Why this project is worth a look
Family-sized homes
The two house types currently shown by the developer provide 127.5–145 sqm of internal space, three or four bedrooms, three bathrooms and two parking spaces. That gives families a meaningful step up from an apartment without automatically moving into the pricing of large private villas. The plot still matters: two houses with the same internal plan can feel very different depending on land size, position, privacy and surrounding traffic inside the estate.
Employment-corridor location
This is a Laem Chabang–Bang Lamung location, not a central Pattaya resort address. Buyers connected to the port, industrial estate, Sriracha or northern Chon Buri employment zones may find that more useful than living closer to the beach. Buyers choosing Pattaya for walkability, seafront access and nightlife should treat the roughly 20 km distance to central Pattaya as an everyday trade-off rather than a minor detail.
Established developer
Narai Property states that it has operated since 1984 and its public portfolio spans houses, townhomes, condominiums and serviced residences. That history gives a buyer more to investigate than a single new-project brochure: previous developments, management approach and the developer's current operating presence can all be checked. A long track record is not a guarantee, but it reduces the information gap around who is standing behind the project.
Price needs context
Current listings start around THB 2.75M while the developer still markets a broad 'from THB 2M' entry point. Those figures should not be compared until the exact house, plot size, construction stage and included specification are known. A lower headline can reflect a different product or campaign rather than a like-for-like bargain. The decision should be based on a dated quotation for a named house, not the lowest number appearing on a project page.
About the project
NARA TOWN Laem Chabang is a low-rise residential community by Narai Property in Bang Lamung, on the northern side of the Pattaya urban area and within the broader Laem Chabang catchment. It is not a beachfront resort compound and it should not be approached like a holiday condominium. The product is fundamentally about everyday living: two-storey homes, private plots, parking, shared facilities and road access to employment, shopping, healthcare and the industrial corridor. The developer describes the community as containing detached houses, semi-detached houses and townhomes rather than one uniform housing type. That distinction matters. A buyer is not choosing a generic unit in a tower; they are choosing a particular house, plot and legal package. The project-level profile helps establish the setting, but the actual decision should be made at house level, with the plot position, title documents, specification and handover status checked for the selected property.
The developer's current detailed project page states a site area of 30 rai and 315 homes, with plot sizes shown at roughly 20 to 44 square wah. The two house plans now displayed on that page are Louis at 127.5 sqm and Xavier at 145 sqm. Louis is shown with three bedrooms, three bathrooms and two parking spaces; Xavier with four bedrooms, three bathrooms and two parking spaces. These are substantial family layouts compared with a typical city condominium, but the value proposition is different from buying apartment space. The buyer is also taking on a plot, private exterior areas, parking and the obligations that come with a landed home. Comparing the project only on a price-per-square-metre basis would miss much of what drives value from one house to another, including plot position, frontage, orientation, upgrades and the condition of the surrounding part of the estate.

Location is central to whether the project makes sense. NARA TOWN Laem Chabang is better understood as a Bang Lamung–Laem Chabang home base than as central Pattaya housing. The developer gives approximate distances of 1.3 km to Route 3009, 2.5 km to Sukhumvit Road and 6.2 km to the motorway. The entrance to Laem Chabang Industrial Estate is listed at about 5.3 km, Harbor Mall and a large Lotus at around 5 km, and Kasetsart University's Sriracha campus at 9.8 km. Central Pattaya is listed at roughly 20 km. For someone whose daily routine is tied to Laem Chabang, Sriracha or the northern Chon Buri employment corridor, this geography can be more practical than a tourist district. For someone who expects to walk to the beach, restaurants and nightlife, it is the opposite: the location becomes a clear trade-off and regular car use is likely to be part of daily life.
Shared facilities include a clubhouse, swimming pool, fitness room, landscaped garden, a work area and 24-hour security with CCTV. For a family using the property as a primary home, those amenities can make the community easier to live in than a stand-alone house on a public street. They also create recurring obligations. Pools, landscaping, security and common roads need to be maintained, and the management model matters as much as the original design. We did not find a sufficiently reliable current common-fee figure in the live source set to publish it as a confirmed project fact. Before reservation, the buyer should obtain the current fee schedule, community rules, what the fee covers, who manages the estate after handover and whether there are any outstanding or one-off charges connected to the selected house.
As of 9 September 2026, Narai Property still lists NARA TOWN Laem Chabang in its active catalogue and marks it as under construction. Some major portals, however, describe the project as completed or ready to move, with completion years around 2024 or 2025. In a landed estate these statements can coexist if completed homes are being occupied while other houses, sections or common works continue. The useful question is therefore not 'is the project finished?' but 'is this house finished and legally transferable now?' A buyer should confirm the house number or plot number, physical completion, utility connections, defect rectification status, contractual handover date and whether the transfer can be registered immediately. A project-wide status label is too coarse to answer those questions.
Pricing also needs to be separated into current market evidence and broad advertising. The developer's live catalogue still shows a headline entry point of 'from THB 2M'. Current FazWaz inventory checked on 9 September 2026 starts around THB 2.75M and rises with house type and listing. Older project reviews published a launch price near THB 2.29M, but that number is historical and should not be treated as today's available price. For the registry we therefore use THB 2.75M as a lower current listing anchor, while keeping the developer's THB 2M message as a sign that there may be a campaign, a different house specification or a limited offer. The only price that matters for a transaction is a dated quotation tied to a specific house, plot size, included specification, discount structure and transfer costs.
Foreign ownership requires a different level of scrutiny from a condominium purchase. These homes are tied to land. Thai law generally restricts direct foreign ownership of land, subject to narrow statutory exceptions that are not the normal route for a mass-market home purchase. One portal labels the project tenure as freehold, but that label should not be read as confirmation that a foreign individual can register the underlying land in their own name. The selected plot's title document, registered owner, rights to the building and the proposed legal basis for using the land all need to be reviewed together. If a structure involves a long lease or another arrangement, its term, registration, renewal language, inheritance consequences and transferability should be checked in the actual contracts. A nominee-shareholding workaround is not a substitute for a lawful ownership review.
The strongest case for NARA TOWN Laem Chabang is practical rather than promotional: family-sized accommodation, a relatively accessible Chon Buri entry price and proximity to a large employment corridor. The project is more compelling for a buyer who values space and road connectivity than for one seeking a turnkey resort investment. It also demands more house-level diligence than a standardized condominium. Plot size, house type, actual completion, orientation, neighbouring plots, finish specification, utilities and land documentation can materially change the quality of the purchase even when two homes share the same project name. If those details line up, the estate can make sense for long-term living in the Bang Lamung–Laem Chabang area. If the goal is straightforward foreign freehold, walkable central Pattaya living or passive short-stay rental, other property formats may be easier to own and operate.

This is a landed-home project. A portal's freehold label does not mean a foreign buyer can automatically hold the underlying land in their own name. Thai law generally restricts direct foreign land ownership, so the land title, registered owner and the legally available structure for the building and land use must be checked for the specific house.
Unit types & sizes
The current detailed project page shows Louis as a two-storey home with three bedrooms, three bathrooms and two parking spaces. Project-wide plot sizes are advertised in a 20–44 sq.wah range, but the land area for a selected house needs to be tied to its plot number in the quotation and contract. A buyer should also review the actual ground-floor layout, kitchen arrangement and usable rear-plot space rather than relying on the type name alone.
Xavier is the larger of the two house types currently displayed on the detailed project page, with four bedrooms, three bathrooms and two parking spaces. It can suit a household that needs a separate office or guest room, but the extra 17.5 sqm of internal area should not be evaluated in isolation. Plot position, driveway conditions, neighbouring houses and the asking price of the specific property may have a bigger effect on everyday usability and resale appeal.
Another live Narai Property page still carries an older three-plan set — Louis 127.5 sqm, Xavier 145 sqm and Cavelle 161 sqm — and the bedroom counts there differ from the current detailed project page. The registry therefore uses only the two types shown on the current detail page. Cavelle availability and the exact room configuration of any selected house should be confirmed against a fresh quotation and plan.
