The homes are already built and developer sales are closed, so this is now a resale proposition rather than an off-plan purchase. That changes what matters. A buyer is not choosing a standard villa from a launch brochure; they are assessing an individual house that may have been renovated, extended, refurnished or maintained very differently from its neighbour. The private pool, garden, land plot, building condition and legal paperwork all sit at property level. Even two houses that started with the same layout can therefore deserve very different prices a decade later.

The project identity is reasonably clear across Thai and international sources. Seabreeze Villa Pattaya, Sea Breeze Villa Pattaya and the Thai name ซีบรีส วิลล่า พัทยา all point to the same estate, with matching location, imagery and original villa types. No separately documented phase or tower-like sub-project appears in the material reviewed. The inconsistencies are numerical rather than identity-related: some databases use 45 homes, others 46, and completion is variously recorded as 2015 or April 2016. Those differences do not justify splitting the development into multiple projects. They do justify keeping the conflicting figures visible rather than inventing a single synthetic answer.

VSPN Property is the best-supported developer attribution. Home.co.th identifies บริษัท วีเอสพีเอ็น พร็อพเพอร์ตี้ จำกัด as the project owner, while DDproperty and ThinkOfLiving also name VSPN Property. Some English-language aggregators instead put Nawarat Patanakarn in the developer field, even though their project descriptions refer back to VSPN Property. Historical Nawarat disclosures help explain why both names appear: VSPN Property was described as a property-development and villa business in Bang Lamung, and Nawarat held an interest in the company. The registry therefore uses VSPN Property as the project developer while preserving the Nawarat attribution as a source discrepancy rather than silently choosing one portal label over another.

For the physical address, the current evidence is unusually consistent. Mapping results and resale listings place the estate at 162 Moo 2, Sukhumvit Road, Bang Lamung, Chon Buri 20150, and independent project coordinates cluster around 13.0093, 100.9295. The development sits on the seaside side of the Sukhumvit corridor in Bang Lamung and is marketed within Pattaya, although the administrative address is Bang Lamung rather than central Pattaya. Older directions are less consistent: one project description tells drivers to use Soi Bang Lamung 14, while another places the estate next to Soi Bang Lamung 16. The dossier therefore uses the full Moo 2/Sukhumvit address and does not pretend that one soi number has been conclusively established.

The strongest project-scale source gives 45 homes. Home.co.th also records a site of 19 rai 1 ngan 62 square wah, original plots of roughly 116–152 square wah and a broad usable-area range of about 250–350 sq m. FazWaz also describes 45 residences, while DDproperty and ThinkOfLiving use 46. Those numbers are close enough to describe the same low-density estate but not close enough to average. More importantly, the original project ranges should not be used as substitutes for the legal measurements of a resale property. Current listings include homes with different built areas and bedroom counts, so the land title, registered plans and the actual structure matter more than the estate-level marketing specification.

The original line-up included several named house designs. Home.co.th presents Sweet Breeze and Fresh Breeze as three-bedroom, three-bathroom homes with two parking spaces, and Serene as a four-bedroom, four-bathroom design with two parking spaces. FazWaz also lists a Cool Breeze three-bedroom type. Published floor areas are much less reliable: FazWaz and ThinkOfLiving assign materially different sizes to the same names, and even the bathroom count for Sweet Breeze is not identical across those profiles. Rather than turn inconsistent portal data into a false sense of precision, the unit cards retain the stable bedroom formats and leave the disputed type-by-type areas out. For an actual resale purchase, the selected house's title and plans should be treated as the working specification.

Private swimming pools are part of the estate's original proposition and remain a defining feature of the resale stock. That is attractive for an owner-occupier who values privacy, but it also moves maintenance responsibility closer to the homeowner. A viewing should go beyond the appearance of the water and finishes: pump and filtration condition, leaks, drainage, external surfaces, roof condition, air-conditioning and garden maintenance can all change the first-year cost of ownership. This is not a claim that Sea Breeze has systemic defects. It is the practical difference between buying an individual house with its own systems and buying a condominium where a larger share of building infrastructure is managed collectively.

The shared amenity package is relatively straightforward. Multiple sources repeat a clubhouse, communal swimming pool, fitness area, landscaped or garden space, parking and security, with CCTV also appearing in FazWaz and DDproperty. In a mature estate, however, an amenity list is only the starting point. Buyers should see how the facilities operate today, not assume that every feature looks or functions as it did at launch. The current common fee, any arrears attached to the property, estate rules and planned major works also affect the true cost of ownership. A secondary source publishes a maintenance-fee figure, but no fresh primary statement was found, so the amount is deliberately excluded from the registry.

Pricing illustrates why a resale estate has to be evaluated house by house. DDproperty inventory checked on 9 September 2026 included a lower asking price of THB 8.49 million, alongside other houses at roughly THB 9.9 million, THB 11.9 million, THB 12.9 million and higher. Home.co.th still shows the project's historical launch-level starting price of THB 15.84 million, but that belongs to a different sales period and should not be compared directly with today's individual resales. A low asking price can reflect plot size, renovation needs, bedroom changes, furniture, urgency, title details or simply the seller's strategy. The THB 8.49 million figure is therefore a market entry point, not a valuation of the estate.

Land ownership is the most important structural issue for a foreign buyer. A villa sale combines a house with a land plot, and foreign purchasers should not assume that the land can be registered directly in their personal name in an ordinary transaction. A workable structure may involve a registered land lease with separate rights to the building, but the lease term, renewal language, assignment, inheritance and termination provisions have to be checked in the actual contracts. One current FazWaz resale advert identifies Thai land ownership and a Chanote title, Thailand's strongest registered private land-title form. That is useful evidence for that property only. It does not establish that every home in the estate has the same title, owner or foreign-buyer structure.

A resale due-diligence pack should therefore be property-specific. The buyer needs the land title, the registered owner's details, boundary information, building documentation, encumbrance checks, estate-fee position and the rules that apply to the community. If a house has been materially extended or reconfigured, the actual structure should be compared with the permitted and registered plans. None of that implies that unauthorised work has been identified at Sea Breeze Villa Pattaya; it reflects the reality of buying an occupied villa estate rather than a uniform new launch. Cosmetic upgrades are easy to photograph. Legal scope, structural condition and recurring obligations are the parts that most often determine whether an attractive house remains attractive after transfer.

Sea Breeze Villa Pattaya makes the most sense for someone who wants a completed seaside-area home with a private pool and more separation from neighbours than a high-rise condominium can offer. The advantage of a mature project is visibility: the streets, shared facilities, surrounding environment and the actual house can all be inspected before committing. The trade-off is greater variation between properties and a more involved ownership review, especially for a foreign buyer dealing with land. It is better approached as a collection of individual resale opportunities inside one established estate than as a single investment product with one yield or one 'correct' price. The strongest purchase will be the house whose legal package and physical condition support the asking price.

Sea Breeze Villa Pattaya consists of houses on individual land plots. A foreign buyer should not assume that the land can be registered directly in their own name; a normal transaction requires the land tenure and the separate ownership rights to the house to be checked in the actual documents. Current listings include Thai-ownership properties, and one resale listing identifies a Chanote land title, but those details apply to individual lots rather than establishing one project-wide structure.
