sold, and no fully documented resale availability was verified.; Anyone who needs land title in their own foreign-individual name or a guaranteed additional lease term without examining the actual contract and legal structure.; Someone prioritising a single-level home, unusually quiet surroundings or substantial private gardens; the compact layout and Berawa streets are not designed around those requirements.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The precise plot and coordinates are unresolved. Newhomes gives Jalan Pantai Berawa/Gang Kamelia, while accommodation listings use Jalan Pantai Berawa No. 101 or Gang Purnama, also published as the developer's contact address. A title-linked location and entrance pin are needed before placing an exact map marker. Urban Escape advertises a 29-year contractual land lease and priority for a further 25 years, but the commencement date, land title, parties and transfer rights have not been reviewed. Project-specific PBG, SLF and permissions for visitor accommodation were not obtained. The corporate NIB shown on the site has not established the registered legal counterparty for an individual sale. The final developer plan gives seven villas of 137/147 sq m, whereas a 2024 SQ design presentation said eight at 120 sq m and another directory quotes at least 220 sq m without defining the measurement. All developer stock is listed sold; current resale pricing, actual audited occupancy and financial returns remain unverified.
