Why this project is worth a look
An eight-home scheme
The project is unusually small, which can suit a buyer who prefers a quieter residential setting over a large gated estate. The trade-off is equally clear: there is little evidence of shared lifestyle infrastructure, so most of the value sits in the house itself rather than communal facilities.
Space before amenities
The official product is a three-bedroom, four-bathroom home of about 200 sqm, advertised from THB 2.9 million. That gives a family or home-based professional a substantial amount of usable indoor space, but the buyer should budget separately for the real costs of maintaining a house and its plot.
A road-led location
Bang Lamung 39 connects into the Highway 36 corridor, with the project also promoting access toward Sukhumvit and Motorway 7. The location is more compelling for regular travel between Bang Lamung, Pattaya and Laem Chabang than for a beach-first, car-free lifestyle.
Diligence over branding
We could not verify a public developer or legal project company. That raises the importance of transaction-level checks: land title, registered owner, seller identity, contract counterparty, payment account and the actual condition of the selected home.
About the project
Baan Suan Sai is a very small residential scheme of eight two-storey semi-detached houses on Bang Lamung 39 in Chon Buri. The current official site presents one clear core product: three bedrooms, four bathrooms and about 200 sqm of internal space. Its project FAQ also states two parking spaces and an additional multipurpose room. This is not a resort compound built around shared pools, club facilities or hotel-style services. The proposition is much simpler: a substantial house, enough rooms for everyday family use, and private parking in a road-connected part of Greater Pattaya.
The eight-home scale matters. A buyer is not entering a large master-planned estate with hundreds of neighbours and a long list of shared amenities. That can be attractive if the priority is privacy and usable space, but it also means expectations should be set correctly. We found evidence of CCTV at the project entrance in independent listings, but no reliable public confirmation of a communal pool, gym, clubhouse or managed rental programme. Baan Suan Sai therefore makes more sense to assess as a practical home purchase than as a hospitality-led investment product.

This is a driving location rather than a walkable holiday address. The project sits on Bang Lamung 39. A Bang Lamung municipal road register shows this road running between Highway 36 and the railway, while the project's own material highlights access toward Sukhumvit Road, Motorway 7, Laem Chabang and Pattaya. That geography can work well for an owner who commutes across the northern Pattaya–Laem Chabang corridor. It is less convincing for someone whose main requirement is to walk to the beach, a central shopping district or Pattaya's tourist core without relying on a car.
The current official price anchor is THB 2.9 million. A matching private FazWaz listing for a three-bedroom, four-bathroom, 200 sqm house is advertised at THB 2.99 million, while older third-party listings have appeared at higher asking prices. Those numbers should not be blended into an artificial average. In an eight-home project, the price of an available property can depend heavily on the particular plot, fit-out, furniture, condition and whether the seller is the project or an individual owner. THB 2.9 million is therefore best treated as today's advertised lower starting point, not as a guaranteed price for every house.
The completion status is one of the few areas where public sources disagree. The project's own FAQ, published on 23 June 2025, says the houses are ready for immediate occupancy. FazWaz and Dot Property still carry off-plan or under-construction labels. We have followed the primary source and classified the scheme as completed, but we did not find a public handover date or completion certificate. For a buyer, this disagreement is easy to resolve at property level: inspect the actual house, check utilities and access, and review the documents that support handover rather than relying on a portal status tag.
The developer identity remains unresolved. The live project website, its privacy notice, FazWaz, Dot Property and broader English and Thai searches do not disclose a developer brand or the legal project company. That is not evidence of illegality; it is simply a gap in the public record we could verify. In a small house development, the more important diligence question is often who owns the land and who is legally selling the property. Before paying a reservation, the buyer should be able to match the land title, seller, contract counterparty and payment account to a coherent legal chain.
Foreign ownership also needs to be approached differently from a condominium purchase. A foreign individual is generally not permitted to hold Thai land freehold in their own name. Thai law can allow separate ownership of a building and registered use of land under a lease, but the exact structure and term must be documented for the selected property. One current listing for Baan Suan Sai states that its plot has a Chanote title, Thailand's principal registered land title. That is useful evidence for that particular house, but it does not prove that every plot in the project has identical title history or that a ready-made foreign-buyer structure exists.
There is also an identity trap around the name itself. Suan Sai is an older local place name in this part of Bang Lamung: the municipal road register records Suan Sai as a former name associated with Bang Lamung 39 and also references a Suan Sai village on Bang Lamung 39/3. That means a listing using similar words cannot automatically be treated as part of the present eight-house scheme. We excluded a five-bedroom FazWaz listing that had been grouped under Baan Suan Sai because its own description names Baan Suan Rungroj in Naklua. The dossier therefore follows the official current project and the matching three-bedroom product only.

Ownership format
These are houses sold with land plots. As a general rule, a foreign individual cannot hold Thai land freehold in their own name. The project does not publish a dedicated foreign-buyer structure. One current listing states that its specific plot has a Chanote title; for any selected house, the landowner, title, sale contract and lawful structure for building ownership and land use need to be checked separately.
Home types & sizes
Two storeys, an additional multipurpose room and two parking spaces are stated in the project's official FAQ. The layout is geared toward everyday use rather than short-stay resort living: three proper bedrooms can remain bedrooms while the extra room is used for work, storage or guests. Plot size and included specification need to be checked for the individual house.
The official project material presents one core three-bedroom house type. A current private listing states a 45-sq-wah plot and Chanote title for its individual home, but those details are not treated as standard across all eight properties without a verified site schedule. A five-bedroom property grouped under the project by FazWaz has been excluded because its own description identifies Baan Suan Rungroj in Naklua instead.
